You wouldn’t believe how many rental clients have contacted us at the end of the month to find them a rental home because their contract ends… at the end of the month.
WHOA NELLY!!
No agent is THAT good to find homes, show them, get you approved, and you move in within a 1-day window. IT IS NOT HAPPENING!
A few notes that you have no control over:
- What inventory is available and when.
- Landlords will not hold a home for you without some type of deposit (average hold with no deposit is 2 weeks or less).
- How long the application process will take. Some clients have been immediately approved while some may take more than a week. Yes, it can happen – especially if the owner is out of town and hard to get in touch with for approval.
Las Vegas Rental Home Timeline:
- 2+ months before the move – it is recommended to set clients up on a “MLS drip” which will send tenants all the homes that matches their needs as soon as a home is entered in the MLS. While you might not be ready to move now, at least you can start looking at areas, amenities, pricing, and more.
- 4 weeks before the move – start paying attention to those emails from the MLS and make a list to send me so we can start making arrangements for showing you the homes. It is requested that you select your 5 most favorite and then add a few backup homes. Why? Because sometimes your favorite home will be gone to another tenant by the time you submit your application.
- 2 – 3 weeks before the move – start viewing the Las Vegas rental homes that are of interest to you (and that are available) and start submitting applications.
- On your application, they will ask you for a move in date and typically most tenants put two weeks from the application submission. So, once approved the clock starts ticking for you to submit all those deposits and sign a lease with your new property manager / landlord.
When looking at rental listings on our site you will be able to see which deposits is requested and they do vary from property to property.
Below is a quick guide to help you learn which deposits may be asked of you and the average cost of each. Every property will ask for the first month’s rent and a security deposit.
- Rental Application Fee of $25 – $100 for the property manager or landlord to process your application. This fee is normally PER ADULT and is not refundable. So, if you are turned down for whatever reason… that money is gone.
- Key Deposits average is $50 – $100.
- Pet Deposits average is $300 per pet.
- Cleaning Deposits average is $300, which you may receive back in full, a partial, or none at all.
- Security Deposit, which is almost always equivalent to your monthly rent amount. {required}
- First month’s rent. {required}
When your application is being processed either by the property manager or the landlord themselves, below are a few things they look at, which may impact your ability to be “approved” for the home.
- Do you have any prior evictions
- What is your credit score
- Is your salary at least two times the rent (depending on the home it could be 2 x – 3 x rent)
- While you love your furbabies they might not – unfortunately breed and / or size may impact their decision due to insurance clauses
When you are approved for the home you may wish to make note of items that might need to be repaired prior to you moving into your new home. Also, notate any damage or items that might need repair to the property manager so they have it on file you didn’t do the damage.
