Why are people MOVING to Las Vegas
With an influx of over 10,000 new residents each year, Las Vegas is more than just a tourist hotspot—it’s a booming hub for new beginnings.
When I talk to people about moving to Las Vegas everyone knows the Las Vegas strip and many people even assume we must all work at a casino! There’s so much more happening here economically that’s exciting. The city has been diversifying its economy in some fascinating ways, especially in tech, healthcare, and renewable energy.
Las Vegas hosts several large annual conferences such as the massive CES – Consumer Electronics and SEMA conventions. Hoping to further the tech industry here, the city of Las Vegas has established an Innovation District for testing groundbreaking technology. This downtown location has been so successful that there are plans for another location in the Southwest.
One of the large tech companies located in Las Vegas is Switch. My brother-in-law works for the company, and they have continued to grow with locations in Northern Nevada also. Their headquarters are in Las Vegas. The company’s world-renowned data centers are focused on technology, sustainable growth of the Internet and mission-critical operations.
Healthcare is another booming sector. Las Vegas has seen several options for medical schools. The establishment of the University of Nevada, Las Vegas (UNLV) School of Medicine is a huge step forward. It’s not only providing top-notch medical education but also contributing to the local healthcare workforce. My son works for Touro University. Touro University offers healthcare degrees and is focused on positively impacting the community in healthcare and education.
Renewable energy is another area where Las Vegas is making strides. Nevada is rich in solar energy potential, and Las Vegas is leveraging this with several large-scale solar projects. The city has committed to using 100% renewable energy for its municipal facilities, and this commitment is attracting companies focused on green technology and renewable energy solutions.
For example, the Boulder Solar Power Plant is one of the significant projects providing clean energy to the area. These renewable energy initiatives are not only helping the environment but also creating jobs and stimulating economic growth.
Las Vegas will always have casinos and hospitality as a large percentage of its economy. However, the diversification into Tech, healthcare and Solar is making it a more resilient and attractive place to live and work. It’s a really exciting time to be here and to witness this transformation firsthand.
Another reason to move to Nevada is our low cost of living! Nevada’s tax structure is unique compared to most other states as we DO NOT have a state income tax. This makes a big difference in the cost of living in Las Vegas. This is a big one for Nevada and the reason we see so many people moving here. The absence of this tax is helping to bring businesses relocating here from California and other states. It makes Nevada attractive to retirees, professionals, and businesses seeking to maximize their income and financial resources.
Overall, our cost of living is lower compared to many other areas. We have seen the costs of groceries and utilities go up but as we do not have a State income tax, we are still ahead of the game compared to most other areas!
Have you been keeping an eye on the Las Vegas housing market lately? It’s been quite a ride, and as a real estate agent, I can tell you there’s a lot happening that’s worth discussing, especially if you’re thinking about buying or selling a home here.
Our values have gone up significantly over the last 10 years. After the housing crash in 2008, the market started recovering around 2012, and we have been in mostly a Seller’s market since then. The median home price has climbed steadily, reflecting the increased demand and limited supply. Over the last decade, we’ve seen a steady increase in housing prices in Las Vegas.
One of the exciting aspects of the market right now is the number of new housing developments popping up. Communities like Summerlin and Henderson are expanding with a variety of housing options. These areas offer everything from affordable starter homes to luxury estates, catering to a wide range of buyers.
In Summerlin, for instance, you have beautiful master-planned communities that include parks, schools, and shopping centers, all designed to create a self-sufficient and convenient living environment. Summerlin continues to expand and offer new construction and commercial amenities with the Summerlin Mall and terrific restaurants. Henderson has been growing rapidly, with developments that offer stunning views, great amenities, and a family-friendly atmosphere. Builders are offering new homes in developments such as Cadence, Inspirada and Lake Las Vegas.
For potential homebuyers, this is both an exciting and a challenging time. On the one hand, there are plenty of new and attractive housing options. On the other hand, rising prices mean that affordability can be an issue. However, with the variety of developments available, there’s something for almost every budget. Plus, homes here are still a good investment with the continued economic growth and diversification of the Las Vegas economy.
For sellers, the current market conditions are quite favorable. With high demand and rising prices, it’s a great time to consider selling. Properties are moving quickly, and most sellers have equity and can get a good return on their investment.
Living in Las Vegas offers such a unique lifestyle, especially when it comes to recreation and entertainment. Las Vegas has some amazing parks and outdoor spaces where you can enjoy the sunny weather.
Red Rock Canyon National Conservation Area is just a short drive from the city, it’s perfect for hiking, rock climbing, and scenic drives. The trails offer breathtaking views and a peaceful escape from the city.
Another great place to explore is the Springs Preserve is in central Las Vegas. It is a lot of fun for families. It combines nature walks, museums, and gardens to educate and entertain about the desert environment and local history. You can also enjoy one of the several water parks in Las Vegas including the Cowabunga Bay water park which offers a wave pool, a lazy river and cool water slides!
There is so much to do here. You can attend a festival such as the Life is Beautiful Festival which is Held in downtown Las Vegas, this festival combines music, art, food, and ideas. It’s one of the city’s biggest events and draws a huge crowd every year.
You can enjoy watching The Vegas Golden Knights Games. Our local community is passionate about hockey, and the games at T-Mobile Arena are a lot of fun. Now that the Raiders have moved to Las Vegas, their games at Allegiant Stadium have become a big event, with fans from all over coming to support the team.
Las Vegas is one of the top destinations for live music, with major concerts happening all the time. Big-name artists like Lady Gaga, Bruno Mars, and Celine Dion have regular shows here, making it easy to catch a world-class performance.
A big draw for so many people is our Las Vegas’ Climate and Environment. If you’re tired of dealing with cold, rainy weather, Vegas might just be the perfect place for you. Las Vegas is famous for its sunny, DRY climate. The sun shines most days of the year, which is a huge plus if you’re coming from somewhere with long, dreary winters. Growing up in Northern Nevada, the winters had a lot of snow. I remember being cooped up indoors a lot during the winters.
Here in Las Vegas, we walk our dogs and enjoy the outdoors all year long. The average high in the summer can get hot, often reaching into the low 100s, but it is DRY heat! I will take 100 degrees here vs 90 degrees and high humidity somewhere else! The low humidity makes it more tolerable than you might expect. Winters here are mild and short – you’ll rarely see temperatures drop below freezing. In fact, the winter months are incredibly pleasant, with highs typically in the 50s and 60s.
This kind of weather is ideal for those who love outdoor activities. You can hike, golf, and enjoy the outdoors almost year-round without worrying about rain ruining your plans. It’s perfect for an active lifestyle.
Now, living in a desert climate does come with its own set of challenges, particularly when it comes to sustainability and managing resources. But Las Vegas has been proactive in this area.
One of the biggest initiatives here is water conservation. The Southern Nevada Water Authority (SNWA) has done a tremendous job with programs aimed at reducing water usage. For instance, they offer incentives for homeowners to replace grass lawns with desert landscaping, which uses a fraction of the water. This program has been incredibly successful in saving millions of gallons of water each year
In addition, there’s a strong push for green building practices. New developments often include energy-efficient designs and materials, which are better for the environment and for residents’ utility bills.
Las Vegas Health care is impressive and growing rapidly to keep up with our expanding population. If you’re considering moving here, you’ll be happy to know that the city offers excellent healthcare facilities and a strong focus on wellness lifestyles.
Las Vegas is home to some top-notch hospitals that provide comprehensive healthcare services. Some of the major hospitals include University Medical Center (UMC), Sunrise Hospital and Valley Hospital and Mountain View Hospital.
In addition to these major hospitals, Las Vegas has numerous specialty clinics and wellness centers including the Comprehensive Cancer Centers of Nevada and HealthCare Partners Nevada.
Las Vegas is increasingly becoming a hub for wellness and healthy living. The city’s focus on wellness lifestyles is a significant draw for new residents who prioritize health and fitness.
Lifetime Fitness has two locations, one in Summerlin and one in Green Valley. The green valley location has new luxury apartments for individuals looking to enjoy the healthy lifestyle and relaxing at the resort-like amenities.
Other options for working out and wellness include Yoga studios, Pilates, cycling and meditation classes.
Green Valley Ranch and Red Rock Casino both have spa and wellness centers that offer a tranquil retreat with a focus on holistic treatments and therapies designed to rejuvenate the body and mind.
Museums and Galleries
Park West Fine Art Museum & Gallery is in the Forum Shops at Caesars. I attended an event here recently with Las Vegas Real Producers and won a painting by Michael Goddard. You will find local artists as well as exhibitions from renowned.
First Friday Art Festival is Held in the Arts District, this monthly event showcases local artists, musicians, and food vendors. It’s a lively and colorful celebration of local culture.
The Smith Center for the Performing Arts: This is the cornerstone of the performing arts in Las Vegas. It hosts Broadway shows, concerts, ballet, and opera. The architecture is stunning, and it’s a fantastic venue for live performances.
Community Theaters: Besides the Las Vegas Little Theatre, there are other community theaters like Super Summer Theatre, which puts on outdoor performances at Spring Mountain Ranch State Park. It’s a beautiful setting to enjoy live theater under the stars.
As you can see there are a lot of great reasons for buyers to move to Las Vegas. Las Vegas has a lot to offer that goes well beyond the Strip.
