The TRUTH About Living in Henderson, NV (Pros, Cons & Reality Check!)
PRO #1: Safe, Clean, and Family-Friendly
One of the biggest reasons I love calling Henderson home is how safe and cared-for it feels. When my boys were younger, we spent every weekend watching my son’s soccer games at Anthem Park. And now we love taking my dogs, Loki and Thor, out for a morning or evening walk and I’ll see families walking and people chatting in their driveway.
When I drive through neighborhoods like Green Valley Ranch or Inspirada for showings, I always notice how neighbors are out at the parks. My buyer, Janet relocated from Los Angeles and was amazed at how nice Green Valley Ranch is. She loves walking in the mornings and has met several other moms already! She says, “I love dropping my daughter off at school and then getting my morning walk in”.
CON #1: It’s Not Cheap Anymore
Henderson isn’t the bargain it used to be. When I first started selling homes here years ago, you could get a beautiful home in a great neighborhood for what feels like half of today’s prices. I remember when we bought our first home in Pebble Creek in Henderson. We bought it for $250,000 that same house recently sold for over $400,000. We had the downfall in 2008 but over the last 10 – 15 years values have gone up significantly!
But here’s the good news: prices have come down a bit recently, and we’re seeing homes become more affordable again. It’s not like the huge jumps we saw in 2021 and 2022. For buyers who’ve been waiting on the sidelines, this is one of the better times in the past few years to find value.
Of course, Henderson’s overall cost of living is still higher than some other parts of the valley. Groceries, utilities, and HOA fees can add up, and dining out at spots like North Italia or King’s Fish House at The District isn’t what I’d call “cheap date night” anymore.
If you love being outdoors, Henderson is great. I really do love our fall and winters here because you can enjoy the outdoors, it is great with weather in the 70’s and 80’s! We have over 80 parks and miles of trails. I have a lot of clients and friends that golf several times a week, all year long! Some of my favorite clients, Emily and Joe, love living in Lake Las Vegas. Joe rides his bikes on the trails every morning to stay fit! We’re also spoiled with our location because it is just a short drive to Red Rock or Lake Mead. My mom and Stepdad are now retired and love going for long walks and just went for a long afternoon walk at Redrock!
CON #2: The Summer Heat
Now, let’s talk about the flip side, our summers. This last summer wasn’t too bad, but the summer before was very hot. This last July we had several days with temperatures even over 110 degrees. No one walks their dogs at noon. We’re out early in the morning. Summer in Henderson is like winter in other parts of the country, you still go out, you just adjust your schedule.
Even though we’ve learned to live with it, the AC bills are definitely part of the lifestyle here. I remember one July when our bill hit over $500. But the good news is that the homes here are built for it. Most have great insulation, efficient HVAC systems, and communities with plenty of indoor amenities like gyms, clubhouses, and even shaded parks. The heat is real, but so is the sunshine and honestly, I’d take a hot, dry summer over shoveling snow any day.
PRO #3: Close to Everything, Yet Peaceful
One of my favorite things about living in Henderson is that you really get the best of both worlds. We like to call Anthem the bubble. We love our bubble and have terrific restaurants like Craft Kitchen and the nearby District restaurants! We mostly stay in the area on weekends and are pretty much homebodies! However, we are so close to everything. I can be at the airport or on the Strip in about 15–20 minutes and we do enjoy going out on special occasions! We are seeing the Eagles at the Sphere. Our team just got us a gift card to Barboheme as a gift. So, we went on first Friday and walked around to see some of the fun before enjoying that amazing dinner. We just booked Hell’s Kitchen again for our Team Christmas lunch.
It’s the same for day-to-day life everything you need is right here. Great shopping at The District, Costco, Whole Foods. Henderson has this perfect balance you can live in a calm neighborhood, but you’re never far from great restaurants, entertainment, or the airport when it’s time for a trip.
CON #3: Traffic & Growth
Of course, with all that convenience and popularity comes a little growing pain. Henderson has been one of the fastest growing cities in the country for years, and you can feel it in some areas. Roads that used to be quiet now have a steady stream of cars during rush hour. Eastern Avenue is the perfect example; it is always busy. Yesterday, I was slightly late for an appointment across town. I had to head all the way down Eastern to hop onto the I-215 during the morning rush. It was a lot! Of course, you know how it goes when you’re running late, I swear I hit every red light and people were going so slow!
Plus, we always seem to have construction going on with new communities, new shopping centers and road construction. I remember when Inspirada was just starting out and it felt like this quiet, kind of out the way and not a lot around it. Now, it’s booming with new homes, coffee shops, and so much planned for the area! It’s wonderful to see the city thriving, but I know that I need to plan around it when showing homes!
PRO #4: Beautiful Master-Planned Communities
One of the things that really sets Henderson apart is how thoughtfully the communities are designed. Whether it’s Green Valley Ranch, Anthem, Lake Las Vegas or Inspirada, each neighborhood feels like its own little world. These communities planned out walking trails, parks, and schools built right in.
Green Valley Ranch will always be one of my favorites. You can grab coffee at The District, go for a walk or meet friends at King’s Fish House for lunch all without leaving your neighborhood. I just took a buyer to my listing in Estates at Green Valley Ranch. She is from Washington, so I drove her around the area. She loved all of the parks and walking trail. I drove her through the District and talked about Green Valley Ranch Casino. She loves the idea of her family and friends visiting and staying right down the street! Anthem has that same community feel, but with Sun City Anthem and Anthem Country Club you get the club houses and activities for residents to participate in! Lake Las Vegas is fantastic with the Lake Las Vegas sports club. I have clients that really enjoy getting together with friends there!
I’ve helped clients buy everything from cozy townhomes to multi-million-dollar estates in these same master-planned areas, and what’s great is that no matter the price point, you still get the same lifestyle. Beautiful landscaping, community pride, and the convenience of having schools, shopping, and recreation right nearby, that’s part of what makes Henderson so special.
CON #4: HOA Rules and Fees
Now, here comes the reality check, most of Henderson’s best communities are HOA-managed. And depending on your personality, that can either be a blessing or a frustration. I find that how strict an HOA really depends on your individual neighbors. If you have people in the community that are on the board and enforcing every rule, it can be a hassle. I have a client right now who listed her home for sale with me. She loves her house but keeps getting notices from the HOA. She is an older woman in her 80’s. One day she didn’t put her garbage cans back right away. She got a notice from her HOA. Of course, by then the garbage cans had been put away for days. Her neighbor is an older gentleman that just complains to the HOA about everything, and she constantly gets notices and so is everyone else on the street. She just wants out!
The fees themselves vary widely; I have a home that just sold in the East part of Henderson on Milan with no HOA. There are still some areas that don’t have fees. Others, like Lake Las Vegas, Anthem Country Club or MacDonald Highlands, have higher fees that cover guard-gated security, fitness centers, golf courses, and clubhouses. Personally, I think the HOAs here do a great job overall, but it’s something to factor in. Some people love the long-term protection of property values, while others find it limiting.
