Well, before you fall in love with the lake views and resort-style living, let’s talk about something no one tells you upfront—the many HOAs you’ll be dealing with! From gated communities to condos, and even the Master HOA, there’s a lot you need to know before moving in!
The Big Picture: Why So Many HOAs in Lake Las Vegas?
Lake Las Vegas provides an unparalleled resort-style lifestyle centered around a stunning 320-acre man-made lake. The community is beautiful with walking trails, shops the golf course!
The master association is for Lake Las Vegas as it is a master-planned community which is why the area has all of the amenities.
Within the master planned community there are numerous subdivisions, many of which are gated or guard gated. Most of these neighborhoods have a sub-HOA. There is new construction available such as Vantage by Blue Heron offering modern architecture. The new 55+ community at Del Webb Lake Las Vegas has amenities such as pickleball courts, a huge club house and neighbor events.
Of course, Southshore at Lake Las Vegas has been around for a while. This exclusive guard-gated community features semi-custom homes, townhouses, and luxury estates, many of which boast breathtaking waterfront and mountain views.
There are multiple condominium communities such as V at Lake Las Vegas, Montelago, Viierra condos, Luna Di Lusso condos and Vila Di Lago.
The homes & condos have at least two HOAs and many times there are 3 HOA’s.
Lake Las Vegas is stunning, but the HOA structure is definitely not for everyone. Some buyers are shocked when they realize just how many fees there are!
The Master Lake Las Vegas HOA is $153 per month. This covers the security patrol and maintenance of community area’s such as the lake, walking trails and landscaping. It includes some of the community events. This HOA fee applies to all residents in Lake Las Vegas, no matter what type of home you have.
Then there are neighborhood or Sub-HOA. These fees run between $50-$500/month depending on the community and if guard gated with lots of amenities it will be more. For example, Southshore is approximately $340 per month. The fee includes the Maintenance of a 24/7 manned guard gate and Upkeep of common areas, including landscaping, roads, and the Park. Many have neighborhood amenities such as community pool, tennis courts and pickle ball courts.
Now if the property is a condo there may be a third Condo HOAs somewhere between $300 – $850 per month. This fee Includes exterior maintenance condo building, insurance, elevators, community pools, fitness centers, and more. Sometimes it covers the utilities such as the water, sewer and trash. I just closed a property in Vila Di Lago and the HOA fee also included the cable/internet so double check!
The key is understanding exactly what your HOA covers, so you don’t end up paying for things you don’t even use!

There are tennis courts, pickleball courts, Pools & Spa and lot of Social & Community Events such as happy hours, poker nights, book clubs, and educational workshops.
Single: $185/month / Family $235/month
As much as I love helping clients find their dream home in Lake Las Vegas—and there truly is so much to love—it’s also important to be upfront about the realities, especially when it comes to the HOA structure. The fees are higher so make sure when looking at homes you know exactly how many HOA’s and the total fees and what is included with the fees!
Another sticking point is the strict rules and regulations. Some communities don’t allow overnight street parking, which can be frustrating for homeowners with larger families or guests. There are also limitations on what you can do with your home’s exterior—everything from paint color to landscaping often needs HOA approval. If you love personalizing your space, those rules can feel a bit limiting.
As your agent, I always walk clients through these details so there are no surprises. The key is understanding what you’re paying for, what lifestyle you’re buying into, and whether those trade-offs make sense for you. When looking at the fees also take into account what the overall savings is. The HOA fees may be $800 a month but with a condo you do not have yard maintenance, some utility fees and other savings! For many, the peace, beauty, and amenities of Lake Las Vegas outweigh the drawbacks—but it’s always best to make that decision with clear eyes and all the facts.
One of the most common concerns I hear from buyers is the cost of multiple HOA fees. I have sold several condos in Lake Las Vegas. I prepare my Seller clients that often we get concerned feedback about the multiple HOA monthly fees. I just sold a condo and the seller offered to pay a year worth of HOA fees for the buyer upfront. This really was a selling feature for the buyer, and we sold quickly!
Is Living in Lake Las Vegas Worth the HOA Costs?
It really depends on what lifestyle you’re looking for. If you’re someone who values a low-maintenance, luxury lifestyle, Lake Las Vegas might be the perfect fit. You’ll love the gated security, stunning views, and access to all of amenities the community offers. I see a lot of second home buyers, retirees, or clients who want to feel like they’re on vacation every day.
On the flip side, if you’re someone who wants more freedom to personalize your home’s exterior—or if keeping monthly costs down is a top priority—you may find the HOA structure challenging. Between the master and neighborhood fees, costs can add up quickly.
