In this video, I’m going to share the lesser-known challenges of living in this luxury community—like steep cost of living, limited amenities, and stricter rules—so you can go in with both eyes open. Have you ever visited a place that looked perfect… only to find something that didn’t sit right with you?
HIGH COST OF LIVING
Let’s talk about the real cost of living in Ascaya because yes, it’s a luxury community and it does come with a luxury price tag. The master community HOA is $1,000 a month, and if you’re buying in new Blue Heron Villas at The Canyon Residences, there is an additional HOA fee of around $600 on top of that. So, you’re potentially looking at $1,600 a month just in HOA dues. Now, that covers a lot, 24/7 guard-gated security, access to the clubhouse, fitness center, the resort-style pool, tennis and pickleball courts, and all of the community amenities. Plus, for the Canyon Residence homeowners, you also get access to your own private wellness parks, spa-style pools, and extras.
I have a client, Shirley, who is selling her home in Anthem Country Club and considering the new Canyon homes in Ascaya. She loves the new community and wellness focus. The HOA dues in Anthem Country Club are $1063 quarterly. So, she was shocked when she found out the dues would be $1,600 month and said, “Okay, I wasn’t quite ready for how much the HOA is.” It wasn’t a dealbreaker. She is just shifting expectations a bit. So yes, Ascaya is gorgeous. It’s peaceful. It’s exclusive. But it’s smart to go in with a clear understanding of the full monthly picture.
LOW WALKABILITY & FAMILY-FRIENDLY CONCERNS
Something else that surprises people, especially families, is that there are no sidewalks inside the gates at Ascaya. There are nice trails within the community, and they’re great for a morning walk or an evening stroll, but if you’re imagining kids riding bikes to a neighbor’s house or daily family walks with strollers, it’s not really set up for that kind of lifestyle.
I’ve had interested parents ask, “Are there a lot of families in the community?” It is a small community with less than 350 homes including the custom lots and Canyon Residences so there aren’t a lot of young families with kids.
STRICT ARCHITECTURAL & LANDSCAPE GUIDELINES
Something that catches a lot of new residents off guard is how strict Ascaya is when it comes to architectural and landscape guidelines. We’re talking about very specific rules around your home’s paint colors, exterior lighting and landscape design even things like where you can place solar panels or the type of plants you use in your front yard.
As a real estate agent, I like these types of guidelines because it means the community will maintain a high level of luxury and it protects your investment and future values.
HOT WEATHER & MAINTENANCE CHALLENGES
Another thing to really think about when considering Ascaya is the desert climate because it’s not just hot, it’s blistering hot during the summer months. I was touring the community with a client this summer, and the moment we stepped out of the car, he looked at me and said, “Wow, it feels even hotter up here.”
Ascaya’s natural landscape is part of what makes it so stunning with the boulder-lined lots, native desert plants, and minimalist terrain really blend beautifully into the mountainside. But all that stone and open desert can intensify the heat. Without big trees or grassy areas to break it up, the sun radiates off the surfaces, and you can absolutely feel it.
NEW CONSTRUCTION NOISE AND TRAFFIC
One thing that doesn’t always come up when touring the community is the ongoing construction throughout Ascaya. It’s a growing community, and while that’s exciting because it means new homes and rising value, it also means you’re going to deal with some noise, dust, and construction vehicles from time to time. Especially in areas like The Canyon Residences, where entire rows are still being built out, it’s not uncommon to wake up to construction trucks or navigate around temporary fencing.
When I was headed up recently, I got stuck behind a large truck with a huge load of wood on it. The truck was going 5 miles an hour. I just had to sit there and stay behind him. It was inconvenient for a short moment while we headed up Roma Hills but I can’t imagine having to deal with that daily. The peace and quiet Ascaya is known for is there but if you’re moving in while the neighborhood is still evolving, you’ll want to plan for a bit of that day-to-day disruption, especially Monday through Friday.
LIMITED DAY-TO-DAY AMENITIES
One thing that surprises people when they move into Ascaya is how quiet it really is not just in terms of noise, but in how removed it feels from everyday conveniences. There aren’t any walkable cafés, grocery stores, or movie theaters just outside of the gates. No corner coffee shop where you can just pop in for a latte. If you need groceries, takeout, or anything for the kids, you’re hoping in the car. It’s a short drive, maybe 5 to 10 minutes but it can add up.
One of my clients, Mark B., absolutely is considering the Ascaya Community. He had looked at MacDonald highlands homes previously and currently lives in a custom home in the Legacy. He was surprised at how far out the community is from his office and restaurants he was likes. Ascaya offers incredible serenity—but it’s good to think how that fits with your daily routines.
For all the quirks and considerations, there’s a reason people fall in love with Ascaya. The views are absolutely breathtaking, whether it’s the Strip lighting up at night or the sun setting over the mountains. And the architecture? It’s next level. Every home feels like a work of art on top of the world! There’s a calm, elevated atmosphere here and it is intentional. It’s the kind of place where you can exhale.
So, who is Ascaya for? t’s ideal for luxury buyers and buyers that value privacy and views and unparalleled amenities. The canyons are perfect for those who travel often or work remotely and buyers that want a wellness-focused lifestyle. On the flip side, if you’re looking for a walkable community, kid-centric amenities, or you’re watching your budget closely, this probably isn’t the right fit. And that’s okay. Ascaya knows exactly who it’s for and if that sounds like you, it just might be everything you’ve been looking for.
