New Construction Builders In Henderson, NV I Recommend You Look At

Not all new construction in Henderson is created equal. I’ve walked hundreds of model homes, negotiated with builders, and seen what happens after buyers move in. So today I’m sharing the builders I actually recommend you look at in 2026, and more importantly, which type of buyer each one is best for.

If you were buying new construction, what would matter most; price, quality, design, or incentives?

WHAT TO KNOW BEFORE CHOOSING A BUILDER

One of the biggest mistakes I see buyers make when they’re looking at new construction homeS is assuming that all builders are basically the same. We have everything here from high-volume production builders to semi-custom and fully custom luxury builders. Some builders, like KB offer more standard finishes, limited structural options, and fewer custom touches included but this helps keep the prices attractive to many buyers and a more affordable range. Some builders like Blue Heron offer customizable options but can increase the price when you start adding in those upgrades.

In 2026, builders are still offering strong incentives like paying all the buyer closing cost, offering rate buy-downs, and design center allowances. I have had buyers who got all their closing costs paid and 4% interest rate when using the builder’s preferred lender. We also have builders offer money off lot premiums and upgrades. Lot premiums range from a few thousand dollars for a slightly better location to hundreds of thousands for a view lot or Strip views. Many builders are willing to negotiate on the lot premium for buyers. During the market slowdown in 2008 we saw builders negotiate on the base price. What happened is then the buyers who were in escrow on a previous phase at a higher price started cancelling. They didn’t want to be in escrow on a property where the builder is offering a lower base price for current phase. So now, builders have learned their lesson and will rarely reduce the base price. They offer the incentive on buying down the interest rate, lot premiums and upgrades but rarely on the base price. I find builders are willing to offer the most incentives for standing inventory homes or properties near completion.

And finally, let’s talk about building times in 2026, because that’s changed a lot over the last few years. During the pandemic, timelines were all over the place. We saw 12 to 18 month builds and constant material delays. Thankfully, things are much more stabilized now. Most production builders in Las Vegas and Henderson are currently averaging around four to six months. New construction does not mean everything is perfect. What matters most is communication and having someone representing you who how to help negotiate and deal with the builder if problems come up. That’s where experience really makes a difference.

BUILDER #1: Toll Brothers

Let’s start with Toll Brothers, because they are one of the most recognized higher-end production builders in Las Vegas and Henderson. What Toll does exceptionally well is design. Their floor plans are open, and their finishes tend to feel elevated even at the base level. Their design studios offer a wide range of options that feel more custom than cookie-cutter. They also tend to build in gated communities and more luxury-oriented neighborhoods, which adds to long-term appeal.

I love Toll Brothers homes. They are a great fit for move-up buyers, someone selling their first or second home and ready for something that feels more refined. Because Toll Brothers offers a lot of high-end finishes even as their standard options, every home in the community is upgraded so because of this the communities are desirable and the homes tend to keep strong resale value. Toll has brand recognition, and that absolutely matters when you go to sell. Buyers know the name. Appraisers know the name. And for clients who want the upgraded features, Toll Brother’s homes tend to check a lot of boxes.

Now here’s the reality check. You are going to pay a premium for that name and for that design quality. Their homes are beautiful, but usually the prices start higher than other communities with similar size homes. They offer a lot of terrific upgrades which can add up quickly. I’ve had clients walk into the design center thinking they’ll keep it simple, and before we know it, we’ve added a significant amount to the final price because the options are just so well presented. You pay for elevated design and reputation. If that is what you are looking for, Toll Brothers homes are fantastic option. They offer Townhomes with the Toll Brother at Inspirada Amiata Collection. In Lake Las Vegas, there is the gated Bella Strada and Incanta Lago Communities. In Summerlin Toll Brothers at Ascension offers luxury homes in the $2,000,000 price range. At Elkhorn Grove in Northwest Las Vegas there is the Regalia and Sentinel Collections.

BUILDER #2: KB Builders

KB is known for building smaller footprint homes that are functional and efficient. They tend to maximize square footage well. I’ve had first-time buyers walk into a KB model and say, “This feels bigger than it is.” That’s smart layout design. You do get a larger home for the money. They also allow buyers to personalize a lot of their finishes. You walk into their design studio, and you get to choose your cabinets, countertops, flooring, and elevations, even at a more entry-level price point.

Because KB keeps pricing competitive, the base price is very basic. Unlike Toll Brothers, the KB standard features are very basic. Many of the features’ buyers assume are included like upgraded flooring, extended patios, or premium cabinets are upgrades. So, the final price can climb quickly if you’re not careful. I’ve seen buyers start at an attractive base price and then add $40,000–$60,000 in design upgrades without realizing how fast it happens. I always tell my clients: go in with a plan. Know your upgrade budget. These homes work well for first time buyers, buyers looking for affordable options. KB has the Landings and Gardens communities at Inspirada. The new Liberty and Peaks are coming soon at Meriden which is near Stephane Street and Galleria and new homes at the Landings and Reserves at Caspian Bay near Mountain’s Edge. I have clients that just purchased at the Landings at Alton in Summerlin and have terrific strip view.

BUILDER #3: Blue Heron

What They Do Best

Blue Heron homes luxury custom and semi-custom homes and are known for the indoor – outdoor living where you can open the sliding door and enjoy the outdoor spaces as part of your living space. They are very modern with contemporary, clean finishes. Blue Heron homes feature high-end finishes and custom touches that you don’t always see in typical production homes. Some communities offer options with a 2nd or 3rd level, rooftop deck, unique layouts, or expanded terraces.

They build in with lifestyle amenities like golf courses and walking paths and club houses.

Blue Heron has The Canyon residences at Ascaya. In Lake Las Vegas they offer homes at Strata and Arvada at Lake Las Vegas, Velaris at The Island or lakeside living at Shoreline at Lake Las Vegas. They have homes at Prado in Section 10 on the west side of Las Vegas. Of course, they offer custom homes in some of the most prestigious guard gated communities such as Ascaya, MacDonald Highlands, Southern Highlands, Lake Las Vegas, Summit and the Ridges.

BUILDER #4: Lennar

What Lennar does extremely well is value and efficiency. Their “Everything’s Included” package is one of their biggest strengths. When you walk into a Lennar home, a lot of the features that would normally be upgrades with other builders are already included things like quartz countertops, stainless steel appliances, smart home features, and decent flooring packages. For buyers who don’t want to spend hours in a design center making hundreds of decisions, Lennar can feel simple and straightforward. What you see is often what you get. Their build timelines also tend to move faster because they streamline selections and build in volume. That’s really helpful for buyers who need to move quickly.

Lennar is often a great fit for first-time buyers, families who need space, or anyone watching their budget closely but still wanting new construction. I’ve helped a lot of young families get into Lennar homes because the price per square foot can be very competitive. You can often get more space for your money compared to some higher-end builders

Because Lennar builds in higher volume and focuses on efficiency, you won’t get as much customization. Floor plans are more standardized. Design options are more limited. I always tell clients, Lennar is about smart value. If you want something that maximizes square footage, provides a lot of included features, and makes it easy to stay in a set budget, Lennar can be a very solid choice. Lennar is currently building in Cadence and in Inspirada with the Lucere Place community offering two story homes.

OTHER GREAT BUILDERS:

Some other great builders that are selling new homes in Henderson that you should know about. Del Webb is building 55+ age restricted new homes in Lake Las Vegas. It is a guard gated community with pickleball courts, club house and views of the Lake. Century Communities, D.R. Horton and Woodside are some of builders offering new homes in Cadence. Homes has communities such as Montview Estates that appeal to buyers looking for value and practical design. And for those looking for ultra-unique, high-end living, Livv Homes is building in exclusive pockets like the NEO community powered by technology with AI and Tesla.

HOW TO COMPARE BUILDERS

When you’re comparing builders, the biggest mistake I see people make is shopping only by base price. That base number on the website is almost never the number you’re going to pay closing. Once you factor in lot premiums, structural options, design upgrades, and even closing costs, that “great deal” can look very different. Builders can print out a list of options and costs if you are very interested in a specific floor plan so you have idea of what the additional upgrades will cost you.

And finally, understand resale history. Not all builders hold value the same way. Brand recognition, community reputation, floor plan design, and build quality all affect resale strength. I always look at how previous phases in that community have performed. Are they appreciating? Are they sitting? Are buyers specifically searching for that builder’s name? That tells you a lot.

At the end of the day, choosing a builder isn’t just about price. It is about finding a home and community that fits your goals and stage of life. And that’s where having someone guide you through the process really makes a difference.
