Why Washington Retirees Are Flocking To Las Vegas
More retirees from Washington are looking at Las Vegas, and it’s not just because of the sunshine. A lot of them are selling homes in Washington, taking years of built-up equity, and asking one big question:
How far can this money go in Vegas?
Today, we’re talking about why Washington retirees are considering Las Vegas, what they’re usually looking for, and what they need to think about before making the move.”
SECTION 1: Why Washington Retirees Are Looking At Las Vegas
In the thirty years I’ve been doing this, I have never seen this many buyers coming from Washington. And it’s not one single reason pulling them here there are five or six reasons stacking on top of each other. Weather is the obvious one. After the Pacific Northwest winter, walking outside in shorts in February and enjoying the winters playing golf or walking the neighborhood is a priority for many of my clients.
Of course, taxes and even politics plays a deciding factor for many of my clients.
Another big factor is equity. Washington has some of the highest home values in the country! A lot of these retirees have owned their homes for fifteen, twenty, even thirty years. That equity is sitting there, and Las Vegas is one of the few markets left where that money can retire and buy freedom instead of just buying a smaller version of the same house.
I had a couple from the Seattle area sit in my office not long ago and tell me they weren’t looking for a bigger house at all, they wanted a single-level home, no yard work, and enough cash left over that they’d never think about a mortgage payment again. Many Washington retirees are not just moving for a cheaper house. They’re moving because they want a different lifestyle in retirement.
SECTION 2: The Home Sale Proceeds Conversation
Once we get past the “why,” the next conversation is always about money. Most of the retirees I work with are selling homes that have appreciated an enormous amount, especially anyone who bought in the Seattle area more than a decade ago, where typical home values are sitting well above eight hundred thousand dollars right now. Some buyers are moving here and looking at luxury communities like the Canyon Residences in Ascaya and the Four Season Resorts in MacDonald Highlands. They are purchasing these low maintenance properties with a luxury lifestyle. I worked with a client who sold her home in Washington and was interested the Four Season Resorts in MacDonald Highlands. She loves the idea of the lifestyle there. Her husband passed away and she wants to be able to travel to spend time with her kids and grandkids in other states so this move made a lot of sense for her. There are a lot of clients purchasing at the Four Seasons from Washington.
SECTION 3: The Tax Conversation
Now let’s talk taxes, because this is usually where the lightbulb really goes off. Nevada has no state income tax. That means Social Security, pensions, 401k withdrawals, and IRA distributions are not taxed at the state level here.
Washington, on the other hand, does have a state estate tax, and it’s one most people don’t fully understand until it directly affects their family. Right now, Washington’s estate tax exemption sits at three million dollars per person, with rates that climb from ten percent up into the high teens and beyond on the value above that threshold, and Washington does not automatically combine exemptions for married couples the way federal law allows.
Nevada has no estate tax and no inheritance tax at all. Many of my clients moved not just for lifestyle, but specifically to protect what they’d spent a lifetime building for their kids and grandkids. Always talk to a CPA or tax advisor an estate attorney before considering the move. Federal taxes still apply no matter where you live, and every family’s situation is different.
SECTION 4: What They Can Buy In Las Vegas
So what does that money actually buy once you get here? In my experience, Washington retirees almost always start with the same wish list: single-story living, a low-maintenance, some kind of security, whether that’s a guard gate and often the luxury living lifestyle.
Henderson and Summerlin come up in almost every one of these conversations. Henderson has communities like Anthem, Ascaya, MacDonald Highlands, Seven Hills, and Sun City Anthem, with golf course frontage, guard-gated entries. Summerlin offers many similar luxury communities.
For clients who want to travel often or split time between two states, I’ll usually walk them through condos or high-rise living, because that lock-and-leave lifestyle means you can close the door for three months and not worry about a single thing. There is truly a product here for every version of retirement someone is picturing, and that variety is a big part of why this market keeps pulling people in.
SECTION 5: Why Las Vegas Feels Attractive
Taxes get people to start considering the move, but lifestyle is what actually gets them on a plane to come look. Las Vegas gives you roughly three hundred days of sunshine a year, and after enough gray Seattle winters, that alone changes how people feel day to day.
Harry Reid International Airport is a huge piece of this too. It’s a direct flight of under three hours back to the Seattle area, which matters a lot to my clients who still want to see grandkids or fly home for the holidays. And I have a lot of clients tell me their kids and grandkids love to come to Las Vegas visit. Once you move here, you will get a lot of guests visiting you! We also have so much for retirees to do here. We have world class entertainment and restaurants that don’t exist in many other retirement destinations.
The taxes may get people curious, but the lifestyle is what makes them stay interested.
SECTION 6: The Mistakes Washington Retirees Should Avoid
After thirty years, I can tell you the mistakes almost always look the same. The first is underestimating our summer heat. I’ve had clients tell me they’re fine with hot weather, then move here in July and realize a hundred and ten degrees is a very different experience than anything they dealt with in Washington. I also see people buy too much house out of excitement, without thinking through healthcare access, or without planning for the fact that family and friends will want to visit constantly, which means guest space matters. But the single biggest mistake I see is assuming every community here feels the same. I had a client fall in love with Anthem online, and then we toured Summerlin and Southern Highlands the same weekend, and she told me she felt like she’d looked at three completely different cities. The biggest mistake is assuming every Las Vegas community feels the same. They don’t. Henderson, Summerlin, Southern Highlands, Anthem, and high-rise living all offer very different lifestyles, and the only way to know which one fits is to actually walk them.
SECTION 7: Best-Fit Buyer Profile
So, who is this actually a great fit for? In my experience, it’s retirees who want sun, who are sitting on strong home equity from Washington, and who genuinely want a lower-maintenance chapter of life. It’s golf and entertainment lovers, part-time residents who want a warm-weather home base, and anyone who values having no state income tax and no inheritance tax with an easy airport to fly in and out of. On the flip side, this isn’t the right move for everyone. If you truly hate heat, if you need lush green landscaping outside your window every day, if you want a walkable neighborhood on every corner, or if you’re expecting very low summer utility bills, Las Vegas is going to disappoint you. And if you haven’t sat down with a CPA or estate attorney to understand your specific tax and healthcare picture, you’re not ready to make this move yet, no matter how good the equity math looks on paper. My job isn’t to convince everyone to move here, it’s to help the right people make a smart, informed decision.
