5 Homes in Henderson Nevada You NEED to See

Listing #1 – 2265 Coral Ridge Avenue, Henderson – Green Valley Ranch
This is my list that I have on the Green Valley Ranch Estates market priced at $2,500,000. And what I love about this listing is it’s unique. It has an indoor pool, which you rarely find in Las Vegas or Henderson. It’s located in the guard gated Green Valley Ranch Estates, which is a very small community of custom homes with only around 80 homes in the neighborhood. This one is a beautiful custom home with two primary suites, one upstairs and one down, a spa-inspired primary bathroom and a wine bar. It has 7,010 square feet on almost half an acre. That square footage does not include the indoor pool, which brings it closer to 10,000 square feet. It has 6 bedrooms, a den, 9 bathrooms and a 4-car garage. It’s got a private casita with separate entrance, one-of-a-kind indoor pool and spa. It is a guard-gated community with two HOAs. The sub is the Estates at Green Valley Ranch, which is $441 a month, and Green Valley Ranch Master is $75 a month.
Green Valley Ranch is one of the first master planned communities in Henderson. It has walking trails, parks, and the amazing schools built in. And it has the District at Green Valley Ranch which I talk about a lot in my videos as it is one of my favorite places in Henderson with some of the shops that I love there, like Lululemon and Anthropology, and restaurants such as North Italia and Echo and Rig plus my husband’s favorite restaurant, which is Settebello Pizza.
It is connected to the Green Valley Ranch Casino, Resort and Spa with Hank’s, Pizza Rock and movie theatres.
Listing #2 – 29 Golfcrest Court | Anthem Country Club
This is another one of my listings in Anthem Country Club. It is a single-story home with 4,025 square feet and listed at $2,100,000. It is a really popular Pembroke model Which is kind of like the evolution of the Cantata model both are very popular floor plans in here. I live in Anthem Country Club in the Cantata version and I absolutely love it.
This home sits on a premium one-third acre lot, the home owner loves his rear yard with the beautiful pool and waterfall right on the 1st green of the Anthem Country Club Golf Course, and the views are incredible, golf course views and Las Vegas Strip views. The kitchen has been updated with quartz countertops with a waterfall edge, new GE Café ovens, and a walk-in pantry.
Anthem Country Club is very desirable, and buyers watch for homes to come available in the community. We call it “the bubble.” Once you’re in Anthem Country Club, you really don’t want to leave. My husband and I walk our dog on the three-mile loop all the time, and you’re always seeing neighbors out, walking, biking, just enjoying the community. We’ll meet friends at the club, grab dinner, and it just has such a great feel.
I am seeing a lot of activity right now and demand pick up. My listing on 3 Pine Hollow, which is the same model just went under contract, and I just closed escrow on 33 Plum Hollow, which is another slightly smaller single-story.
And I do have another listing coming on the market soon, it’s a Crescendo model, which is very similar to the Cantata, just a little bit smaller at 3,592 square feet. That one is fully remodeled.

Listing #3 – Blue Heron Canyon Residences | Ascaya
The new Ascaya model homes at the Blue Heron Canyon Residences. I have made several videos about Ascaya and the Canyon Residences but now that the models are open it is completely different. When I walked through them, I literally thought, okay, do I remodel my home… or do I just move here? Because I fell in love with them. They are that beautiful.
These are designed for single-story style living, even though they’re stacked residences, and they have these sweeping canyon and mountain views. The tall 12-foot ceilings, and the motorized pocket doors open everything up to these expansive covered terraces with outdoor kitchens, it’s that true indoor-outdoor living that Blue Heron is known for.
The floor plans are so well thought out. You’re looking at about 3,400 to over 4,400 square with dual primary suites and every bedroom has its own en-suite bath and large closet. The main primary has a fireplace and a morning bar,
And then the kitchens have Sub-Zero and Wolf appliances, beautiful marble waterfall island a glass-enclosed wine display. It’s just stunning and perfect for entertaining. The high-end finishes include Brizo and Kohler fixtures, custom cabinetry, Crestron automation
What really stands out to me is the lifestyle. The entire community is built around wellness. You’ve got multiple resort-style pools, wellness parks and decks for yoga and meditation.
Plus you get all of the amenities within Ascaya too. The clubhouse, pool, spa fitness center, tennis, pickleball, food and beverage. Ascaya is a smaller community with less than 500 homes, so you don’t feel like you’re competing with hundreds of people to use the gym or the amenities. It almost feels like your own private space, which is rare specifically if you compared to Anthem Country Club which is 3 times the size or MacDonald Highlands which is easily 5 times the size.
There are several standing inventory homes available currently at the Canyons with move-in ready options. The master HOA for Ascaya is $1,200 a month then the sub HOA for the Canyons is $675, but it includes all those amenities and there’s no additional social or other membership required for access to the club house, gym pickleball courts, pool, spa dog park and individual pools and Wellness areas.
Blue Heron communities are so beautiful. I’m currently in Blue Heron University, which is by invite only. I was invited about a year ago and just hadn’t had the time to participate, and now I finally am. And the more I learn about them, the more I realize they are not like any other builder in Las Vegas. They design their homes taking into consideration the views, where the sun will be during the day and night, moving walls or setting the home on the lot in a certain way to best take advantage of the views and lifestyle. Listing #4 – 2747 Paradise Road, Unit 1601 | Three Turnberry Place
The fourth home is 2747 Paradise Road, Unit 1601, located in Three Turnberry Place. This is a listing that I just put on the market for $999,999, just under $1,000,000. Turnberry Place is an ultra-luxury, guard-gated high-rise community and each individual building also has their security., It is located on the strip. This is really for that Las Vegas Strip lifestyle and being close to the energy, the entertainment, the restaurants… all of it.
Walking in, the first thing that stands out are the floor-to-ceiling windows. This is an E unit, which is one of the most desirable floor plans because of the views. It looks out toward the Las Vegas Strip, the Sphere, the Stratosphere, and the city lights and at night, it’s just incredible.
The home is 2,805 square feet with 3 bedrooms and 3 bathrooms and located on the 16th floor. It does come with an included parking space in the parking garage. Home #5 – LIVV Neo Community | Henderson
Alright, so the final one I want to talk about is the new LIVV Neo community here in Henderson. The models will be finalized this month so you want to check these out! This is not your typical development. This is a community that my partner, Ellen and I are really excited about. She was involved early on and had one of the model homes listed when they were first being developed.
This community is really unique. One of the biggest differentiators here is technology. These homes are powered by Tesla solar with Powerwall systems included, so they’re designed to be net-zero ready and what that really means is these homes are designed to actually produce as much or more energy than they use. So it’s not just solar panels, it’s a full system. Each home includes Tesla solar and Powerwall battery storage, so energy is generated during the day and stored for use at night.
These homes are also AI-powered, which is something that’s very new in residential real estate. The way it’s designed is the home learns behavior over time, things like temperature preferences, lighting, even daily routines and then starts to automatically adjust. They describe it as the home having a “brain and nervous system,” with sensors throughout that are constantly learning and responding. So, it’s really a completely different level of smart home it’s not just controlling things, it’s actually adapting.
It’s really that next level of living where everything is more efficient and forward-thinking. The community is a guard-gated neighborhood with about 80–90 homes, so it’s very private and not a large master plan. The homes are positioned to take advantage of panoramic Strip views, mountain views, or the surrounding desert landscape.
Pricing generally starts right around $3 million and can go up to around $7 million, depending on the size, floor plan, and upgrades.
There are different interior design packages to choose from, and you can customize the floorplans. One of the floor plans that really stands out is the Velour model, right around 3,000 square feet, and then larger plans like the THIA model, which goes over 4,000 square feet with larger garage space and more flexibility. The homes themselves are very clean, modern, and customizable with different interior design styles to choose from, which makes it feel more like designing a custom home, but with a much more streamlined process.
The HOA is currently $270 a month, and the community will include features like security, a pet park, and smart community integration.
What I’m seeing right now is buyers are really starting to look at these newer, more modern communities like Neo, especially if they want something different than the traditional guard-gated communities.
