ILiving in Inspirada: Is This One of Henderson’s Best Communities?
“If you’re considering Henderson, Inspirada is probably a community you’ve come across, but what is it actually like to live here, and is it still one of the best communities in Henderson?”
“Today I’m going to take you through a couple different parts of Inspirada and give you an idea of what it feels like to actually live here.”
LOCATION 1 | COMMUNITY ENTRANCE / MAIN AREA
Inspirada has a terrific location. It is located on the west side of Henderson. You’re just near St. Rose Parkway with easy access back toward the I-15 and the 2-15 and one of the best locations for traveling back and forth to California.
You’re removed from some of the busier parts of the valley, but you’re not isolated. There is so many exciting things happening in the area. We have the Costco shopping center with restraunts and shops. The Chicken and Pickle, the new Southern Hills Hospital plus so the West Henderson Fieldhouse under construction which will be a huge sports and entertainment complex and the Centurion at Inspirada Town Center that started earlier this year with Sprouts Farmers Market and other shops planned.
This community broke ground back in 2007, right before the recession hit, and construction slowed for a few years. Fast forward to today, Inspirada is sitting at more than 5,000 homes and is getting close to the full build-out, with builders like Toll Brothers, KB Home, and Tri Pointe down to their final handful of new-construction lots so this is one of those communities that has an interesting combination of newer construction and neighborhoods that have now had years to mature. As far as homes go, there’s real range here. You’ve got attached townhomes currently starting at $385,000, move-up single-family homes in the $500s to $700s, and then gated, higher-end sections like Alterra and the Toll Brothers Luxury Collection that run in the $900s and past $1.2 million.
Inspirada is a master planned community so the parks, walking paths and gathering areas were intentionally woven into the neighborhoods from the start and throughout the community there are more than 85 acres of parks and over 35 miles of trails linking the neighborhoods together. You have parks like Solista, Aventura, Potenza and Capriola, along with pools, splash areas, sports courts, dog areas, pickle courts and trails. That creates a very different feeling because as you drive around, you’re constantly seeing people outside walking, exercising or enjoying being at one of the parks.
I’ve been selling real estate in this valley for over 30 years, and I’ve watched Inspirada grow from an empty stretch of desert off St. Rose Parkway into one of the most requested communities I get calls about. I remember touring some of the very first model homes out here when people thought this area was ‘in the middle of nowhere’. Now it’s one of the most connected, amenity-packed communities in all of Henderson.
One of the biggest changes I’ve watched as an agent is how Inspirada has filled in. Years ago, you could come down here and there was much more vacant land between neighborhoods. Today it feels like a real community. You have parks being used, established streets, community events and amenities, while at the same time there is still some new construction happening. That’s a pretty unusual combination in Henderson.
And if you’re looking at new construction here, this is where having your own representation matters. New homes can be a great option for buyers because some of the builders are offering incentives such as lower interest rates, paying all of the buyer closing costs and even a credit at the design center.
I always recommend that buyers have their own agent involved before that first visit, because we can compare that brand-new home against resale inventory, look at lot premiums and incentives, and talk about what you’re getting for the price.
Another thing I tell buyers to pay attention to is the lot and the orientation of the house. Is the hot sun going to be setting into your back yard. Is there going to be a 2 story right behind your home looking into the year yard.
I have been in this business for 30 years, and those are the things that don’t always jump out at you when you’re looking at pictures online, but they absolutely affect how you enjoy the house and potentially how it sells later.
And one little real-estate detail I always check here is whether a particular property has any remaining LID assessment. This is a Local Improvement district bond which is an additional fee that is paid on the property.

LOCATION 2 | PARK / RESIDENTIAL AREA
This is really where you see the everyday lifestyle side of Inspirada. Aventura Park alone is over 20 acres and has soccer fields, baseball fields, basketball and tennis courts, and a heated resident pool, and it’s just one of five signature parks in the community. Solista Park has also been used for community activities such as farmers markets and other events, so there is a social component to the neighborhood as well.
When I’m showing somebody Inspirada for the first time, I usually try to bring them through one of these areas because you start to understand why some buyers really connect with the community. You can walk out of your neighborhood and have trails and parks nearby rather than having to get in your car every single time you want to do something outdoors.
If you’ve got kids, it’s also worth knowing that Pinecrest Academy of Nevada Inspirada, the charter school right in the community, has been ranked among the top elementary and middle schools in the entire state for several years running. That’s a big draw for families who choose Inspirada specifically for the schools.
Choosing the right section of Inspirada really comes down to lifestyle, budget, and the type of home you want whether that’s a low-maintenance townhome near the retail corridor, a move-up single-family home near the parks, or a gated luxury home. If you want newer construction and don’t mind a smaller lot, we may look somewhere completely different. If you want a single story, a pool, a three-car garage or more privacy, that narrows our search again.
When I am working with buyers or sellers, I ask a lot of questions. Do you want to walk to a park? Do you care more about having a bigger lot? Do you want new construction, or would you rather have an established resale where the landscaping and window coverings and backyard are already done?
I’ve done this for 30 years, and I can tell you that the buyers who are happiest with their purchase usually aren’t the ones who simply picked the “best” community. They’re the ones who found the part of the community that really fits the way they live.
“So, is Inspirada one of the best communities in Henderson? For the right buyer, I definitely think it deserves to be on the list. But the best community really depends on your lifestyle, your budget, and what you want to be close to. If you’re thinking about moving to Henderson or Las Vegas and you’re trying to figure out which community fits you best, reach out and I’d be happy to help.”
