Four Seasons Private Residences in Henderson looks incredible on paper hotel service, views, security, and luxury living. But before you buy here, there are a few things you absolutely need to understand: the real monthly costs, how resale actually works, and who this building is truly meant for. This is the update I wish every buyer would watch first.

SECTION 1 – WHAT YOU’RE REALLY BUYING

The Four Seasons Resorts are completely unlike anything else we have in Henderson and I don’t believe there will be anything else like it again here. You have two high rise towers situated within the guard gated golf course community of MacDonald Highlands. I do know that Ascaya was also looking to do something similar but was unable to get the needed permits for this type of structure to be built. The Four Seasons is the only one at this point has been able to get this exception to the height limits within Henderson. So this is truly a unique product and exclusive opportunity to purchase here!

Lifestyle

Four Seasons in MacDonald Highlands is designed as a fully private, residential-only community so the service model is tailored to homeowners, not tourists. You’re buying into a place where the expectation is that the staff learns your routines, your preferences, even your dog’s name, and that becomes part of your “normal.”

From a lifestyle standpoint, it’s resort-level service with the luxury Four Seasons brand: 24-hour concierge, in-residence dining and catering, housekeeping options, valet, spa, fitness, and event programming.

My husband and I joke that this is the kind of place where you could come home from a long work trip, drop your bags, and the building has already handled your grocery delivery, your dry cleaning, and your dinner reservation down in MacDonald Highlands before you even ask. It is a step up from the luxury amenities at the top resort on the strip because you have the staff and systems set up for your preferences.

For my second homeowners that split time between Henderson and Orange County or the East Coast, this lifestyle makes a lot of sense. One of the things clients love about this level of high-service on is that when you fly out, you’re not texting the neighbor to check on a package; the building has protocols for everything from deliveries to maintenance checks and even options for your guest to stay in one of the extra units when you have family and friends visit.

The project includes approximately 171 residences between the two towers, and the amenity list reads like a private resort: multi-level resort pools with cabanas, a Wolfgang Puck–branded restaurant, theatre, private lounges, wine storage, co‑working space, boardroom, private offices, and even guest suites you can reserve. There’s also a strong wellness focus: fitness center, yoga and movement studios, indoor lap pool, spa, saunas, cold plunge, personal training, and even a pet spa for your four-legged family members. There are also optional services like in‑residence dining, private chef services, housekeeping, auto detailing, and grocery delivery that you can layer on as needed.

If you’re like me and you enjoy staying home on a Friday night, there is no reason to leave here! You can have meals from the Wolfgang Puck delivered to you. Or maybe you want to catch a movie, well having an on-site private theatre and lounge becomes part of your routine, not just a novelty.

If you travel a lot, this lifestyle becomes a game changer. We rented a house for the last several years with friends in Newport Beach. I can tell you staying in a home vs a hotel feels completely different. You don’t have to be out of the room for housecleaning. You have your personal items and clothes, so you are not packing everything each time. It is so much more relaxing.

The location is another major reason buyers are attracted to these properties. One of the challenges with many luxury high-rises and hotels on the Strip is that you’re constantly dealing with traffic, tourism, and congestion. Here, you’re tucked into MacDonald Highlands above the valley. You can become a golf member or social member so you can golf or enjoy the community classes and amenities while here but still be at in about 15 to 20 minutes, get to the Strip for dinner or a show.

This isn’t just a condo or high-rise purchase; it’s a completely unique lifestyle. When I sit down with serious buyers, we talk less about “Is this a nice kitchen?” and more about “Does this way of living match the way what you are looking for?”

My friend Abbie is the main decorator involved with the Four Seasons program. She decorated my home and helped with my office space as well. She is amazing seen firsthand her terrific decorating style and the level of detail and design that is going into these residences. The design packages offer gorgeous fully turnkey furnishings that buyers fall in love with. Her decorating style creates homes that feel sophisticated, warm, and livable rather than simply flashy.

Pricing Update

Right now, published pricing for Four Seasons is starting around the mid‑$3.5M range for the lowest 2‑bedroom residences, with 3‑bedrooms beginning roughly in the mid‑$4M’s and 4‑bedrooms in the mid‑$5M’s. Junior penthouses are positioned around $10M+, and there are only a couple of true penthouses left, with pricing reported just under $22M and just under $29M for the largest residence.

I was talking to a couple from Washington considering purchasing a home there and they weren’t even blinking at those price points; their bigger question was, “Which exposure gets the best Strip view at night?” and that is exactly how this buyer pool thinks. We are seeing a lot of Buyers in the higher price points from areas like California and Washington.

In terms of negotiation, this is not a distressed building. The building is under construction and many of the 171 homes have already been sold or committed to.

HOA & Monthly Costs

With Four Seasons, your HOA is paying for a true resort services stack: 24‑hour concierge, valet and bell service, security and surveillance, the multiple resort pools, fitness and wellness center and all of the amenities. You are also paying for the guard gated MacDonald Highlands Golf Course community.

Resale Insight

Because Four Seasons is opening in phases and final occupancy is targeted around 2027, we don’t have years of resale history yet for these specific towers, but we do know how ultra‑luxury Henderson homes and branded product tend to perform.

In 2026, well‑priced Henderson homes in popular areas are typically going pending in about 45–55 days. This is a unique product. Ultra‑luxury or very unique properties can sit 70 days or more as the right buyer cycles in. I expect Four Seasons resales to behave more like that ultra‑luxury pattern: fewer showings, but a highly qualified buyer when one does walk in.

The buyer pool here is narrower but very intentional: high‑net‑worth individuals, many from California, Washington and other high‑tax states.

SECTION 3 – PROS VS CONS

After walking this project multiple times, talking with the sales team, and seeing Abby’s design boards spread all over the table, I can tell you: Four Seasons Private Residences is dreamy for the right person, and a total mismatch for others. So, let’s talk through the real‑world pros and cons the way I would if we were driving back down Horizon Ridge after a tour.

Pros

You get 24‑hour concierge, valet, security, restaurant, spa, and multiple pools, wellness facilities, a restaurant and bar, golf simulator, theatre, wine spaces, and even kids/teens and work spaces for those who still want a place to plug in a laptop. Security and privacy are on another level here: guard‑gated MacDonald Highlands plus controlled access towers, staffed lobbies, and private elevators to residential floors. You’re not sharing the building with hotel guests. This is an exclusive community.

The views and amenities really are as good as the marketing: elevated Strip and valley views. When my husband and I talk about this lifestyle, we picture those nights where instead of driving to the Strip for a nice dinner, you just take an elevator to the restaurant downstairs and still come home to the same view.

It’s perfect for travelers and downsizers who are done with yard work and home projects. Many of the early buyers are using these as second or third homes or are coming out of large estates where they want to keep the luxury and lose the maintenance. If you’ve ever looked around your big house and thought, “We’re really only living in three rooms, but we’re maintaining all of this,” this kind of high‑rise starts to make a lot more sense.

Cons

The HOA is significant; that’s the trade‑off for 5‑star staffing and all of the amenities. If you are concerned about fees and don’t value the services that are included, those numbers can start to feel like a burden instead of a benefit over time.

Outdoor space is limited compared to a big Henderson backyard. Yes, you have terraces and resort pools, but you’re not getting a private grassy yard, your own pool slides for the kids, or space for the dog to sprint laps like you would in Anthem or a custom MacDonald Highlands home.

On resale, the is a unique product with some limited demand. Not every buyer can afford this price range or wants this specific lifestyle. The Buyer pool is smaller and more specialized than a typical single‑family residence. That doesn’t mean it’s weak; although there may be smaller demand there is certainly limited supply for this type of home. Buyers looking for this lifestyle in Henderson can’t find it anywhere else!

SECTION 4 – WHO SHOULD & SHOULDN’T BUY

I have a lot listed for sale in MacDonald highlands that overlooks the Four Seasons construction. When I am in community, I think about clients and friends and ask, “Would they love it here?”

Best Fit For

Second‑homeowners fit perfectly here too. A lot of the buyers so far are using this as a Las Vegas/Henderson base while keeping a primary somewhere else, which is why things like guest suites, restaurant access, and full concierge matter.

Downsizers leaving large estates, either here in Henderson or from out of state are another strong match. They want to keep the quality, the finishes, the views, and a feeling of arrival, but they’re done spending weekends handling repairs and yard maintenance.

Finally, this is ideal for buyers who value the lifestyle of all of the amenities and included services. If your love language is “someone else handles it “from packages to dinner reservations to yard maintenance then you will get the value out of a property like this

Not Ideal For

Buyers who are very sensitive to monthly fees.

Families who truly need outdoor space, the soccer net in the yard, the trampoline, the dog and kids running until dark are usually much happier in a single-family residence in MacDonald Highlands, Seven Hills or Anthem.
