Researching neighborhoods is a crucial step in finding the best fit for your lifestyle, budget, and preferences when moving to a new city like Las Vegas. Here’s why it’s important and some popular choices for different needs:
The amenities that a community offers can make a significant impact on the community’s feeling and culture. Different neighborhoods offer unique amenities, vibes, and atmospheres, catering to various lifestyles. The great thing about living in Las Vegas is that there are lot of options for different lifestyles. Whether you are looking for a high-rise on the strip with amazing views so you can be right in the middle of the action, or you might prefer the slower paced small town feel of Henderson and Summerlin. If you want resort living, Lake Las Vegas might be the place for you. Researching neighborhoods allows you to identify areas that align with your lifestyle preferences.
I recommend driving around the area on the weekend or during the evening to see how the community feels when most neighbors are home. This is a great way to see what the community is really like. With new development communities you must be careful. Of course, they look great when you’re viewing the model homes. It is important to look at the streets that have been completed in the development. Are there ample parking spaces for the homes? What is the surrounding area like? Drive around the community and surrounding area!
Some Popular Neighborhood Choices in Las Vegas are Summerlin and Henderson.

Renting remains popular, especially among younger demographics and transient populations. The rental market is relatively stable with moderate increases in rent prices.
Now on to buying. Buying a home in Las Vegas has been attractive due to relatively affordable housing prices compared to other areas. The median home price in Las Vegas is around $450,000. We currently have low supply, and we are in a Sellers’ market. However, changing interest rates have been impacting demand. We saw things slow in June of 2023 as interest rates went up. Things picked up at the beginning of this year with Buyers believing that interest rates will be reduced. Our market does change month by month depending upon demand.
3. Financial Preparation
One of your first steps if you plan to get a loan, is to get pre-approved. This can give you a competitive edge. Sellers often prefer buyers who have their financing sorted out. There is a difference between pre-approved and pre-qualified. Pre-approved buyers have taken the next steps to provide documentation to their lender.
The downpayment amount you’ll can vary depending on the type of mortgage you qualify for. Generally, with an FHA loan the buyer can put as low as 3.5% down. Veteran buyers can qualify for a VA loan with $1 down. Typically, conventional loans have 5% to 20% down or more.
4. Making the Move
When hiring movers, research several moving Companies: Look for reputable moving companies with positive reviews and a good track record. Websites like Yelp, Google Reviews, and Angie’s List can provide valuable insights. Contact several moving companies to get quotes and compare prices. Be sure to inquire about additional services such as packing, unpacking, and storage if needed. Please keep in mind that the least expensive mover is not always the best option. It can cost a lot of money if they break items, and you must fight to get reimbursed for the cost to repair or replace the item.

Don’t forget to schedule your utilities for the home. I usually recommend to my buyers to schedule utilities on the day before closing and I recommend to my sellers to schedule them off the day after closing. This way the utilities just transfer from the Seller into the Buyer’s name. If the gas is shut off and must be physically turned back on the gas company must come out and inspect the home to turn it back on.
5. Getting Settled
When moving into a home you want to do the exact opposite of what I recommend to my Sellers. I always recommend depersonalizing by removing personal pictures and items. When buying, it’s all about making it personal. Adding familiar items such as photos, artwork, and furniture can make the space feel more comfortable and welcoming.
How do you make friends in a new town? The easiest way to meet new people s is through work or the kid’s school. Other great ways to meet friends are through church, community events, volunteering and local groups. You can also join Meetup Groups through online platforms like Meetup.com.

6. Legal and Administrative Tasks
Finally, some legal items to keep in mind for your move. Within 30 days of establishing residency in Nevada, you are required to obtain a Nevada driver’s license and register your vehicle. You can schedule an appointment online before going in person to the DMV. You will need proof of identity and residency.
Don’t forget to update your address on important documents such as your passport, professional licenses, and insurance policies. Notify your employer, schools, and any other relevant parties of your change of address.
