The Top Henderson Neighborhoods That Have An HOA

You’ve probably heard people complain about HOAs—but what if I told you that in Henderson, some of the best neighborhoods actually have one?

What’s your current take on HOAs—dealbreaker or must-have? Would you pay more monthly if it meant less stress and a beautiful neighborhood?

  1. MacDonald Highlands

MacDonald Highlands is one of the top luxury home communities in Henderson. The Homeowner association fee is $330/month. What you’re paying for is the guard gate, all the common areas including multiple parks within the community, the walking trails, and security. The lifestyle of MacDonald Highlands includes the Dragon Ridge Country Club with the private 18-hole golf course, the club house, dining, fitness center, tennis complex and fitness classes. The social and golf memberships are an additional fee.
What makes MacDonald Highlands so special is the mix of different types of properties. There are custom estates by some of the best builders in town.
There is also the SkyVu (and the Vu collections), these new construction semi-custom homes are built by Christopher Homes with modern finishes and amazing views. And of course, the original track homes built in 2000 by Toll Brothers. These homes are all resale now which is a great way to get into the neighborhood. Many of the homes have been remodeled and updated.
Finally, there is even high-rise luxury condo residences built by the Four Seasons Resorts! Located on a private 12-acre site within MacDonald Highlands, there are 2 towers and 171 condos with amenities including concierge, valet, pools and even Wolfgang Puck dining.
MacDonald Highlands is great for buyers looking for luxury homes, enjoy golf or some of the many amenities offered within the community and lifestyle here!

  1. Inspirada

Inspirada is a master planned community with lots of parks, resident pools, and year-round activities for homeowners to enjoy. You’ll see families out at large 20-acre Aventura Park with lot’s of play space, sports courts, dog park, and splash pad. The Solista Park hosts a farmer’s market twice a month and lots of other and community gatherings.
The HOA fees for the Inspirada Homeowner Association vary depending upon the neighborhood with the fees starting at $255/quarterly. The fee includes the maintenance of all of the common-area landscaping, parks and trails, residents’ pools, Community Center, and community events.
Some neighborhoods have a higher fee, for example Toll Brothers collections include access to a private clubhouse with its own fee (about $41 additional a month). Many communities are gated and there are several townhome and condo communities with amenities and a higher fee.
Who it fits: families, dog owners, and first-time buyers who want walkable parks, resident pools, and frequent neighborhood events—basically, an active lifestyle with easy community connection.

  1. Green Valley Ranch

Green Valley Ranch is a master planned community with most of the homes built in the mid 1990’s. This community have mature landscaping and trees, miles of walking paths, and easy walkability to The District and Green Valley Ranch Station with shops and restaurants. Residence can enjoy meeting friends for lunch at Rachel’s kitchen or shop at Anthropology and the weekly the farmers market or enjoy dinner at North Italia or Hanks.
On costs, the master HOA is $75/month. The sub association fees for the townhomes/condos or gated communities vary. For example, I have a listing in Green Valley Ranch Estate which is a guard gated community and the association $431 a month plus $75 master association so a total of $506 monthly. This community is a guard gated community within Green Valley Ranch so the HOA fees includes the guard gate and park.
Who it fits: professionals and families who want an established neighborhood with low fees, walkability, and great nearby conveniences—all the Henderson lifestyle perks without paying resort-level dues.

  1. Lake Las Vegas

Lake Las Vegas is a master planned community with a Lake! It delivers that “every day feels like vacation” vibe with water views, nearby resorts and walking trails.
Every home in Lake Las Vegas pays the Lake Las Vegas Master Homeowner Association (HOA) fee which is $153 a month. This includes the maintenance of the Lake, walking trails, community areas and amenities. It is important that you check out what the additional sub-HOA fees are for each individual community. For example, South Shore dues around $842–$1,017 per quarter (varies by enclave) in addition to the master. What you get here is the double gate, roving patrol, and South Shore’s beautifully maintained streets.
Some of the condo communities have 3 HOA’s that are $800 to $1,300 per month between all 3 HOA dues. The fees include utilities and maintenance of the buildings and common areas.
The Lake Las Vegas Sports Club includes the gym, pools, classes, pickleball and tennis courts and social activities. The membership is optional and not in the HOA. Typical monthly dues start around $185 for a single person, with couple and family tiers available. Golf memberships costs are additional as well.
Who this fits:
Retirees, remote workers, golfers, active residents and anyone who wants serenity, scenery, and a resort style living!

  1. Cadence

Cadence, located in east Henderson, is the number 1 community in all of Las Vegas and Henderson for sales. In fact, the community has earned a top spot (No. 3 nationally) in home sales among U.S. master planned communities!
Cadence spans roughly 2,200 acres and plans to host over 12,000 homes along with nearly 50-acre Central Park. On costs, the Master Association is $225/quarter or $75. Those funds help maintain parks, trails, open space, and community-wide services and events.
There are several communities within Cadence from Built by well-known names like Richmond American, Woodside Homes, and Century Communities. Cadence has something for just about everyone, with townhomes, single story starter homes to large two-story homes. The guard gated Heritage is an age restricted community with pools and club house for residents. The sub-HOA fees vary in each community with Heritage at $195 a month.
Why people like it: you get well-kept parks, trails, pool and splash pads with a low master fee, plus plenty of new construction options from multiple builders as the community continues to grow. It’s a great fit for budget-conscious first-time and move-up buyers who still want access to clean, well-maintained spaces and an active neighborhood vibe.
