The guard gated front entrance is staffed 24 hours a day and visitors must show a photo ID for entry. Residents are provided a transponder sticker that attaches to their vehicle headlight allowing access through the resident lane. Once to drive through the gates of Anthem Country Club you will discover just how special this community is. Most of the Anthem Country Club home sites are situated golf front or along open space. Many of the lots offer spectacular views!

The semi-custom homes here developed by Del Webb and Pulte a range from 1260 square feet to slightly over 5000 square feet. Within the double gated areas, the custom luxury estate homes are up to 16,000 square feet. You will be surprised to know that there are many homes in Anthem Country Club that have a basement. Values start in the high $600’s and go up to multi-millions. Anthem Country Club is desirable, and buyers watch for homes to become available in the community. Behind the gates, Anthem Country Club is a diverse and friendly community of people of all ages. You will meet doctors, lawyers and even some famous entertainers!
Con #1: High Cost of Living
As Anthem Country Club is a guard gated community the HOA fees are higher than other non-guard gated neighborhoods. The fees are $860 quarterly. Golf and social memberships are additional and not required as a resident of the community.
Currently a Golf Memberships costs $40,000 initiation and $1,215 per month. The social membership is $5,000 Initiation fee and $350 per month.
Con #2: Strict Community Rules
Anthem Country Club has regulations and rules. Residents must make sure the home’s landscaping and exterior paint colors comply with the Design Guidelines within the community. Rules include no short-term rentals such as AIRBNB’s or renting the home for less than 30 days. There are restrictions on residents parking on the street overnight. The speed limit in the community is 25 on the main loop and 15 on side streets. You often will find guards with speed guns watching cars go by. If your registered guest is caught speeding, you will receive a $100 fine!
Within the social and golf club there is a dress code as “Country Club Smart Casual” and members have restrictions on attire allowed within the club.
Con #3: Limited Availability
There is demand for buyers looking to move into Anthem Country Club. Many homes sell quickly and overall, there is low supply within the community. I have personally sold 3 homes in the community in the last couple of months and all sold within a week. A lot of purchasers view the neighborhood as prestigious, and properties here tend to sell quickly.

Anthem Country Club is in Henderson, Nevada and some distance from the Las Vegas strip and amenities of downtown. It can take 20 minutes to get to the airport or restaurants and shopping on located Strip.
