Top Things To Remember When SELLING Your Home

Getting ready to sell your home? Don’t make a move without these must-know tips that could help you sell faster and for more money! Here’s what every seller needs to remember to get the best deal!

Highlight Key Features in the Listing

Make sure your listing highlights the most attractive features of your home. If you’ve recently remodeled the kitchen, added energy-efficient appliances, or have a fantastic backyard, make sure these are front and center in your listing description. Professional photos are also a must—they can make a big impact on your home’s online presence, where most buyers start their search.

We take detailed notes room by room of the improvements to use in our marketing. We describe how the buyer will enjoy the property. It is not about describing the house “3 bedrooms and 3 bath single story”. Buying is emotional so tie into the lifestyle of the area, the community and the home.

Be Flexible with Showings

The more flexible you are with showings, the faster your home is likely to sell. Buyers may want to come at different times of the day, and having a rigid schedule can turn them off. I recommend keeping your home as “show-ready” as possible so that you can show the home with short notice when needed. Specifically, when the home first goes on the market. Being open to different scheduling at different times and being accommodated with showing requests—even if it’s a little inconvenient. The more people who see your home, the better your chances of getting a great offer.

Review Offers Carefully and Be Ready to Negotiate

When the offers start coming in, don’t automatically jump on the highest price. Look at the full offer, including contingencies, closing timelines, and buyer financing. A slightly lower offer with fewer contingencies might be a better option. Remember, everything is negotiable, and a good realtor will help you navigate these conversations. Stay open to negotiation, but don’t feel pressured to accept terms that aren’t in your favor. As your realtor, I will guide you through the terms of the offer. I prepare net sheets, and a recap of the offers. So, if we do receive multiple offers, you can compare apples to apples for all the terms of the offers.

Be Mindful of Timing

The time of year you list your home can impact the sale. In Las Vegas, the spring and summer months are typically the most active seasons for real estate, but that doesn’t mean you can’t sell it during fall or winter. Each season has its own advantages. You will find less demand during the holidays but there is also less supply which means less competition for you. Plus, the buyers looking during the holidays are usually much more serious buyers!

Don’t Take Negotiations Personally

It’s easy to get attached to your home and take offers personally but remember that selling a house is a business transaction. If a buyer’s offer seems low or they ask for repairs, don’t let it upset you. I have so many times when we get an offer and my sellers immediately say, “we wouldn’t accept that offer.” Of course not! Let’s still counter the offer. Don’t just reject and get upset. Now many times I get cash investor offers, and I know they won’t come up, so it is not worth wasting our time to counter. However, many times we get a low offer from an interested primary residence buyer who loves the home and wants to live in it but just with a low offer. These are the offers worth responding to and seeing where the negotiations go. Even if you counter back at list price this keeps the ball rolling. If you reject the offer the negotiations are over unless the buyer submits a new offer. Stay focused on your end goal—getting the best possible deal for your property—and let me as your agent handle the tough conversations.
