What Area of Henderson Should I Live In?
So, you want to make Henderson your home, but don’t know what area to live in?
We do call the West area of Henderson West Henderson and I am breaking Henderson into areas by North, South, East and West!
Let’s start by talking about North Henderson. North Henderson has some charming neighborhoods. For instance, there is Green Valley North, Green Valley South and Green Valley Ranch.
Green Valley North is one of the older parts of Henderson, but it’s well-established and has a lot of nice tree-lined streets and parks. It is located right by Sunset Park which is one of the largest parks in Las Vegas. Sunset Park has a huge pond that you can enjoy fishing at. Many of the homes Green Valley north have terrific floorplans with larger bedrooms and large lots with mature landscaping. Some of the neighborhoods do not have an HOA’s so you can park an RV or Boat. The homes here are a little more affordable than in some of the newer developments. The prices start in the mid $300,000s and there are a lot of options in the $400,000s. There are some terrific hidden gem neighborhoods with Ranch homes on large lots that are even zoned for horses. The Green Valley Country Club estates are luxury homes centered around the Wildhorse Golf Course.
My husband grew up in Las Vegas, not far from Green Valley North. He remembers riding his bike on the dirt trails in the area. It is funny how much areas change over the years.
Green Valley North and South are separated by Windmill. Green South is a bit newer compared to the North. It has a more contemporary feel with some newer developments. The homes here tend to be a bit larger and more modern, which might appeal to you if you’re looking for something with more updated features. There are several guard gated communities including Hillsboro Heights, Grand Legacy and the Master Series. Green Valley South boarders the 2-15 so it is very convenient to hop on the freeway and get to the airport or Las Vegas Strip in Minutes. I just sold a home in Hillsboro Heights. The buyers liked the area because of the convenience of traveling back to California and the mature landscaping within the community.
Green Valley Ranch is a master-planned community within the North part of Henderson, and it’s just beautiful. The whole area has an upscale, yet comfortable feel to it. The streets are lined with trees, the landscaping is well-maintained, and there’s a real sense of community and family. There are plenty of parks, including Paseo Verde Park and Discovery Park, which are great for families, sports, or just enjoying a sunny day. The area is very walkable and bike-friendly too, which is a nice perk, and you will see neighbors out enjoying the community.
One of the best things about Green Valley Ranch is the amenities. For shopping and dining, you have Green Valley Ranch Station and the District. You can meet friends at one of the many restaurants, catch a movie or enjoy gambling at the casino or shop at one of the terrific stores without having to go to the Strip.
The schools in this area are highly rated. Green Valley North and most of Green Valley South are zoned for Green Valley High School. It’s consistently ranked among the top high schools in the state. They offer a wide range of Advanced Placement (AP) classes, and they are one of the few high schools that have IB classes. Part of Green Valley South and all Green Valley Ranch are zoned for Coronado High School. This is the high school both of my sons attended. They have the AP Academy for students to focus on college level classes. The school has a terrific band, students can participate in one of the many plays or one of the many sports the school offers.

East Henderson includes communities such as Cadence, Calico Ridge and Lake Las Vegas. Cadence is a master-planned community in Henderson that continues to see new home developments. Cadence is one of the Top 10 Best Selling Master Planned Communities in the nation. It offers a variety of new home construction, including single-family homes, townhomes, and a 55+ active adult community, there is something for everyone.
Tuscany Village is a guard-gated community with a huge 35,000 sq. ft. recreation center including pools, fitness classes and meeting rooms. The community surrounds the Golf Course and is great for families and retirees looking to enjoy their time golfing.
If you are looking for a resort style, feel and with views of the Lake so you don’t even feel like you are in Las Vegas, then Lake Las Vegas might be a good option for you. The community several new home communities offer options. Blue Heron has offers semi-custom and custom luxury homes. Taylor Morrison, Lennar and Toll Brothers have ongoing developments within the community. New home developments in Lake Las Vegas often cater to upscale buyers seeking waterfront properties or golf course views. Del Webb Lake Las Vegas is a gated active adult with resort-style living and an expansive recreation center. I currently have several listings in Lake Las Vegas, and we have worked are friends with the family who originally developed Lake Las Vegas. Most of my clients love this area because of the lake views, walking and biking trails and active lifestyle.
South Henderson follows the 95 free and Boulder Highway headed South toward Boulder City. Neighborhoods in the area include Foothills, Black Mountain, Mission Hills. The area is known for the custom homes on large lots without HOA’s. The subdivisions and track homes are less expensive as it pushes us further out from commercial shopping and restaurants.
Mission Hills is a bit more secluded and has a rural feel compared to some of the other neighborhoods in Henderson. It’s known for its larger lots and a more laid-back, country-style atmosphere. If you’re looking for space and a quieter environment, this could be a great fit.
The homes in South Henderson vary quite a bit. You’ll find a mix of track home developments, custom-built homes, ranch-style properties and even some equestrian estates. Many properties have extensive land, which is perfect if you’re looking for more space or if you have hobbies that require a larger yard, like gardening or keeping horses.
There are custom homes on acre lots with no HOA so you will find neighbors 4 wheeling or even riding horses.
Lennar and Tri-point have new home communities and the prices are more affordable than other areas. The area is not as developed as other areas in Henderson so you can find better value properties.
Even though it feels a bit further out, South Henderson is still conveniently located. You’re not far from the main highways, so getting to the Strip, the airport, or other parts of Henderson is relatively easy. You have easy access to downtown Henderson and water street. It offers a nice balance of being away from it all but still connected when you need to be.
Finally, on to West Henderson. This is one of the newer areas and includes communities such as Inspirada, Anthem, Seven Hills and MacDonald Ranch. I live in Anthem and love the community. We moved our family to Anthem years ago so that our sons could attend schools in the area.
Anthem has several subdivisions including Anthem Country Club, Anthem Highlands, Coventry Homes at Anthem and Sun City Anthem.
Seven Hills is a master-planned community with Italian-inspired architecture. Many of the homes have views of the strip or the Rio Secco Golf. Homes include gated communities and guard gated custom home communities. I have many clients that live in Seven Hills. They love the schools’ zones and nice neighborhoods.
Sun City MacDonald Ranch, an active adult community for those 55 and older. The homes here are designed for low maintenance, and the community offers a lot in terms of recreation and social interaction. I just sold two homes in MacDonald Ranch off Tiger Links. This street is on the golf course and the homes had golf and mountain views.
MacDonald Highlands is one of the most prestigious and upscale communities in Henderson. It’s a gated, master-planned community that offers a lot in terms of luxury, amenities, and beautiful surroundings. If you’re looking for high-end living, this place is worth checking out. The homes in MacDonald Highlands are gorgeous. You’ll find a mix of custom-built estates, luxury villas, and contemporary mansions. The Dragon Ridge Country Club is located within MacDonald Highlands. It’s a private club that offers a championship golf course, tennis courts, a fitness center, and a luxurious clubhouse.
Inspirada is a master-planned community located in Henderson. It offers a mix of residential options, including single-family homes and townhomes. Some of the new home builders include Toll Brothers, KB Home, Tri Pointe. There are numerous parks and community events such as the farmer’s market. The community attracts families and young professionals. I have several clients that have purchased in Inspirada. I recently helped a young family close on a new Tri-Pointe home. They loved the new home options and community feel.
Henderson has a neighborhood for everyone. From the upscale luxury of MacDonald Highlands and the serene, spacious properties in Mission Hills, to the family-friendly communities of Green Valley North and South, and the active, welcoming vibe of MacDonald Ranch, you’ll find a place that suits your lifestyle. North Henderson offers scenic views and modern amenities, while South Henderson provides a relaxed, suburban feel. East and West Henderson are vibrant and community focused.
