Relocating to ASCAYA: What’s the Hype

You’ve seen the photos, maybe even driven past the gates… but what’s really going on behind the luxury buzz of Ascaya? If you’re considering moving to this stunning hillside community in Henderson, you’re in the right place! In this video, I’m breaking down everything you need to know—from home styles and pricing to HOA fees, lifestyle perks, and even a few things to watch out for. Have you heard of Ascaya before? What do you think makes a luxury neighborhood truly worth it?

WHERE IS ASCAYA + WHAT MAKES IT SPECIAL

This is Ascaya! An ultra-high end luxury home community located in Henderson that sits high above the city at about 1,000 feet above the valley. This guard gated community is unlike anything else in Las Vegas or Henderson. The homes are terraced into the mountain side and the community utilizes the natural black rocks and desert landscaping to create a modern community defined by minimalist elegance. The homes have the best views with full views of the Las Vegas strip and full valley. Each lot offers privacy and unique views. As I always tell my clients, “This isn’t flashy‑Vegas…it’s refined‑Vegas.”

Here, total privacy is part of the package, and each view feels like the homes are on top of the world!

Ascaya has just over 300 large custom home lots within the community. Available lots start around $1 million dollars with options to lump lots together allowing for up to 2 acres homesites around $18 million dollars.

Some lots have already been built with custom homes available from $7 million to over $20 million. Think modern, architectural masterpieces with high-end materials, massive windows, disappearing glass walls, pools, and seamless indoor-outdoor flow. There are custom homes by Blue Heron and many custom home builders. Buyers can choose their own builder or Ascaya has a list of custom home builders that are familiar with the community.

If you’re coming from LA or OC, this will feel like a steal. If you’re coming from the Midwest, it might be a little sticker shock!

However, with The Canyon Residences, there are now options for everyone within the luxury price range. These homes are designed by Blue Heron, start in in the high $2 million range they include three- and four-bedroom single-level homes ranging from about 3,400 to 4,400 square feet. They feature dual primary suites, great rooms with soaring ceilings, motorized pocket doors, chef’s kitchens with Sub-Zero and Wolf appliances, linear fireplaces, and outdoor kitchens—luxury down to every detail.

What makes The Canyon special? You get both privacy and community: 51 residences organized across seven terraced rows, nestled against the canyon. The models will be open within the next month and currently, Rows 3 and 4 are under construction, with some homes move-in ready toward the end of 2025.

Residents at The Canyon enjoy exclusive access to wellness-focused gatherings right in their enclave, like guided cold-plunge sessions, yoga meetups, sunrise stretches along the canyon terraces, and spa‑style relaxation moments. On-site exclusive amenities include five pools (each with an eight-person spa) and two private wellness parks featuring yoga decks, saunas, cold plunges, and meditation spaces and all steps from your door. And don’t forget, you also get full access to Ascaya’s world-class amenities too!

Living at Ascaya truly feels like being on a permanent resort retreat, and it all centers around the newly remodeled 23,000-square-foot Clubhouse, which amazing views of the Las Vegas Valley! But this isn’t just a beautiful building and views, it’s where everything happens. Inside, you’ll find a state-of-the-art 3,000-square-foot fitness center, a yoga lawn perfect for sunrise stretches, and a sleek 50-meter zero-edge pool lined with private cabanas. There’s also a tennis pavilion, pickleball courts, half-court basketball, and several gathering spaces designed for everything from casual poolside lunches to private events and milestone celebrations. One of my close friends, Colleen, served as the activity director here a few years ago, and she used to rave about the strong sense of community—people really connect here. There are chef-led dining events, weekend brunches, holiday celebrations, fitness classes, splash-pad mornings for families, and social mixers that bring residents together in the most elegant but approachable way.

Just beyond the Clubhouse, you’ll find nearly two miles of scenic walking trails that wind throughout the community—perfect for morning hikes or evening strolls, with stunning desert views in every direction. Ascaya also offers quick access to some of the area’s best hiking and biking spots, including Sloan Canyon, Red Rock, and the River Mountains Loop Trail. For families or anyone with pets, the nearly two-acre Family Park is a hidden gem—there’s a splash pad, lawn games, covered picnic spots, grilling stations, a creative custom play structure and even a dog park with agility equipment. It’s that perfect mix of fun, function, and thoughtful design.

And the dining? It’s on another level. The Clubhouse menu has locally sourced ingredients and fresh-made options you can enjoy inside, poolside, or even at home with full-service catering or beautifully curated charcuterie boards. They even host weekly happy hours with craft cocktails and mocktails every Thursday and Friday evening. Residents can book private parties, weddings and events at the clubhouse. Honestly, the amenities here rival some of the best resorts in the country, and they’re all reserved exclusively for Ascaya residents.

Ascaya is a unique community as it is currently set to have around 400 homes including the custom lots and Canyon Residence Condo’s. It is realively a small community compared to MacDonald Highlands, Red Rock Country Club and Anthem Country Club that all have 4 times as many homes. This provides residents with a very exclusive lifestyle tailored for those who want privacy and world class amenities!

WHO LIVES IN ASCAYA?

One of the things I love most about Ascaya is the kind of people it attracts. You’ll find a mix of high-level entrepreneurs, retired executives, and quite a few out-of-state buyers especially from California. If I had a dollar for every new luxury homeowner coming from L.A. or Orange County, I could probably buy a lot here myself. Many residents work remotely or split time between multiple properties. Residents often meet business associates or friends at the club house. The community offers that perfect blend of privacy, convenience, and lock-and-leave ease. It is very much what I call a “quiet money” neighborhood. The community consists of people who could live anywhere in the world, but they’ve chosen to put down roots here. And honestly, once you see the views and the lifestyle, it’s easy to understand why.

HOA FEES & WHAT THEY COVER

Now let’s talk about the HOA—because I know it’s always one of the first questions. At Ascaya, the monthly HOA fees are typically between $800 and $1,000. And yes, that’s a premium, but it covers a lot. You get 24/7 guard-gated security, all the community maintenance, access to the gorgeous Clubhouse and amenities, and upkeep of the common area landscaping. But here’s something important to note—Ascaya takes design seriously. There are strict architectural guidelines to protect the visual integrity and long-term value of the neighborhood. That’s part of what keeps the community looking so elevated and cohesive. As a realtor, I appreciate it—it means your investment here is well protected.

WHAT TO EXPECT WHEN BUILDING OR BUYING

If you’re thinking about buying or building in Ascaya, there are a few things to keep in mind. Custom builds here can take anywhere from 12 to 24 months, depending on the complexity of the design and your builder’s timeline. It’s absolutely worth the wait, but something to factor in if you’re on a tight schedule. If you do not want to wait to build one yourself, there are options for resale homes or new homes that have been built as spec to sell. Currently there are 17 homes in here listed for sale with a mix of resales and new homes available from builders. Also, The Canyon Residences have homes that will be completed within the next several months. So, there are options for clients that want something sooner. And here’s a key tip: if you’re building, make sure you align with a builder who’s familiar with Ascaya’s architectural guidelines. They’re beautifully strict—and that’s part of what keeps this neighborhood looking so cohesive and elevated. But it’s not the place to cut corners or experiment with something outside the community’s vision.

WHO ASCAYA COULD BE PERFECT FOR

Ascaya is truly ideal for a certain kind of buyer. If you’re relocating from a high-end market, if you appreciate world-class design, or if you crave open space, stunning views, and peace and quiet—this community will feel like home the second you arrive. It’s perfect for those who travel often, work remotely, or just want a luxurious retreat that feels far removed from the chaos of the city, but still close enough to enjoy everything Vegas has to offer. That said, it may not be the best fit for everyone. If you’re looking for a neighborhood with big playgrounds, walkable schools, and lots of kids running around, Ascaya might feel a bit too serene. And if you’re working with a super tight timeline, the custom home route here might not be ideal. Ascaya has a list of Builder’s they can provide that are familiar with the guidelines. Also, working with a knowledgeable Realtor who is familiar with the community can have a huge impact on if you are out of state and waiting for the home to be completed.
