The Real Reason People Move Out of Anthem Country Club!

Would I MOVE from ANTHEM COUNTRY CLUB, Henderson, NV?

Living in Anthem Country Club has been an absolute dream—but lately, people keep asking me: Would you ever leave? And honestly… it’s a fair question! In this video, I’m breaking down the real reasons someone might consider moving out of Anthem Country Club—especially as a parent with kids in high school—and why my answer might surprise you. If you love where you live, what would it actually take to make you move?

REASON #1: SCHOOL DISTRICT PREFERENCES

We moved our family from Southern Highlands to Anthem Country Club several years ago so my sons could attend Coronado High School. I do have several friends and clients in the community whose kids attend magnet schools or private Gorman high school. Some families have moved to be near those schools for the kids.

There are great schools around Anthem, but depending on your child’s goals, a move might make sense.

REASON #2: MOVE TO A NEW BRAND-NEW CONSTRUCTION HOME

Some people are ready for a brand-new construction home. The homes in Anthem Country Club were mostly built 20 to 25 years ago, and while they’re solid and beautifully designed, many of the semi-custom homes could use some updating. I’ve had quite a few clients take on those remodels and the results can be absolutely stunning. But not everyone wants to go through the process of renovating. Some clients don’t even know where to start, and that’s totally understandable. I have a terrific decorator and contractor that I refer to clients. We used them both to remodel our home. Both live in the community and do a lot of work here!

For some buyers, the idea of moving into something brand new is really appealing. The challenge is, there just aren’t a lot of options for new luxury construction in this part of Henderson. You’ve got the Skyvu homes up in MacDonald Highlands and the new condo community, The Canyons in Ascaya being built by Blue Heron, but those communities have a completely different vibe. They’re beautiful, no doubt, but they don’t always offer the same sense of community or established feel that Anthem does.

So, what ends up happening is that some people will wait. They’ll keep an eye out for a remodeled home in Anthem, hoping the right one comes along. And honestly, it often does, if you’re patient.

REASON #3: Needing More (or Less) Space

Kids growing up = space gets tight, or maybe you’re downsizing as they near graduation. I have a lot of clients who have sold in Anthem Country Club and moved into the nearby Sun City Anthem that is age restricted. They now don’t need the big house and prefer the age restricted community with less young kids in the area. It is actually pretty common. I know a lot of clients who live in the Terra Bella Condos in Anthem. These are age restricted also and clients who I have had move out of Anthem Country Club prefer the low maintenance of those condos!

Your dream home 10 years ago might not match your life right now, and that’s okay.

REASON #4: Lifestyle Shift

I have clients who were separated and the wife moved to Inspirada. She liked the idea of the smaller yard and many parks in Inspirada that offered a different vibe.

Some clients want to be closer to Downtown Summerlin or in one of the many high-rises on the strip. Anthem’s peace and quiet is amazing but if you’re craving nightlife and excitement, there is nothing like living on the Las Vegas Strip!

REASON #5: Work Commute or Daily Convenience

I had clients that worked for the Clark Country School district. The wife was transferred to a school in the Northwest. She loved her job but not the commute. She would take Eastern to the 2-15 to the I-15 and then the I-95. It took over 45 minutes to get to work and sometimes an hour to get home. She loved the community, but it really wasn’t worth the time she spent driving back and forth so they moved to a home closer to her school. While Henderson is well-connected, driving to Summerlin or the Northwest daily adds up

REASON #6: HOA Preferences and Fees
Some homeowners want more freedom with landscaping, solar installs, or exterior changes. Anthem Country Club has strict design guidelines—some love it, some don’t. Also, our HOA fee is $1,063.58 quarterly. This fee has gone up over the last 10 years. The fee includes the guard gate and amenities within the community. Anthem Country Club is unique in that the whole community is designed around our 3-mile loop with natural reserves around that create a buffer between the homes and communities. The open space provides natural beauty so many of the homes have terrific views of the golf course, the Las Vegas Strip. However, some residents prefer to move to a community with less restrictive or less costly HOA fees.

REASON #7: Financial Planning or Retirement

Some families want to pull equity out or prepare for upcoming college tuition. Or for those looking to retire, you can pay off your mortgage here and possibly have enough equity to purchase the next home cash or with a small mortgage.

Most residents in Anthem Country Club have a lot of equity. The homes here are desirable, and buyers watch for homes to come available. Even if you love your home, sometimes the numbers tell you it’s time.

Selling while the market’s strong can give families more flexibility—whether it’s travel, downsizing, or investing.

WHY I’M NOT LEAVING ANYTIME SOON
We are truly living in our dream home. We were living in the community in another 2-story home and kept seeing this home as we were walking on the loop. We kept pointing to it and saying that is our dream home someday. It literally fell in our lap when a friend told us about the home available as a for sale by owner at a very reasonable price. We were able to secure the home and remodel it right before Covid hit. We feel the universe brought to us and we love our home!

We enjoy walking our dogs around the loop. It is a perfect way to get exercise and enjoy nature and the views! I really haven’t found anything like that anywhere else!

At the end of the day, Anthem still checks the boxes that matter most to us—and that’s why we’re staying put.

Here’s the thing everyone’s season of life is different. And that’s okay. What works for you today might not be the same thing that works for you a year from now, or even six months from now. That’s something I’ve seen over and over again with my clients, and even in my own life.

I’ve had clients who moved in thinking they’d be here a few years, and 15 years later, they’re still waving to neighbors on morning walks. And I’ve had others who loved it, but life changed—maybe they needed to be closer to family, or wanted a smaller space, or a different kind of lifestyle and that was okay too.
