Thinking About Leaving California To Retire In Las Vegas, NV
If you’re thinking about leaving California to retire in Las Vegas… it can feel like an obvious decision.
Lower taxes, lower home prices, and a simpler lifestyle.
But what a lot of people don’t realize is… this move works well for some people… and it ends up being a mistake for others.
So today, I’m going to walk you through who this move makes sense for… who it doesn’t… and the biggest surprises people experience after making the move.
QUESTION #1 – Why are so many people leaving California for Las Vegas?
The biggest one is taxes—Nevada has no state income tax, and for a lot of people that can mean tens of thousands of dollars a year staying in their pocket. I have a young couple that just purchased a home in Inspirada, Henderson. They work remotely so moving here saves them a lot of money in state income taxes. Plus, they were able to purchase a pretty nice home here that would have cost a lot more money in California. They just got engaged and are excited to start life together here! Many of my clients are selling homes in California at a much higher price point and coming here where they can either pay cash or purchase a much nicer home for significantly less. I had clients recently that sold their home in Orange County for just over $1.8 million. It was a nice home with around 1,800 sqft lot. When they came here and we started looking in Henderson, specifically Sun City Anthem, we found them a much larger home with strip views for $800,000. They were thrilled with the home and being able to retire without a mortgage. They look forward to traveling now!
Cost of living overall tends to be lower, from property taxes to everyday expenses, and that is very important to my clients that are heading into retirement or thinking about fixed income.
Now the lifestyle piece is interesting, because people assume Las Vegas is fast-paced because of the Strip, but that’s not how most of us live. I will go to the strip maybe once a month at the most. Areas like Green Valley Ranch or Anthem are quiet, slower paced. I can go from my house to dinner, to the grocery store, to meeting a client, all within 10–15 minutes.
So, when you really break it down, it’s not just one reason. It’s the combination of keeping more of your money, being able to buy more home for less, and getting time back in your day. That’s why, for a lot of people, this move feels like such a smart, strategic decision.
QUESTION #2 – Who does this move actually make sense for?
It works incredibly well for retirees or people who are within a few years of retirement and really starting to look at how to stretch their money or purchase a home here cash and be debt free!
It can be great for someone looking for job opportunities. My son, Sammy is going to school in California and is a junior at SDSU. He is finding it very difficult to find a job. Even just an entry level jobs are difficult to find. I am hearing from a lot of clients that the job market there has become more challenging. There are often more people competing for the same positions, hiring timelines are slower, and in certain industries (especially tech) there have been layoffs and fewer new opportunities. So even highly qualified people find it takes longer to land something. Las Vegas does have a lot of job opportunities here.
It also works great for clients coming out of higher-priced areas like Orange County or Los Angeles, where they’ve built up a lot of equity over time. You can sell that high priced home there and reposition that money here in Henderson or Las Vegas at a much lower price point. That shift alone can completely change your financial picture.
It also works really well for people who are intentionally looking to simplify. You’re trading some of the coastal lifestyle for convenience, newer homes, and a more manageable day-to-day.
Where I see the biggest wins are with people who are financially minded and looking at this as a long-term move not just a short-term reaction to costs. Those are the clients who move here and say, “This was the best decision we’ve made.”
QUESTION #3 – Who should NOT make this move?
I’ve seen people move here… and realize it’s just not the right fit for them. A lot of people come in expecting the same kind of weather and lifestyle they’re used to in places like Orange County or coastal Los Angeles. Our summers are hot, there’s no way around that and that adjustment can be harder than expected.
Another big one that comes up is healthcare. If someone has very specific doctors, specialists, or a network they’ve been with for years, that transition can take more planning. I do hear from California clients that have moved here that they miss some of their doctors and that the specialists have a long waiting time to get into see them.
I’ve also seen it be challenging for people who are very tied into their day-to-day life back in California, whether that’s close family, long-time friends, or even just their routines. I had a client who absolutely loved her home here in Henderson, but after about a year, she realized she missed being ten minutes from her kids and grandkids.
So, this is where I always say… the move looks great on paper, but it has to fit your lifestyle too. Because when it does, it’s amazing. But when it doesn’t, that’s when I see people start to question the decision.
QUESTION #4 – What surprises most people after moving?
This is where I see people get surprised the most, because these are the things you don’t realize until you’re actually living here day to day. The first one is the summer heat. You can hear about it, you can visit for a weekend, but living through July and August is a different experience. It’s not just “warm,” it’s consistently over 100 degrees. Now, the flip side is everything is built for it pools, indoor spaces, quick drives but I’ve had clients tell me, “Okay, I didn’t realize I wouldn’t be taking evening walks in July.” It’s an adjustment.
The next big surprise is the lifestyle shift. California neighbors are very friendly and people will hang out in the front yards. In Las Vegas we often don’t know our neighbors. We drive into our garages and mostly hang out in the rear yards. It can be hard to meet neighbors or make friends. It can help to move into a community with activities, for example Sun City Anthem, Anthem Country Club and Inspirada have community events and ways to meet your neighbors!
And then there’s the day-to-day living, Las Vegas and Henderson are very car-dependent. You’re not really walking from place to place the way you might in some California areas. Most things are a quick 5 to 15-minute drive, which is very convenient, but it’s still a different lifestyle.
So, these aren’t deal breakers, they’re just realities. And the more you know going in, the better decision you’re going to make.

QUESTION #5 – How do you make this move the RIGHT way?
This is where a lot of people either set themselves up… or make a costly mistake. When clients contact me, we come up with a plan. First, we look at options on buying and even look at some neighborhoods and homes in Henderson and Las Vegas. This way you have an idea of what the market and prices are like here. The next big decision is whether to rent first or buy. Some people benefit from renting for a few months to really learn the area and neighborhoods. Next is timing your sale in California.
