The Lifestyle in Seven Hills
Seven Hills is a master-planned community located in Henderson, Nevada. This
community has an Italian-inspired architecture with more than 3,000 homes and 25
individual neighborhoods.
With 1,300 acres, the master-planned locale offers over 3,000 diverse residential
homes. As you drive through Seven Hills you will enjoy the beautiful scenery of the
natural landscape, views of the golf course and the Las Vegas Strip.
Seven Hills is home to the award-winning Rio Secco Golf Course designed by the
world-renowned architect Rees Jones. The course is complemented by the natural
desert landscape and views of the Las Vegas Strip. This public course is home to the
Butch Harmon School of Golf.
Butch Harmon is well known for having previously coached Tiger Woods and Phil
Mickelson. Janela’s Restaurant & Bar located within the Golf club is open to the public
for breakfast and lunch offers a relaxed setting. The restaurant also accommodates
groups for parties, meetings and weddings.
Seven Hills is approximately 15 minutes from the Las Vegas Strip and close to the
Henderson Executive Airport. Seven Hills has 5 parks spanning 22 acres including
Sonata Park which is a 12-acre park with tennis courts, soccer field, and basketball
courts.
You will see kids at soccer practice there and our son had track meets there while
attending Coronado Highschool. I have clients that sold a home recently that backed
Sonata Park. They loved walking their dogs there often saw bunnies. Another popular
park is the Puccini Park which has basketball and tennis courts. Other parks in Seven
Hills include Vivaldi Park, Allegro and Rossini Park. The Seven Hills trail is a 2.6-mile
loop trail that is a popular trail for running and walking with views of the mountains and
Las Vegas Strip.
Housing Market and Options
Seven Hills has a variety of different home options from townhomes starting in the high
$300’s to luxury custom estates in the multi-millions. Many of the homes have mountain,
golf courses or strip views.
The Terraces gated community consists of 197 homes including townhomes and single-
family residences. The Terraces is the only neighborhood in the Seven Hills that has a
community swimming pool.
There are several gated communities including Meridiana at Seven Hills which is a
single-story community with homes from 1,800 square feet to 2,700 square feet.
Palmero and Capistrano built by Kimball Hill homes and the Villaggio and Majestic Hills
neighborhoods.
The guard gated community of Renaissance is the only one that offers semicustom
homes. This community was built by Pardee. This neighborhood is one of my favorites
with many homes in this neighborhood enjoying spectacular views of the mountains,
Las Vegas strip and terrific golf course views as three sides of this community are
adjacent to the Rio Secco Golf course. We have recently sold three homes in the
neighborhood on Panini and Botticelli. We work here often and love the community!
The guards are very nice!
Marquis Seven Hills is a state-of-the-art custom community developed by Blue Heron.
This luxury Guard Gated community of 33 estate homes has a modern contemporary
design. The community incorporates the natural beauty by seamlessly connecting the
indoor and outdoor spaces in the homes which Blue Heron is known for.
Rapallo is a small guard gated community consisting of less than 40 homes. This
community consists of custom luxury estates with some of the best views of the Las
Vegas Strip in all of Henderson.
Two of the custom home guard gated communities are Terracina and Venezia. These
communities are connected but have two separate guard gate entrances. Homeowners
can enter through either guard. The neighborhoods form a large community of
luxurious and spacious custom homes ranging from 3,500 square feet to over 15,000
square feet. Many of the homes in this community have terrific golf courses and some
amazing Strip views.
Commute and Accessibility
Seven Hills is located minutes from 2-15 and the I-15, allowing homeowners to quickly
travel on one of the freeways and be just minutes away from the Airport and Las Vegas
Strip.
Local Amenities and Shopping
Seven Hills is conveniently located just off Saint Rose Parkway. My office is located off
Seven Hills, and I enjoy working in the community. The nearby Saint Rose Square
Shopping center has Costco and there are a lot of options for dining off Eastern and
Saint Rose.
A short distance away is the Green Valley Ranch Casino which is connected to The
District offering dining, entertainment and shops such as Lululemon, Anthropologie,
Pottery Barn, REI and William Sonoma.

Schools and Education
Seven Hills is zoned for the public Del Webb Middle school and Coronado High school.
My son youngest son attended Del Webb and met some of his friends there. Both of
my sons attended Coronado High School. Coronado High School Home of the Cougars
and has the AP Academy and students can take Advanced Placement® coursework
and exams. Coronado is a large school but has a community feel. Students have lots
of ways to find like-minded friends through Sports, Band, Choir, Theatre or one of the
numerous clubs!
Community and Safety
I have several clients that live in Seven Hills. They love the community feel and the
convenient location near shops, restaurants and the Seven Hills medical centers. From
the strong community feel to the beautiful scenery, the community is a terrific place to
call home!
