WHAT Las Vegas Neighborhoods Will BOOM in this year?

If you’re thinking about buying in Las Vegas this year, let me give you a little secret: Not all neighborhoods are created equal! Some areas are about to absolutely take off—and today, I’m spilling the beans. I’ll walk you through several neighborhoods poised for major growth and why they’re worth watching—whether you’re buying a forever home or a smart investment. If you could live anywhere in Vegas, what would you look for—views, schools, nightlife, walkability?

HOW TO SPOT A NEIGHBORHOOD ON THE RISE

How can you tell which neighborhoods are likely to see future growth? It’s a question I get all the time—and it’s one of the most important things to consider when buying a home.

I look at areas with major commercial or residential developments happening like new shopping centers, new schools, hospitals, or major road improvements. These kinds of investments usually follow population growth, and they also help drive it. And when I see national builders buying land or starting construction. That’s usually a sign they’re forecasting strong demand. And of course, I look at historical appreciation trends. If a neighborhood has been steadily increasing in value and we start to see new investments, it may be on the edge of something big.

Today, I’m sharing the top 5 neighborhoods in the Las Vegas and Henderson area that I believe are truly positioned to boom! Watch to the end to find out the community I am ranking # 1! You might be surprised. Let’s take a look!

5 – Mountain’s Edge

This area is absolutely buzzing with activity right now, and it’s positioned perfectly in the southwest valley where so much energy is focused. It continues to be in the top 5 communities for closings in Las Vegas!

One of the biggest recent game-changers? The Durango Casino & Resort, which officially opened in December 2023. The casino has multiple restaurants and including the upscale California‑themed Summer House and even the casual “food hall” is unique as it feels like you are walking down the street with fantastic restaurant options such as Prince St. Pizza and Shang Artisan Noodle. It is beautiful with large windows and natural light. My son’s girlfriend had her college graduation party in one of the lounges with views of the pool. It has a cool fun vibe. And it’s already planning a $116 million expansion to add more casino floor and nearly 2,000 parking spots!

Right next door is UnCommons, with retail shops, restaurants, residential buildings and a central green space. It’s become a real mini‑downtown in the southwest and is helping redefine the whole neighborhood

The Mountain’s Edge Regional Park is set for a massive $40–44 million expansion funded by the Bureau of Land Management. Plans include pickleball courts, soccer fields, a community botanical garden, and a new community center!

The community sits in the southwest part of town between Henderson and Summerlin, and that makes it incredibly attractive to businesses wanting to draw clientele from both areas. That’s why you’re seeing everything from hair salons (like my hairdresser at Style and Grace) to medical offices, coffee shops, fitness studios, and more set up shop there. Attracting homeowners to the area.

And because Mountain’s Edge is just minutes from the Strip, right off the I‑15 and the Beltway, it’s an easy commute to the airport or even into SoCal if buyers are traveling regularly.

My mother‑in‑law (Nana as we like to call her) lives with my sister‑in‑law’s family in Mountain’s Edge. They love their community which has a community pool and a tightknit feel plus the like how quick it is to get anywhere in the valley.

4 – Inspirada (West Henderson)

Inspirada is one of the fastest-growing master-planned communities in West Henderson—and for good reason. There is a lot planned for the area.

There’s a major mixed-use project called Centurion at Inspirada Town Center that got the green light in early 2025. It’s bringing about 86,000 sq ft of retail space—including a grocery store, restaurants and shops

Then there’s Inspirada Station, a huge Station Casinos project. In February 2025, Henderson approved the plans for a hotel, food hall, even a bowling alley or movie theater. The Full vision will roll out over multiple phases throughout the late 2020s.

There is a lot of commercial development in the area. The new Chicken and Pickle, the Costco off Saint Rose is nearby and lots of terrific restaurants opening in the area!

The new West Henderson Hospital opened the area is becoming a future business hub with Employers like Amazon, and Formula One manufacturing are coming in.

What I really love: the community vibe. Inspirada has excellent schools and parks including dog parks, community pools, pickleball courts and more than 35 miles of walking and biking trails!

Homes range from townhomes in the low $450Ks to single-family residences starting in the $500Ks. Builders like KB Home, Lennar, Toll Brothers, and Tri Pointe are actively releasing new phases.

My client, Serach purchased a home recently here for her and her son. They love all the parks and community feel. Her son has several friends in the neighborhood, so it makes it easy to get together.
For clients looking for value, connection, and future upside, Inspirada checks all the boxes.

3 – Anthem (Sun City Anthem & Anthem Country Club)

Sun City Anthem is a vibrant 55+ community that continues to perform strongly. The median sale price is about $575K, up 5% year-over-year. Homes are sitting a little bit longer here than we have seen in the past, but it is still one of the top 5 communities for closings in the Las Vegas area!

Plus, homes in Anthem Country are always desirable, and buyers watch for properties to come available in the community. This is a guard-gated golf-is unique as it is centered around a 3-mile loop with the home surrounded by the natural landscape and golf course. I live in the community and you just don’t find that in many other communities in the area.

Anthem has convenient access to the I-15 and is conveniently located near Inspirada with many of the new developments in that area. Anthem is zoned for some of the top schools in Las Vegas. We moved my family into the area so my sons could attend Coronado High School.

I have terrific clients, Shannon and Billy that recently moved from Anthem Country Club to Sun City Anthem. They love the area and want to stay in the community, so they found a home they love with views of the strip in Sun City Anthem. They have listed their home in Anthem Country Club with us.

If you’re looking for a place that delivers in reputation, resale strength, and lifestyle appeal, Anthem is worth watching.

2 – Summerlin (West Las Vegas / Summerlin West)

I’m placing Summerlin at number 2—not just because it’s iconic, but because every time I walk through here, I feel that this is the kind of community most people fall in love with—and it keeps delivering solid growth.

This neighborhood is huge—over 22,500 acres of master-planned with split into Summerlin North, Summerlin South, Summerlin West and the 55+ age restricted community Sun City Summerlin. Downtown Summerlin has the Summerlin mall with over 125 shops like Dillard’s, Lululemon, and Crate & Barrel and hip restaurants like True Kitchen. Also, there is the luxury Regal movie theater and the Las Vegas Ballpark, home to the Triple-A Las Vegas Aviators. Nearby, Red Rock Casino Resort & Spa has its own Regal cinema, bowling alley, spa, and a wide range of restaurants including T-Bones Chophouse and Lotus of Siam.

Howard Hughes Corporation is expanding Downtown Summerlin with additional commercial developments like Whole Foods Market shopping center, plus a 15,000 sq ft of new retail space.

Finally, onto the # 1 community: Cadence

Cadence, located in east Henderson, is the number 1 community in all of Las Vegas and Henderson for sales. In fact, the community has earned a top spot (No. 3 nationally) in home sales among U.S. master planned communities!

Cadence spans roughly 2,200 acres and plans to host over 12,000 homes across varied floorplans from around 1,200 to over 4,400 sq ft, along with nearly 50-acre Central Park. The area is growing with a nearby village center featuring Smith’s Marketplace, Starbucks and EOS Fitness, and a full network of trails and schools—all under construction. And Boyd Gaming is replacing Jokers Wild Casino with the upscale Cadence Crossing, featuring slot machines, restaurant outlets, and potential for a hotel expansion as the community grows.

BONUS ROUND: WATCH LIST NEIGHBORHOODS
o Pahrump, NV — Just an hour west of Las Vegas, Pahrump offers affordability, spacious homes, and fast-growing area with affordable priced homes and lots of land.
o Southern Highlands — This lush, gated community is quietly appreciating with new development nearby and strong appeal for luxury buyers seeking value just south of the Strip.
o Skye Canyon — A rising star in the northwest valley, Skye Canyon combines new schools, parks, and modern homes with easy freeway access and room to grow.

MY ADVICE FOR BUYERS IN 2025

If you’re planning to buy this year, here’s what I recommend:

Don’t try to time the market. Find a home that works for you and your family and look for neighborhoods that will continue to have strong demand and future growth.

Know what matters most to you. Whether it’s top-rated schools, a sense of privacy, or long-term appreciation, knowing your priorities will guide the right decision.

Look beyond the house. A beautiful home matters, but understanding the direction of the neighborhood is just as important. I have seen buyers purchase new construction homes because they love models but then the area is less desirable, and they regretted several years later.
