Con #1 is our Public Transportation in Henderson
Public transportation in Henderson is primarily served by the Regional Transportation Commission of Southern Nevada (RTC). The RTC operates several bus routes that connect Henderson to Las Vegas, Summerlin and other areas. The bus stops are mainly located on major streets which can make it challenging for people living in more suburban parts of Henderson. Also, the frequency of buses times is limited.
For those who don’t drive or who might be used to a bus system in a major metropolitan area, this can be a significant inconvenience.
One option is to call Uber or Lyft. This can provide a more flexible and convenient option for getting around, though they can be expensive if used frequently.
Con # 2 High Summer Temperatures
Summers in Henderson are no joke. From June to September, it’s common for temperatures to be over 100°. The intense heat can make it challenging to do anything outdoors during peak hours of the day. Most people here adjust their schedules to beat the heat. We usually walk our dogs early in the morning around 6:30 am during the summer before it starts to get too hot. We do enjoy sitting out in the shade of our backyard drinking coffee in the mornings after our walks.
In the afternoon, we enjoy staying cool by swimming in the pool. Places like Lake Mead and water parks such as Cowabunga Bay see a lot of visitors looking to cool off.
There’s a big focus on indoor activities during the summer. In door gyms, restaurants and shopping malls have become popular spots to escape the heat.
The summer heat can also have a significant impact on your energy bills. Running the air conditioner all day to keep your home comfortable can get expensive. It’s something you’ll notice in your monthly expenses during those hot months.
Many new homes offer energy efficient features to keep utilities low. For resale properties I recommend installing energy-efficient windows, adding additional insulation in the attic and using a programmable thermostat to better manage your cooling system and help you save on energy. Setting it to a higher temperature when you’re not home can make a big difference.
Adding shade in your rear yard with pergolas, awnings, or even planting trees can provide much-needed shade and help you enjoy your outdoor spaces.
Con # 3 Proximity to Las Vegas
One of the biggest issues is traffic. Las Vegas has millions of visitors every year, and this can cause traffic congestion on the main routes between Henderson and Vegas, like the I-215 and I-15. If you drive to Vegas for work, you might find yourself stuck in traffic more frequently than you’d like. Big events like concerts, sports games, and conventions can cause sudden increase in traffic. Holidays and 3-day weekends bring a lot of visitors from California and nearby states. During these times it can be particularly tough to get around, even within Henderson. Restaurants and shopping centers can get crowded, which takes away from the quieter, suburban feel that many people move to Henderson for.
While Henderson is generally more residential and laid-back so during the busy times, I will stay closer to home. If I am going to the Las Vegas strip, I plan extra time and remember to have patience! From local parks to community events, there’s plenty to do without heading into Vegas. This can help you avoid the tourist rush and enjoy a more relaxed lifestyle.
Con # 4 – Availability of Medical Facilities
While Henderson has a good range of general medical services, there are some gaps when it comes to specialty care. Residents might need to travel to Las Vegas or further for certain specialized treatments or procedures.
The St. Rose Dominican Hospital is the largest hospital in Henderson and has several locations. I have been to the location off Saint Rose Parkway and Eastern as it has doctor offices, emergency care and Quest Diagnostics.
Sunrise Hospital is in Las Vegas but is relatively close to Henderson and provides comprehensive medical services, including trauma care and specialized treatments.
While there are some specialty clinics in Henderson, like those for cardiology or orthopedics, residents might find that certain specialized services are located further out in Las Vegas or Summerlin. For residents who rely on regular medical care for chronic conditions or ongoing treatments, having to travel to Summerlin or further for specialized services can be inconvenient and stressful.
Con # 5 Limited Nightlife and Cultural Events
Henderson has a quieter, more suburban vibe compared to the nightlife of the Las Vegas Strip! Henderson does have a few smaller casinos, but they don’t offer the same glitz and glamour as the ones on the Strip. They’re more low-key and cater to locals rather than tourists.
There are some nice bars and restaurants in Henderson where you can grab a drink or enjoy live music, but it’s a more laid-back scene compared to the bustling nightlife of Las Vegas. The Green Valley Ranch Station and District at Green Valley Ranch has a fun vibe for people looking to socialize in the evenings.
Henderson does have a tight-knit community, and there are often local events like farmers markets, car shows and outdoor concerts in the parks. These are great ways to get involved and meet people in the area.
For some people, the quieter, suburban atmosphere of Henderson is exactly what they’re looking for. They appreciate the slower pace of life and the sense of community that comes with it. However, for others who are used to the vibrant nightlife and cultural scene of a larger city, Henderson might feel a bit lacking. It’s important to consider your lifestyle preferences and whether the quieter, more suburban vibe aligns with what you’re looking for in a place to live. The great news is that the Las Vegas Strip is only minutes away so you can enjoy a sports game, concert or show with a short drive for a night out in the town.
Many communities offer ways to meet neighbors. I live in Anthem Country Club which offers ways to socialize such as Bunco and fun family gatherings. There are plenty of ways to socialize and have a good time without relying on traditional nightlife options.
While Henderson might not have the same nightlife and cultural scene as a larger city, it offers a different kind of charm and a sense of community that appeals to many people. Con # 6 -Water Restrictions and Landscaping Challenges
As you probably know, Henderson is in the desert, which means water is a precious resource. The Southern Nevada water authority has been proactive in measures to ensure sustainable water usage.
The city typically assigns specific watering days and times based on your address. This helps regulate water usage and prevents overwatering. Certain water-wasting practices like hosing down driveways or sidewalks are usually prohibited.
New home construction in Henderson has specific limitations on front yard landscaping. Builders are required to use desert-friendly plants and trees, and there are restrictions on planting grass in the front yard.
For resale homes, the water authority is offering financial incentives to homeowners who convert grass landscaping to desert landscaping. We are currently working with the water company on this conversion. The Southern Nevada Water Authority (SNWA) offers $5 per square foot for grass removed and replaced with desert landscaping in 2024, their highest rate ever. Approval is required first, and reimbursement is provided after the work is completed. Participating in this program results in an easement on the title, restricting future changes to that area. This must be disclosed in the Sellers Real Property Disclosure, which could be a concern for buyers wanting to add a pool or alter the landscaping. I advise clients to carefully consider which areas to include in the program, as excluding the rear yard might be preferable. The SNWA provides a drawing showing the easement area. If needed, you can repay the incentive to remove part or all the easement in the future.
Con # 7 – School System
In Henderson, the quality of education can really vary from one school to another. Some schools are fantastic and have great reputations, while others might not meet everyone’s expectations. It’s important to do thorough research and maybe even visit the schools you’re considering so you get a feel for them. Some new developments are zoned for older schools. As the area is growing it takes a while for new schools to be built.
If you want to stay in a specific neighborhood but aren’t thrilled about the local school, you might also consider one of the many private schools.
Con # 8 – Allergies and Air Quality
As much as Henderson has to offer, one thing to be mindful of is the issue of allergies and air quality, especially during certain times of the year. In spring and fall, pollen counts can get quite high, which can be challenging for those with allergies.
Surprisingly, the desert environment can be beneficial for people with certain allergies. The dry climate tends to have lower humidity, which means fewer dust mites and mold, two common indoor allergens.
However, it’s not completely allergy-free. While the desert does have less mold and fewer dust mites, pollen from native plants and imported landscaping vegetation can still cause problems, especially in spring and fall. Sagebrush and some grasses are typical desert plants that can produce allergens.
During these periods, people with respiratory conditions or sensitivities might experience discomfort or health issues.
A practical step is to regularly change HVAC filters and opt for those designed to capture fine particles. For outdoor activities, checking daily pollen forecasts and planning accordingly can help reduce exposure. Additionally, landscaping with low-allergen plants can create a more allergy-friendly environment around your home.
While Henderson has many wonderful attributes, it’s important to consider these potential drawbacks—such as the high temperatures, seasonal allergies, and air quality issues—when making your decision. Being aware of these factors allows you to plan accordingly and make the most informed choice for you and your family.
