Moving to Nevada? Henderson or Las Vegas – Here’s the Real Difference

Thinking about moving to Southern Nevada but can’t decide between Henderson or Las Vegas? These two cities may share a border, but the lifestyle is completely different. Let’s break down the key differences so you can decide where you should move this year.

Lifestyle & Community

When people ask me what it’s really like living in Henderson versus Las Vegas, I tell them it comes down to pace and personality. Henderson has a true community feel, it’s quieter and very family oriented. I live here myself, and one of my favorite things is walking our dogs around our community Loop. Henderson has that small-town comfort, but with all the amenities of a big city. I often see friends and other agents I know when I am at the District at Green Valley Ranch. My husband and I went to dinner recently at North Italia and stopped into Anthropologie first. I saw my friend Ellen shopping there and our friends Shannon and Mark at the restaurant. The master planned communities like Anthem, Inspirada and Lake Las Vegas offer activities and weekend events that really bring the community feel.

Now, Las Vegas has a completely different vibe and that’s what makes it great in its own way. Areas like Summerlin and the northwest part of the valley offer master-planned communities that rival Henderson in amenities. Summerlin is huge with trails, parks and the nearby Downtown Summerlin with shops and restaurants. There is a lot to offer which gives you more options but maybe not that small town feel. The southwest part of town has a lot going on with the newer Durango Station and the many commercial developments happening in the area. We have many individual neighborhoods and the master planned communities of Mountain’s Edge and Southern Highlands. We lived in Southern Highlands for 13 years and my in-laws live in Mountain’s Edge!

While Henderson feels calm and established, Las Vegas buzzes with possibility and activity.

Cost of Living

Henderson:

The overall prices of homes in Henderson tend to be a bit pricier than the Las Vegas average, especially in communities like Anthem, Inspirada, and Green Valley Ranch but most residents feel it’s worth it. You’re paying for peace of mind, well-kept neighborhoods and that strong sense of safety Henderson is known for.

When I moved from Southern Highlands located in Las Vegas to Anthem which is in Henderson, I definitely noticed the difference. My utility bills were about the same, but the HOA maintained the parks beautifully and the surrounding area feels more maintained. Even driving around, you can feel the difference.

Las Vegas:

Las Vegas has a much wider range when it comes to cost of living. You can find affordable condos and older single-story homes just minutes from the Strip, new home develpments in the Southwest and far parts of the north. Summerlin is one of the more expensive areas of town with luxury estates that rival high-end California neighborhoods. You will generally find a little more value and bang for your buck in Henderson compared to Summerlin. But because Vegas has so many micro-markets, your cost of living really depends on the neighborhood. Locals often say Henderson feels more suburban and predictable, while Vegas offers more options for every price point and lifestyle.

Location & Convenience

Henderson:

One of the best parts about living in Henderson is how easy it is to get around. You’re about 15 minutes from the airport and roughly 20–25 minutes from the Strip — close enough to enjoy the fun, but far enough to avoid the noise and traffic.

My youngest is attending college in California so we are traveling there about once a month. I always appreciate that Henderson is the first stop back into Nevada and it feels like home as soon as you hit that exit sign. Where Summerlin is another 30 minutes out.

Las Vegas:

If you live in the southwest or near Las Vegas Boulevard, you’re right in the heart of the action near the airport and the Las Vegas Strip. The further you go out, like toward Summerlin or the northwest, the more suburban it feels. Those areas are still convenient, but commutes can be longer if you work near the Strip or airport.

Homes & Real Estate

Henderson:

From a real estate standpoint, Henderson homes tend to hold their value really well. I’ve had clients buy in Anthem years ago who’ve seen steady appreciation and even when other areas dipped, Henderson stayed strong because of its planning, safety, and overall quality of life. One of my recent clients relocated from California, and when they toured Anthem Country Club, they said, “It just feels like neighborhoods in San Diego.” That’s the kind of feedback I hear all the time. I have two listings in Green Valley Ranch, and both are in escrow. Even resale homes built in the early 2000s still show beautifully because of how well-maintained the neighborhoods are. Green Valley Ranch is a desirable area with the district and many amenities. Communities like MacDonald Highlands and Ascaya attract luxury buyers looking for exclusivity and views, while Cadence and Inspirada have become favorites for growing families and first-time buyers who want newer construction with a strong sense of community and Lake Las Vegas has residents who want to enjoy views of the Lake with a resort lifestyle.

Las Vegas:

Las Vegas offers more variety, you can find everything from urban high-rises on the Strip like Panorama Towers or Veer, to historic neighborhoods like Scotch 80s where you get mature trees and mid-century charm. The southwest has exploded with the Durango Station and uncommons while the northwest continues to grow with Skye Canyon and Tule Springs offering modern homes and mountain views.

I have listings in the Ogden off Las Vegas Boulevard and it is terrific for residents that want to be close to the strip. My clients Emily and Steve just purchased a new home in the Quail Cove at Summerlin which is a KB community and their house has terrific views of the city. They moved from Anthem Country Club. That’s the beauty of Vegas real estate, there’s truly something for everyone, depending on what kind of life you want to build here.

So, where should you move this year, Henderson or Las Vegas? Henderson is all about safety, community, and suburban comfort, while Las Vegas is energy, variety, and being close to the action. It all depends on your lifestyle and goals. What I find is that my clients that end up living in Summerlin or the Northwest love it and my clients in Henderson Love it here!
