Anthem Country Club is hands down one of the most prestigious communities in Henderson, NV—but is it really a good long-term investment? Whether you’re thinking about buying, selling, or just curious about home values here, I’m breaking down all the facts so you can make the smartest decision possible. What Makes Anthem Country Club Unique?

Anthem Country Club is a guard gated community located within the master planned Anthem community.

One of unique things here is that the whole community is designed around our 3-mile loop with individual neighbors branching in and out from the main circle. There are almost 40 individual communities within Anthem Country Club with natural landscaping and reserves in between the communities that create a buffer between the homes. Because of this many of the homes have terrific views of the natural landscape, golf course, the Las Vegas Strip or mountain views. My husband and I live in the community, and we were drawn to this community because of the unique layout. We enjoy walking the 3-mile loop with my dogs, getting exercise while enjoying the terrific views here!

Anthem has shown strong appreciation over the past 10+ years, even though market fluctuations. There is demand for buyers looking to move into Anthem Country Club. Many buyers watch for homes to come available in the community and homes often sell quickly and overall, there is often low supply within the community. Many buyers view the neighborhood as prestigious, and properties here tend to sell quickly. The community is zoned for some desirable schools. We moved our family to the community so my sons could attend Coronado High School.

What makes Anthem special isn’t just the beautiful homes-it is the lifestyle, security and exclusivity factor—which all play a roll the long-term property value.

HOA & Club Fees:

Anthem Country has a Homeowners Association fee that goes to maintaining the community. The HOA fees go to the maintenance of the common areas such as the walking trails, natural landscape and grass areas, as well as the guard gate and waterfall at the entry.

Pro: The HOA helps to keep the community standards and overall appeal of the neighborhood by making sure the homes are maintained and that homeowners abide by the regulations. Maintains high community standards and exclusivity.

Con: As Anthem Country Club is a guard gated community the HOA fees are higher than other non-guard gated neighborhoods. The fees are $860 quarterly. Golf and social memberships are additional and not required as a resident of the community.

HOA rules can be a deal-breaker for some, but in luxury communities like Anthem, they help preserve property values long-term.

Rental & Investment Potential

You can rent out your home in Anthem. Usually rentals are 6 months to a year. As the HOA will not allow short-term rentals. A massive $800 million, 220-acre mixed-use community is getting ready to break ground near Inspirada. The project is located just south of the M Resort Spa and Casino. This is set to bring amenities to the area and compete with the Summerlin mall! With more businesses moving into the area it brings higher demand for executive housing
