Why Henderson, NV Is The Best Place To Retire This Year!
What’s most important to you in retirement, lower taxes, outdoor lifestyle, or access to great healthcare?
Insight #1: Cost of Living & Taxes
Let’s start with the money stuff because that is what really matters to a lot of my clients who are deciding where to live once retired. In Henderson, there’s no state income tax, which means your pension, Social Security, and investment withdrawals stay in your pocket instead of getting nibbled away by the state. Property taxes are also refreshingly reasonable compared to what a lot of my clients pay in California or even parts of Arizona, so your monthly budget feels calmer and more predictable.
I have clients, Mike and Jan that moved to Sun City anthem from California. They were able to purchase their home cash and really keep their monthly expenses low!
What that adds up to is simple: your dollars stretch further here. More room for weekend getaways, spoiling the grandkids, or just breathing a little easier knowing your fixed costs aren’t running the show. This is one of the big reasons I point retirees to Henderson first.
Insight #2: Lifestyle & Community
Henderson is a true community and genuinely neighborly. You’ll find parks, golf courses and recreation centers for active adults. And if you love a low-maintenance, social vibe, our age restricted 55+ options like Sun City Anthem, Del Web Lake Las Vegas and Heritage at Cadence. What is great about these is it is easy to meet neighbors with the beautiful clubhouses, full calendars and all kinds of activities to help you meet friends.
We have movie theatres, Costco shopping centers, restaurants like Craft Kitchen, North Italia and Hank’s. Of course, the Las Vegas strip is just 15 minutes away with 5-star restaurants, entertainment with the Allegiant Stadium hosting concerts and events almost every weekend. The sphere brings in crowds with their concerts that are unlike anything you ever experienced! We are so much more than just casinos. Sports are a huge draw now, we’ve got the Raiders, the Vegas Golden Knights Hockey, and soon we’ll even have Major League Baseball with the A’s moving here.
Insight #3: Healthcare Access
Health care is a big priority for my clients who retire. We have the new West Henderson Hospital plus St. Rose Dominican’s Siena and Rose de Lima campuses. There are multiple quick-care and urgent care locations that are open all hours. Henderson has numerous doctor offices with primary care doctors and specialty clinics like the Intermountain locations and Comprehensive Cancer Centers among them. Staying on top of appointments is simple.
Insight #4: Climate & Outdoor Living
One of the best parts of living here is the sun shines 300+ days a year which makes it easy to stay active during the winter. The summers are hot with multiple days reaching over 110 degrees, but the winters are fantastic with residents enjoying golfing, walking the dogs and just enjoying the weather. Weather-wise, Henderson hits a nice middle ground: generally milder than Phoenix in the summer and warmer than Reno in the winter. It’s the kind of climate that lets you plan your day around what you want to do not the forecast.
Insight #5: Real Estate Advantage
Henderson gives you real choice, everything from golf community like Anthem Country Club or Macdonald Highlands to 55+ communities like Sun City Anthem, Del Webb Lake Las Vegas and Heritage at Cadence or even the age restricted condos like Terra Bella.
A lot of homes are designed with single-story living in mind, plus retire-friendly touches like open-air floor plans, low-maintenance yards, and covered patios that make everyday life easier.
Value is the kicker. Compared to many California coastal retirement areas, you simply get more here more space. We have options for new construction and resale homes including age restricted communities.
Insight # 6: Terrific location
One thing I love about Henderson is how central it feels without the chaos. From most neighborhoods you’re about 15–20 minutes to the Las Vegas Strip, 25–35 minutes to Summerlin via the 215 Beltway, and roughly 10–15 minutes to Harry Reid International Airport. Getting to California is straightforward too, hop on I-15 and you’re around four hours to Newport or Huntington Beach and about five to San Diego, depending upon traffic.
