Thinking About Moving To Henderson

Henderson is about to go through some major changes, new developments, infrastructure upgrades, and shifting market dynamics. If you live here, are thinking of moving here, or investing here, you’ll want to know what 2026 has in store.

Insight #1: Massive Development Projects & Amenities

Henderson is heading into 2026 with over $2.5 billion in planned development, and these projects are bringing real value to residents. We’re seeing everything from luxury residential growth to new sports facilities and upgraded retail centers.

We have a huge indoor sports complex under construction in West Henderson right near the Chicken & Pickle. It will offer multi-court space, turf areas, and family-focused amenities. It is meant for youth tournaments held all over the country that we can’t host during the summer hot months. Now we will be able to have a great year-round place for everyone to be. The planned $70 million facility is expected to open in fall 2026 and add 250 jobs!

We’re also getting The Cliff at Green Valley Ranch. I am very excited about this one because it will add more shops and restaurants in Green Valley Ranch! If you have watched any of my videos you know I love the District and I am all for more shops there!

Of course, we have some major residential real estate new home options happening. There is the Four Seasons Private Residences and the SkyVu Homes by Christopher Homes that is currently under construction in MacDonald Highlands. Ascaya has the new The Canyon Residences built by Blue Heron Homes.

All of these improvements make the area even more desirable. As new amenities come, we often see stronger buyer interest and, in some cases, higher property values. For homeowners, that’s a reassuring trend. For buyers, it can be a great opportunity to get in before all of these projects are fully completed.

Insight #2: Infrastructure & Growth of Industry

One of the reasons I’m excited about Henderson right now we have over 100 manufacturing business in Henderson with more moving here. I was just reading in the recently in the Review-Journal that Haas Automation is building a nearly 2.5-million-square-foot factory in Henderson that will bring around 1,400 new jobs. Another firm, Alton Industry, is building a large manufacturing campus here.

What’s especially encouraging is that Henderson’s growth is no longer tied strictly to tourism or gaming. We’re seeing more companies relocate here for logistics, medical, tech, and light industrial work. That means more local jobs, shorter commutes for residents, and a more balanced and stable economic base for the city.

Insight #3: Lifestyle & Community Evolution

Henderson is really focusing on quality of life. We are seeing plans for more shopping, walkable gathering spaces and places to enjoy entertainment like gambling, watching sports games or a movie. A great example is the addition in Green Valley Ranch. It is set to be an “anti-mall” style with open-air walkways for the shops and restaurants, and will include community event areas. The Inspirada Station project is still moving forward, thanks to recent approvals and expansions, we hope to see construction start soon.

Of course, like any growing city, there are trade-offs. With new development comes construction activity, delays and more traffic. But overall, these additions are designed to enhance the local lifestyle and offer more choices for residents who want everything close to home.

Insight #4: Real Estate & Value Implications

With everything coming into Henderson over the next few years, we’re already seeing certain neighborhoods benefit from increased interest. We will likely continue to see more buyers relocating here for job opportunities, which brings additional demand. Analysts are calling Henderson a smart “lifestyle + investment” market, and I agree!

But it’s also important to remember that new developments bring more housing supply, especially in West and South Henderson. That can give buyers a bit more leverage. Sellers who want top dollar will need to highlight their home’s strengths by updating energy efficiency, or simply being in a prime location where people want to be. I’ve been reminding my sellers that the homes that show well with updates and remodeling or have a desirable location will continue to stand out, even as inventory grows.

I have client in Inspirada who saw this firsthand. She bought a home in the community when it was just starting out and mostly empty desert at the time. As the area develops with more parks, housing and amenities her home value has gone up. When she decided to sell, we had strong activity because buyers wanted her location. She is in one of the town homes directly across from Solista park with all the events like the Farmers Market. It was a great reminder that timing and location really do matter in a growing city like ours.

For anyone thinking of moving into Henderson, focusing on both timing and exact location will make a noticeable difference in long-term value and resale potential.

Insight #5: Why It Matters & What You Should Do

If you already live in Henderson or you’re planning a move here, understanding where the growth is happening gives you a real advantage. Areas near new construction amenities, upgraded roads, or upcoming retail and entertainment centers are happening often see stronger long-term value because buyers want to be close to convenience. A lot is happening near Inspirada and having a good impact on Seven Hills and Anthem. We have projects happening in Green Valley Ranch which will help that community but also Ascaya and MacDonald Highlands. Plus, lot of things happening near Cadence and Lake Las Vegas!

For investors, this is great news for the long-term values in Henderson. For current homeowners, the biggest takeaway is that maintenance and upgrades matter more in a growing city. As newer homes come onto the market, keeping your property updated helps you stay competitive. Even simple improvements such as fresh paint, updated flooring, modern fixtures can make a big impact when buyers have more options.
