• What is the Real Estate Market Comparison of Las Vegas vs Henderson.
• When clients contact me about moving to Las Vegas they have a lot of questions about areas. Everyone knows about the Las Vegas Strip but often don’t know about residential communities. I have some people ask if I work at a casino. Many people assume that if you live in Las Vegas you must work on the Strip. Both Las Vegas and Henderson have many master-planned communities and neighborhoods that promote family centered activities.
• Within Las Vegas is the master planned community of Summerlin. This is by far the largest community with over 22,000 acres and 125,000 residents. The community is located in the northwest area and has over 300 parks.
• Summerlin has multiple neighbors developed by different builders and offers Age restricted communities such as Sun City Summerlin and 2 new age restricted communities of Heritage by Lennar and Trilogy by Shea Homes. Summerlin has luxury guard gated communities such as The Ridges, Red Rock Country Club, Tournament Hills and Eagle Hills.
• Further North of Summerlin are several new Master Planned communities including, Providence, Centennial Hills and Skye Canyon. Located in Southwest Las Vegas are the master planned communities of Southern Highlands and Mountain’s. This area has a lot of development with restaurants and entertainment including the new Durango Resort.
• Henderson has several master planned communities such as Anthem, Green Valley, Green Valley Ranch, Seven Hills, Inspirada, Cadence and Lake Las Vegas and is known for its lush greenery and mature landscaping boasting 1,400 acres of developed parks and trails.
• There are several active-adult 55+ communities in Henderson: Sun City Anthem, Solera at Anthem, Heritage at Cadence, Terra Bella at Anthem, Sun City MacDonald Ranch, Cordera Ranch and Del Webb at Lake Las Vegas.
• Some of the luxury guard gated communities include Anthem Country Club, The Club at Madeira, Ascaya, MacDonald Highlands, Seven Hills Terrican and Venezia and Southshore at Lake Las Vegas.
Lifestyle and Community
• What is the Lifestyle and Community of both areas? Both Las Vegas and Henderson have a community feel. As the cities have grown, they merge together, and you don’t always know when you are leaving Las Vegas and
entering Henderson.
• Both Cities offer access to the Las Vegas Strip with 5-star restaurants and World class entertain just minutes way. The Las Vegas Strip offers shopping with the Fashion Show Mall, Forum Shops and Crystals.
• Summerlin offers shopping and restaurants within Red Rock Casino and Downtown Summerlin mall. Henderson has shopping within the Green Valley Ranch Resort, the District and the Galleria mall.
Educational and Family Aspects
• Both Las Vegas and Henderson have public and private school options. One of the private high schools is Gorman which is located centrally so that both Henderson and Las Vegas students attend.
• Henderson is a great place for families to reside. Henderson offers a safe and family-friendly environment. The city has consistently ranked as one of the safest cities to live. The city has several multi-generation centers, the Cowabunga Bay Water Parkwater, walking trails and parks for the family. The city of Henderson hosts several parades and numerous family-friendly events throughout the year, fostering a sense of belonging and providing opportunities for families to connect with one another.
• Las Vegas offers activities for families including the springs preserve and Wet N Wild water park.
• Summerlin hosts several parades, community events and fun activities for the full family.
Commuting and Transportation
• The I-215 connects both Las Vegas and Henderson to the Las Vegas Airport and Las Vegas Strip. You can usually get to both within 15 to 20 minutes. Las Vegas is constantly growing and under construction. My mom works for one of the largest construction companies, Las Vegas paving, and they are very busy with new projects. The 1-15 travels Along the Las Vegas strip and through the city. A large construction project named “Dropicana” is impacting the Tropicana and Las Vegas Strip as the project is set to ease the additional traffic near the Allegiant Stadium.
• Henderson is closer to California, so I do find that some clients prefer that location if they are traveling back and forth to California.
Recreational Opportunities
• Both Las Vegas and Summerlin offer outdoor activities like Golfing, hiking and biking,
• Henderson is close to Lake Mead and the Colorado River, which are good for boating, fishing, and kayaking. Henderson has Lake Las Vegas where you can enjoy water sports. There are multiple walking trails.
• While Summerlin is known for its proximity to Red Rock Canyon and its focus on active, healthy outdoor living with expansive outdoor recreational amenities, including the 200-mile Summerlin Trail System.
• What I often find is that clients who live in Henderson enjoy the area and stay in Henderson and clients that live in Summerlin tend to do the same. Either place offers an active lifestyle and family feel and both are terrific to live in!
