Living in Henderson vs Las Vegas | Why I Chose Henderson

When people move to the Las Vegas valley, one of the first questions they ask is: Should I live in Las Vegas or Henderson? And honestly, it’s a great question because the lifestyle between these two areas can feel very different. After spending years helping buyers all over the valley—and choosing Henderson myself—I’ve seen exactly why so many people prefer living here. So today I’m breaking down the real differences between Henderson and Las Vegas and why Henderson ended up being the right choice for me.

THE OVERALL VIBE

Las Vegas

One of the biggest differences between Henderson and Las Vegas is the overall vibe, but to understand that you really must understand how big and diverse Las Vegas actually is.

When people say “Las Vegas,” they’re often thinking about the Strip. I have talked to people that assume most of my family must work on the strip. Las Vegas is a big city with several different areas. You have the strip and downtown, which is active and fun with Highrise homes to enjoy the view of the strip and entertainment but you also have master planned communities like Summerlin and the new developments in the Southwest.
Henderson feels different. It was really built around residential living rather than tourism. The master-planned communities are very lifestyle focused, and the city was designed in a way that feels smaller and intentional.

LIFESTYLE & COMMUNITY

Las Vegas

On the west side you have Summerlin, which is one of the largest master-planned communities in the entire country. It spans over 22,500 acres with well over 120,000 residents and includes areas like Summerlin West and Summerlin South along Red Rock Canyon.

Then if you go to the southwest part of the valley, that whole area has exploded with growth over the last several years. There is the Durango Station, and many businesses are opening in the area due to the central location. There are master planned communities like Mountain’s Edge and Southern Highlands.

Of course, there is downtown Las Vegas and the Strip where you get the high-rise condos, hotels, casinos, and the tourism side of the city.

Henderson

You have communities like Green Valley Ranch, which was one of the first master-planned areas and still one of the most popular because of The District with restaurants and shops and it is connected to the Green Valley Ranch Resort and Spa. I live in Anthem and feels a little like a bubble, and I mean that in the best way. Once you drive up Eastern and get into the Anthem area, everything just feels calmer. We like walking our dog in the morning and we often see the same neighbors and people. It just has a very peaceful feel that’s hard to explain until you experience it.

Inspirada is one of the newer communities and was designed around multiple parks, community events, and terrific new home construction options. Then you have Lake Las Vegas, which feels almost like a resort town with the lake, golf courses, and waterfront restaurants.

Because of this type of planning, Henderson has a lot of parks and walking trails built right into the neighborhoods. It creates a lifestyle where people are outside more, families are at the parks, and neighbors actually see each other regularly.

So, when people ask me about the difference between Las Vegas and Henderson, I always explain that Las Vegas is really a collection of very different areas all tied together. It’s a big, busy city but it has a larger, more varied and often faster pace than Henderson.

LOCATION & ACCESS

Even though Henderson feels quieter and more residential, you’re still very close to everything in Las Vegas. You can hop on the 2-15 and be at airport or the strip in about 15 to 20 minutes. We went to dinner last night at Mother Wolf with friends in the Fountain\blue. It is great because we love being able to go to 5 star restaurants or watch a concert or sports game but but still came home to the quiet feel in Henderson. The location is also very convenient for my clients that travel a lot. We travel to California a lot and Henderson is the first exit when traveling back and forth, vs Summerlin where you are another half an hour out.

And if you don’t want to go to the strip, we have great shopping and dining right in Henderson. I love the District at Green Valley Ranch with restaurants, shops, and events happening throughout the year. People don’t have to leave Henderson for everyday things like groceries, restaurants, and errands.

That’s really the balance I like about living here. You get access to everything Las Vegas offers — the shows, dining, sports, and entertainment — but you’re not living right in the middle of all the traffic and tourism every day.

REAL ESTATE DIFFERENCES

Henderson

In Henderson, you really see a wide range of housing, but most of it is built within well-planned communities. Entry level homes in Henderson typically start in the high $300,000s to low $400,000s, and from there prices can go all the way into the multi-million dollar luxury range depending on the community, views, and custom homes.

You’ll find a lot of different property types here. There are condos and townhomes, especially in areas like Green Valley Ranch and Lake Las Vegas, and Henderson also has a large number of age-restricted communities including Sun City Anthem, Sun City MacDonald Highlands, Del Webb Lake Las Vegas, Heritage in Cadence, and Terra Bella. Those communities are designed specifically for active adults and often include clubhouses, fitness centers, pools, and social activities.

Henderson also has some of the most desirable gated and guard-gated luxury communities like Anthem Country Club, MacDonald Highlands, Ascaya, SouthShore at Lake Las Vegas, and Green Valley Ranch Estates.

While, Las Vegas offers a broader mix simply because the city is much larger and has been growing for a longer period of time. In Las Vegas you’ll find everything from older established neighborhoods built in the 1970s and 80s, to newer development happening in the southwest part of town. Las Vegas also has some incredible luxury communities, especially in Summerlin with guard-gated areas like The Ridges, Red Rock Country Club, and Tournament Hills, along with Southern Highlands Golf Club, which is one of the most exclusive guard-gated communities on the south side of the valley. You’ll also see more urban-style living options in Las Vegas, particularly closer to the Strip and downtown, where there are high-rise and mid-rise condo buildings.

WHY I PERSONALLY CHOSE HENDERSON

“For me personally, Henderson just checked more boxes.”

I truly love living here. It’s the little everyday things. I’ll meet friends for lunch at The District, or my husband John and I will go to dinner at some of our favorite restaurants off Eastern. When our team meets for breakfast at Craft Kitchen, I almost always run into someone I know. Henderson just has that small community feel where you see familiar faces all the time.

We also really love our home and the lifestyle here. In Anthem Country Club we have that three-mile walking loop, so John and I like walking the dog. The weather is fantastic during the winter, and we get out early to walk in the summers. The views are incredible and it’s just peaceful.

My office is in Henderson too, so everything in my day-to-day life is close and convenient.

When our kids were young, we lived in Southern Highlands in Las Vegas and loved it. But we eventually moved to Henderson so our sons could attend Coronado High School. Once we moved up to Anthem, we just fell in love with the community and the area and we love our life here.

WHO EACH AREA IS BEST FOR

When clients ask me whether Henderson or Las Vegas is better, the honest answer is that it really depends on your lifestyle.

Henderson tends to attract buyers who want more of a neighborhood feel families, relocation buyers, or people who like living in master-planned communities where you have parks, trails, and local shopping close by. It’s a little smaller, quieter and more suburban, which a lot of people really appreciate.

Las Vegas can be a great fit for buyers who want something more urban, people who work closer to the Strip, or those who like being closer to the nightlife and entertainment side of the city. It also works well for buyers like Summerlin or the Southwest.

What I’ve found over the years is that people who live in Las Vegas usually love their area, and people who live in Henderson really love Henderson. There really isn’t a wrong choice. It’s more about finding the right community that fits your lifestyle and what you enjoy day to day.
