Inside Southern Highlands’ Blue Heron Stonewater Community
Today, I’m taking you inside a Blue Heron home in Stonewater, located in Southern Highlands. This community brings a much more modern, indoor-outdoor style of luxury to one of Las Vegas’ most established areas. You’ll see clean architecture, open living spaces, outdoor entertaining, and the kind of design Blue Heron is known for. But the real question is: who is this type of home actually right for? So, let’s take a look!
SECTION 1: Southern Highlands + Stonewater Setting
In thirty years of selling real estate in this valley, there are very few communities that have stayed this special to me, and Southern Highlands is at the top of that list. I lived here for thirteen years. I bought in Foothills at Southern Highlands when it was brand new, and I was one of the original owners on my street. Both of my sons went attended Southern Highlands Preparatory School starting at preschool, and that community feel, the way everyone knows each other, was such a great environment for boys and our family. My sons are still friends with some of the kids from that school.
We moved several years ago, but I am still over here all of the time. We sell a lot of homes in Southern Highlands. My in-laws live in Mountain’s Edge so we often meet for dinner at Spaghetty Western because it’s genuinely still one of our favorites or we meet for breakfast at Rise and Shine. It is a great food and fun with the servers’ wearing pajamas.
When Blue Heron chose to build Stonewater here, it made complete sense to me. Buyers here aren’t just choosing a home; they’re choosing a lifestyle of Southern Highlands that I lived myself. The community has a fantastic location. Minutes from the strip, the airport and easy access to the I-15 for traveling back and forth to California.
SECTION 2: First Impression + Architecture
Once you walk up to a Stonewater home, you can tell right away it isn’t a typical production build, and that comes down to how Blue Heron actually designs a home. I attended the Blue Heron University several months ago. This is an invite-only program Blue Heron offers a couple of times a year to a select group of realtors. They sit you down and walk you through their entire process in depth, and it becomes very clear quickly that they are not like any other builder in this valley. A huge part of that process is the time and effort they put into the home before it is situated on the lot. They study exactly where the sun rises and sets across that specific piece of land, and they orient the home to capture natural light in the right rooms at the right time of day while shielding the harsh western exposure we deal with here in the desert. I can tell you that is a big deal because right now during the summer around 6 pm the sun shines right into my family room window onto my TV. I can’t watch TV without closing the blinds. I have an older home that isn’t Blue Heron. I absolutely love the thoughtful effort put into these homes.
Nature and wellness are woven into that same process from day one, not added on at the end. At Stonewater, all of that shows up in clean architectural lines, soaring glass windows and doors, and an exterior that feels intentional rather than repeated from the house next door, these homes fits beautifully into this established neighborhood.
SECTION 3: Main Living Spaces
Step inside and you feel the difference immediately in how the home actually lives. The family room, dining space, and living areas are designed to flow into each other and then out into the backyard through Blue Heron’s signature soaring glass pocket doors. I showed these models recently to buyers that are relocating from California, when the sliding doors slid open, they stopped mid-sentence. It is a “wow” moment and they loved it. It changes how you think about entertaining, because your living space doesn’t end at the wall, it extends right into the outdoors.

The kitchen in a Blue Heron home is never an afterthought; it’s built to be the center of how you entertain. You’ll find premium appliances, luxury finishes, and an open layout that connects directly to the dining and bar areas, so whoever is cooking is never cut off from the conversation.
My husband and I like to order take out so I see clients relaxing watching TV on a casual night with takeout from Spaghetty Western. This home also great for entertaining friends or hosting family during the holidays, the kitchen is always where everyone ends up standing around anyway.
Stonewater’s floor plans are designed with that instinct in mind. Finishes can be fully customized, from stone selections to cabinetry to lighting packages, so the kitchen reflects how you actually cook and host, not a generic showroom look. At this price point, that kind of personalization matters just as much as the square footage.
When you purchase a Blue Heron home you go to their main office in Town Square to pick out your upgrades. They have a full design center there. That is where the Blue Heron University was held.
I love the options they provide and they even have boxes with preset options that designers have put together so that the selections flow from the stone for the fireplace wall, cabinetry and counter top options that go well together. You can even have Blue Heron provide your furniture and décor. They truly are a full-service builder.
SECTION 5: Primary Suite + Private Spaces
The primary suite is where Blue Heron’s wellness philosophy really comes through, and it’s one of my favorite things about this builder. They don’t just design a bedroom, they think about your air quality, your natural light exposure through the day, and how the space supports actual rest at night. Blue Heron has built its entire design approach around incorporating nature and wellness into construction, from biophilic elements like natural stone and greenery to circadian-friendly lighting that follows your body’s natural rhythm.
In a Stonewater primary suite, that can mean a spa-style bathroom, a generous walk-in closet, and private patio access that lets you step outside first thing in the morning. This is where Blue Heron shines compared to other builders that just treat this room as just another bedroom with a bigger closet. Blue Heron treats it as a retreat, and buyers at this price point absolutely expect that difference.
SECTION 6: Secondary Bedrooms + Flex Spaces

What I love most is that Blue Heron lets you customize beyond the base plan. You can add a third floor for extra living space or a sky deck that elevates you above the rooftops to take in those majestic Southern Highlands and Las Vegas views.
I know when my sons were growing up here, they needed space for homework and a hangout space for friends, and that kind of flexible square footage is exactly what growing families and my empty nesters both ask me for. We all know when you live in Las Vegas you do have a lot of friends and family that like to visit. Here, whether you need a home office or a room for visiting family, Stonewater’s floor plans are very thoughtful for the spaces we use and they have options to add more space if needed.
SECTION 7: Backyard + Indoor-Outdoor Living
This is where Southern Highlands and Blue Heron’s design philosophy come together perfectly. Remember how I mentioned Blue Heron studies each individual lot for sun exposure before they even design the home? That same thinking shapes the backyard. Pools, patios, and outdoor kitchens are positioned to take advantage of natural light and shade throughout the day, so you’re working with the desert sun, instead of fighting it. Add in the option for a sky deck, and your outdoor living space now includes sweeping views of the golf course, the mountains, and on a clear night, the Strip lights in the distance.
Having previously lived in Southern Highlands for thirteen years myself, the outdoor space is truly where this community earns its reputation, the trails, the parks, the mature landscaping, it all sets the stage for exactly this kind of outdoor living. Here at Stonewater, the backyard doesn’t feel like an addition to the home, it feels an extension of the living space and one of the big reasons to purchase the home here in the first place.
