Both neighborhoods are in Henderson and within the master planned community of Anthem. Both neighborhoods have a terrific location with quick access to the I-15 for traveling across town or to California. Both communities were built by Del Web/Pulte and have homes built starting in the early 2000’s around 2004 and are large neighborhoods with Anthem Country Club having over 7,000 homes and Sun City Anthem having around 10,000 homes.
Both offer single story homes and social activities for residents!
Now here is where they differ. Sun City Anthem: is age restricted focused on adults 55 or over.
Anthem Country Club is A guard-gated luxury neighborhood that’s not age-restricted.
Homes & Architecture
Sun City Anthem: The homes are designed with retiree friendly layouts, many of the models have casitas. Many homes feature open floorplans, low-maintenance yards, and even some stunning Strip, golf course or mountain views.
Anthem Country Club: A mix of custom estates and semi-custom homes with single story and two-story floor plans. Many of the homes have larger lots with pools and expansive outdoor living spaces designed for entertaining.
Some Sun City Anthem homes have pools, but they are not as common as there.
Amenities
Sun City Anthem: There are three recreation centers, social events tailored for retirees and empty nesters and dozens of clubs. You can find a club for pretty any hobby which makes it a great way to meet friends with similar interests. Residents enjoy multiple pools, fitness centers, indoor walking tracks, tennis and pickleball courts, and even arts and crafts studios. All these amenities are included in the HOA fee which is terrific. As of 2025 The HOA fee is $447 quarterly. The community surrounds the Revere Golf Club which is a public course. You get a lot included with this community!
Anthem Country Club: I live in Anthem Country Club and absolutely love the community. It is a guard gated community. Amenities are centered on luxury and exclusivity There are several ponds and water features throughout the community. The full neighborhood surrounds a 3-mile loop which we love walking our dogs around. As of 2025 the HOA fee is $1063 quarterly. Residents can purchase a social or golf membership. Members enjoy use of the clubhouse and two restaurants with multiple activities such as bunco which is fun for us ladies, social meet ups fun dinners like our recent Italian night and holiday events. The fitness center with classes, tennis courts, pickle ball courts and a huge pool area. I really like the yoga classes. In 2025 the membership fees are as follows, be sure to reach out personally for the most up to date information. The social membership initiation fee is $5,000 and the monthly dues are $390. Golf members have additional access to the private Anthem Country Club Golf Course. The initiation fee is $75,000 and $1,270 a month.
Community Atmosphere
Sun City Anthem: The vibe is social, busy, and age targeted. Neighbors often get together. It is focused on age restricted residents and events designed specifically for retirees and empty nesters. You don’t see young families and kids participating in community events. It is perfect if you’re looking for an active, social environment.
Anthem Country Club: Not age-restricted, this is a luxury country club neighborhood. The lifestyle centers around golf, dining, and a more private, exclusive environment. You will see families with kids enjoying the amenities!
Homes & Real Estate
Sun City Anthem: Offers affordable to mid-range homes, mostly single-story with retiree friendly designs. Great for low-maintenance living. Home prices start around $350,000 for the townhomes and go into the high $1,500,000. I have a nice townhome listed for $399,000. The median price is $575,000.
Anthem Country Club: Known for custom estates and semi-custom luxury homes, many with golf frontage. Perfect for those seeking a luxury statement home. Home prices start around $650,000. I currently have a property in escrow listed at $650,000. Prices go up to around $10,000,000 for some of the large custom estates. The median price is slightly over $1,500,000.
So, what’s the real difference between Sun City Anthem and Anthem Country Club? Sun City Anthem is perfect if you’re looking for active 55+ living with tons of amenities and social activities. Anthem Country Club is the choice if you want privacy, luxury, and the exclusivity of a guard-gated golf community. Both are incredible, it just depends on your lifestyle.
