Green Valley Ranch is a Master planned community. There are walking trails, parks and truly a family feel. I remember when the community was being developed. There really wasn’t anything like it at the time. It was exciting and families were drawn to it. It still has that family feel.
It is called Green Valley Ranch for a reason and as the area has a lot of greenery with mature trees and landscaping which adds more charm to the area. There are lots of parks around here, including some great dog parks and small community parks. Two of the bigger ones are Discovery Park and Paseo Verde Park. They have tennis courts, volleyball courts, a basketball court, and a playground for small children with a big shade to keep them cool. There’s also a huge open grassy field. There are parking spots near the park. I often see families riding bikes or walking dogs to the park.
When my oldest son was in school his Track team would meet at this park early in the mornings to start their running. It is a safe place for kids and families.
There are 32 neighborhoods within the community.
One of the unique communities is The Green Valley Ranch Condo’s. These are 3-story condo buildings overlooking the shops and restaurants at the district. It is a very unique lifestyle and not many properties come available there. I currently have a property in Escrow in the District priced at $920,000. There have only been 2 others properties to come available in there within the last year.
The townhomes in green valley Ranch start in the high $300’s and go into the low $400,000. The single-family residences start in the high $400,000 with an average sale price of $585,000. The guard gated Estates at Green Valley Ranch have custom homes ranging in the $1,000,000 to $2,000,000 price range.
Many of the neighbors include gated and non-gated communities. Most of the homes were built in 1995 – 2000. Many homes offer spacious backyards, pools, and mature landscaping.
The home prices average from $500,000 to over $2 million for the custom estate homes.
Prices do fluctuate with the overall market changes. However Green Valley ranch is always a desirable location with high buyer demand. Inventory is relatively low, contributing to competitive buying conditions. Well-priced homes often receive multiple offers quickly.
Proximity to Las Vegas: Green Valley Ranch is situated about 15 miles southeast of the Las Vegas Strip, making it easily accessible for those who work or frequently visit Las Vegas.
The community is conveniently located near major highways, including Interstate 215, providing easy access to other parts of Henderson and the greater Las Vegas area. Green Valley ranch is surrounded by some of the best shopping, restaurants and amenities in all of Henderson.
The District has shops and restaurants and is part of the master planned community and within walking distance from most of the neighborhoods. There is Whole Foods, Cheesecake factory and our favorite pizza place, Settebello. Across Green Valley Parkway are shops such as Anthropologie, Lululemon, Pottery barn, William Sonoma and REI.
Some of our favorite restaurants Echo and Rig for delicious steaks, Kings Fish House, Lucille’s Barbeque and our team favorite is Rachel’s Kitchen.
Neighbors often enjoy spending time at the Green Valley Ranch Resort. We go to the movies there often and enjoy dinner at one of the restaurants such as Pizza Rock, Hank’s Steak house and the new sushi place Blue Ribbon.
Henderson Multigenerational Center nearby Offers fitness class and a fun swimming pool area. You can also walk to the Lee Family Forum and enjoy a Silver Knights hockey game just off Green Valley Parkway. The games are fun with passionate community involvement, and family-friendly entertainment!
One of the terrific things about this master planned community is that they planned it advance where the elementary school is located. Vanderburg Elementary School is tucked among neighborhoods in the middle of the community. There is a terrific family feel and a great way to meet other neighbors with kids. The school is highly regarded for its strong academic performance and nurturing environment.
The middle school is Bob Miller Middle School which is considered one of the top middle schools in the area. It is zoned for Coronado High School. We moved our family into the area specifically so my sons could attend Coronado High School. Both of my boys participated in the AP Academy and classes there.
Green Valley Ranch is considered one of the safer neighborhoods in the Henderson area. The crime rate is relatively low compared to other parts of the Las Vegas Valley, contributing to its reputation as a family-friendly community.
There is a lot to do in the community. The District has activity has farmers’ markets every Thursday. There are small vendors selling fresh organic produce, handmade jewelry and yummy baked items. It is a wonderful community vibe.
I have a client that is in escrow on a home in Green Valley Ranch currently. She has listed her home in Madeira for sale and is purchasing in here. She wants her kids to be closer to the schools and all the amenities in this area. When I was showing her the home, one of her good friends met us there. They were so excited for her to be moving into the area. Apparently, she drives the 15-minute commute to meet several of the mom’s here and they walk the area together several mornings. She loves the community feel. She has 2 daughters, and all the girls’ friends live in Green Valley Ranch. They are all very excited for her to be closer!
