Living in Seven Hills: Is This One of Henderson’s Best Communities?

If you’re thinking about moving to Henderson, Seven Hills is probably one of the communities you’ve come across. But what is it actually like to live here, and who is this community really a good fit for? Today I’m going to take you though what living here is really like!

LOCATION 1 — COMMUNITY ENTRANCE / MAIN AREA

Seven Hills is one of Henderson’s more established master-planned communities, located in the southern part of Henderson, near Saint Rose Parkway and Eastern. Development really got going in 1996, which is the same year I started in Real Estate. I remember this was one of the most desirable new home communities then. I loved showing the new model homes to buyers. Today the community covers approximately 1,300 acres with about 25 different neighborhoods. My office is located at the corner of Seven Hills Parkway and Horizon Ridge. I have 3 homes listed for sale currently in the community and Seven Hills is still one of my favorite areas!

Fun Fact is it is actually named after the seven hills of Rome, which is why you’ll see street and neighborhood names like Palazzo Monte, Villa Villagio, and Meridiana, and parks named after composers like Puccini, Vivaldi, and Sonata.

And something else that makes Seven Hills unique is the golf course. Right in the community is the former Rio Secco Golf Club, now called Serket Golf Club. It’s a beautiful golf course known for its dramatic elevations and views of the Las Vegas Strip.

I have clients that just sold their home in Seven Hills and moved to be closer to their family in Utah. They loved their house and community, and he enjoyed golfing at Serket and meeting with friends several times a week there. This is something to keep in mind if you’re a golfer. Serket offers something called an Executive Pass. It’s $12,400 for the first year and currently $9,400 annually for returning passholders. That includes unlimited golf and use of the practice facilities.

And to put that into perspective, I live in Anthem Country Club, where the golf membership initiation fee is currently $75,000, plus monthly dues. Now, Anthem is a private country club with additional amenities, so it’s a different experience. But if you’re primarily interested in playing golf, I think Serket offers an attractive alternative without that large upfront initiation fee.

I am told the Executive Pass is currently sold out, so you would need to get on their waiting list. However, my client just turned in his membership so I am not sure what the wait currently is and Serket is a public golf course, so you can still book individual rounds.

And you don’t have to be a golfer to enjoy Seven Hills. The golf course, hillside setting, and beautiful landscaping are part of what gives the community its character.

You’ll see a lot of Mediterranean and Tuscan inspired architecture with tile roofs, stucco, and arched entries, which fits that original Italian theme. Seven Hills has a variety of neighborhoods, including the guard gated custom home communities like Terracina and Venecia and Rapallo with prices starting at just over $2,000,000 to the highest recent closing at $6,500,000. One of my favorite communities is Renaissance which is a guard-gated neighborhood of semi-custom homes built by Pardee in the early 2000s, and it borders the golf course on three sides. I just sold a home on Botticelli in the community which is a nice single story with 2,850 sqft, a pool and spa and views for $1,150,000.

I just listed this home at 1529 Via Salaria Court. It is a large home with 4,531 sqft in Palazo Monte which is a gated community. This home is listed at $1,199,000. It has a pool and spa and was recently remodeled. One of the things that my clients loved about this home was the private rear yard. Their kids are grown and moved out so they are downsizing into a single story.

Then on the more affordable end, neighborhoods like The Terraces and Naples offer smaller homes with prices in the mid $400,000 to $600,000.

Seven Hills master association HOA fee is $73 a month. Then a lot of neighborhoods have an additional sub-association.

LOCATION 3 — PARK / EVERYDAY LIFESTYLE AREA

Seven Hills has some of the best parks in Henderson with the Allegro, Vivaldi, Sonata, and Puccini park. You will see kids at soccer practice at the parks. I have clients that sold a home not long ago that backed Sonata Park. They loved walking their dogs there and often saw bunnies. The Seven Hills Trail is two and a half miles connecting several of these parks, and it’s a really popular spot for morning walks or walking the dogs.

Seven Hills has a terrific location and is close to everything. The I-215 is just a few minutes away, so is shopping and dining along Eastern and St. Rose Parkway such as the nearby Costco shopping center and all of the terrific restaurants off Eastern. Green Valley and Anthem are both minutes away.

One thing I like to be upfront about: part of Seven Hills is close to Henderson Executive Airport, which handles smaller private planes. Some people never notice it, and some do, so it’s worth spending time near a home at different times of day before you buy.

So why would someone choose Seven Hills over a newer master-planned community like Inspirada or Cadence? For a lot of my buyers, it comes down to maturity. You get big trees, established neighborhoods, and the views and hillside setting that the flatter, newer communities just can’t recreate. You’re also not living next to years of construction.

And another really important reason families consider this area is the schools. Many of the homes in Seven Hills are zoned for Del Webb Middle School and Coronado High School, two schools that have been very popular with families moving to this part of Henderson. I moved into the area because I wanted my sons to attend those schools. Both of my boys absolutely loved Coronado Highschool. They participated in the Advanced Placement Academy, which offers college-level AP courses. So, when I talk to families who are relocating to Henderson and schools are a priority, I completely understand how important that decision can be. It was something that mattered a great deal to our family, too.

Seven Hills may be a good fit if… You prefer an established neighborhood and you like mature landscaping, you love golf and want the conveyance of the Serket Golf Course. You want a home with mountain or Strip views and you like the terrific location.

So that’s a look at Seven Hills! I think it has so much to offer. If you’re considering making a move to Henderson or Las Vegas, I’d love to help you explore the different communities and find the right fit!
