What can you buy in Sun City Anthem?

What does everyday life in Sun City Anthem actually look like?

Today, we’re touring the clubhouse, exploring the community and stepping inside two of my available listings in the community to see what buyers can expect from the lifestyle, layouts and price points.

PART 1 — Sun City Anthem

Sun City Anthem is located in the master planned community of Anthem in Henderson Nevada. It is an Age-restricted community, 55+ active adult community with homes built by Del Webb Corporation from 1998 and 2008. It is a large community with 7,144 homes with roughly 13,000 residents, making it one of the largest active-adult communities in Nevada.

Anthem Highlands retail is about 5 minutes from the entrance with Vons Grocery, Prosecco Italian kitchen and our favorite pizza place Rebellion plus they just expanded to sandwiches. I can’t wait to try them! Eastern offers additional restaurants and St. Rose Dominican Hospital is roughly 9–10 minutes.

There are 34 different floor plans from the 1,080 sq. ft. Hancock model up to the 3,175 sq. ft. Charleston, plus the villa homes and the gated part section, Pinnacle Village. Residents here know the homes by the models and often tell me, “I live in this model”. I find several of the models are popular such as the Trenton model.

Fun trivia to drop here: many street and room names (Concord, Lexington, Franklin, Trenton) are a nod to the Revolutionary War theme running through the whole community, you’ll notice it again inside the clubhouse.

Current prices range from roughly $330,000 for a smaller home to $1,195,000 for a remodeled Trenton with golf views.

PART 2 — Clubhouses and Amenities

We’re at the Anthem Center, the 77,000 sq. ft. Main clubhouse and the largest of the community’s 3 recreation centers. There is a fitness center with cardio and strength equipment, group exercise classes for all fitness levels. I have clients that recently purchased in Sun City Anthem and they love the indoor walking track here. They come during the hot summer months instead of walking around the community and they have met several other friends that do the same thing. There is ballroom for dances and events, a gallery, a computer lab, ceramics and sewing/quilting studios, a library, and billiards and card rooms.

Of course, pickleball is very popular these days and there are Tennis and pickleball courts. Sun City Anthem has more than 60 different clubs and interest groups. The are groups that play cards. I know a lot of separate women that get together to play mahjong. I just saw a post on Nextdoor asking for woman to get together at one of the homes in the community to play mahjong. One of my clients is in the woodworking club and has made some pretty amazing wood art pieces. There book clubs, and even cultural clubs for different nationalities such as Italian clubs.

HOME TOUR 1 — 2364 Baldwinville Court

We are at one of my listings here in Sun City Anthem at 2364 Baldwinville Court. This home is a Columbia model with 2 bedrooms, 2 bathrooms and 2,401 square feet. It’s single story, built in 2007, and sits on a large 9,148-square-foot corner lot. The home is listed at $600,000.

What I like about this floor plan is how open it feels. The kitchen, family room and dining areas flow together, and you also have a fireplace, a large center island, walk-in pantry and butler’s pantry. There are solar tubes bringing in natural light, central vacuum, wood blinds and an upgraded kitchen with granite countertops, custom cabinetry and stainless-steel appliances. You also have a courtyard in the front and a large backyard with plenty of room to enjoy the outdoors.

HOME TOUR 2 — 2328 Fossil Canyon Dr

Now we’re at one of my other listings, 2328 Fossil Canyon Drive. This is the Hamilton model, but this is truly a one-of-a-kind Hamilton because it is the only home of this model built with an attached casita.

Normally this floor plan has two bedrooms, but with the casita this home has 1,340 square feet, 3 bedrooms and 3 bathrooms, and it is listed at only $399,900. I think this home is a really good value, especially for someone who wants a separate space for guests, an office or a hobby room.

The home has fresh interior paint, updated cabinetry, a newer high-efficiency AC unit and a climate-controlled two-car garage workshop that could also work well for hobbies or a home gym. Outside, there is an extended covered patio, private courtyard and dedicated dog run.

Sun City Anthem has more than 30 different floor plans, and these two homes really show you the variety. Baldwinville is going to appeal to someone who wants more room to spread out and a larger lot. Fossil Canyon gives you a much lower price point and that incredibly flexible casita.

So if these were your two choices, which would you pick, the larger Columbia at $600,000, or the smaller Hamilton with the private casita at $399,900? And when you’re choosing a retirement home, what matters more to you: more space, a lower monthly cost, or having flexible space for guests?
PART 5 — The Real Cost and Lifestyle

Sun City Anthem HOA fee is $435 quarterly, which works out to about $145 per month. Pinnacle Village, the gated section, is higher, and some of the villa neighborhoods have additional assessments. That is something I always verify for the individual property because the fees can vary depending upon where you’re buying.

The homes were built in the early 2000’s so many have been remodeled and updated. When you are purchasing here keep in mind costs such as replacing HVAC units if they haven’t been replaced already.

Sun City Anthem works really well for someone who wants an active 55+ community, likes having clubs and activities nearby and wants to meet people. You’re also still right here in Henderson with shopping, restaurants, healthcare and the airport all relatively convenient. I live in Anthem and love the area.

On the other hand, if you’re moving here with younger family members, want children living permanently in the household, don’t think you’ll use the amenities, then a traditional Henderson neighborhood may make more sense for you.

So, what does living in Sun City Anthem really look like? Most of my clients that purchase here choose here for more than just the home. Buyers are also choosing the amenities, social opportunities and overall lifestyle.

The right home will depend on whether the buyer prioritizes price, space, outdoor living or proximity to the clubhouse.

If you’re considering Sun City Anthem and want help comparing available homes, layouts and costs, I’d be happy to help.
