With a population of about 330,000, it’s the second-largest city in Nevada. But trust me, it doesn’t feel overwhelming. Henderson is this perfect blend of small-town charm and big-city amenities.
What really stands out about Henderson is the lifestyle. It’s all about balance here. There’s a strong sense of community that you feel within the neighborhoods. Henderson has several master planned communities. Some of the communities include Anthem, Green Valley, Green Valley Ranch, Seven Hills, Inspirada, Cadence and Lake Las Vegas. We live in the master planned community of Anthem within Henderson and love the community!
Henderson’s housing market is slightly more expensive than Las Vegas but remains affordable compared to national averages for many metropolitan areas. The median home price in Henderson is approximately $475,000, compared to Las Vegas’s median of around $450,000. While it’s a bit higher, this cost often reflects Henderson’s reputation for safe neighborhoods, excellent schools, and well-planned communities with ample amenities.

Henderson and Las Vegas grocery prices have gone up just like everywhere else in the country. Grocery costs in Henderson align closely with national averages. My family spends around $250 a week at the grocery store so around $1000 per month. This cost can be even higher for larger families. We do our weekly shopping at the nearby Smiths and shop at Costo for items like paper towels and vitamins, which helps to keep our costs lower. Planning meals ahead of time and making a shopping list can help stretch your budget further.
Utilities in Henderson can be higher than the national average due to our hot summer climate. Expect to pay around $150–$400 per month for electricity during peak summer months when air conditioning is a must.
Nevada’s tax structure is unique compared to most other states as we DO NOT have a state income tax. This makes a big difference in the cost of living in Las Vegas. This is a big one for Nevada and the reason we see so many people moving here. For those seeking a blend of affordability and a high standard of living, Henderson is a fantastic choice.

We moved our family into Henderson area so they could attend Coronado High School. My youngest also attended Del Webb middle school. There is to do in Henderson. Situated near Lake Mead, you can enjoy boating, fishing, and kayaking. Lake Las Vegas is a man-made Lake is beautiful is perfect for enjoying an afternoon boating, paddleboarding, or just relaxing by the water. There are over 70 parks and numerous walking trails. We enjoy taking our dogs for walks on the trails. There are several nice trails by Lake Mead so you can enjoy the views. We also enjoy shopping and dining at The District at Green Valley Ranch or a movie and dinner at the Green Valley Ranch Resort & Spa.
