Best Las Vegas Neighborhoods for 50+ buyers beyond Sun City

Best Places to Live in Las Vegas If You’re 50+

If you’re over 50 and thinking about moving to Las Vegas… you’ve probably heard of places like Sun City Anthem or Sun City Summerlin.

But what a lot of people don’t realize is… there are actually several great options depending on the lifestyle you want.

So today, I’m going to walk you through three different areas you should consider… and how to figure out which one actually fits you best.

NEIGHBORHOOD #1 – Del Webb at Lake Las Vegas

Del Webb at Lake Las Vegas feels more like a resort lifestyle. This community has become incredibly popular with buyers over 55 who want beautiful views of the Lake and brand-new construction homes.

The homes have modern open floor plans, energy-efficient features and appliances, and lower-maintenance desert landscaping. There are a few new homes available in the mid to high $400,000s price range and several homes listed in the $500,000’s. There are some even as high as over $1,000,000 with the highest currently listed at $1,495,000. This home is a Voyage model with 2,788 sqft and full views of the lake.

The Del Webb Lake Las Vegas Homeowner association fee is $215 a month and the Lake Las Vegas mater fee is $153 per month so a total of $368. This includes access to the club house, pools, fitness facilities, pickleball, clubs and social events in the community.

The lifestyle here feels very peaceful and outdoors focused. My client Joe rides his bike on the trails several times a week and stays very active and fit. I often see people walking along the trails. Many of my clients are golf members and members of The Lake Las The Sports Club which has pools, tennis courts, pickleball courts, fitness classes.

The Village is seeing more shops opening. There are events throughout the year. My husband John and I went to a car show there last weekend and it was a lot of fun.

I recently had a couple relocating from California who originally thought they wanted Summerlin. After spending one afternoon at Lake Las Vegas sitting near the water and walking into some of the new model homes, they fell in love with the area and bought here instead because it felt peaceful and they liked the new homes.

Now, there are trade-offs too. The biggest one is location. While it is still Henderson, Lake Las Vegas is further out. For some reason the traffic to Lake Las Vegas seems to move very slow. You’re not five minutes from Costco or The District like you are in Anthem or Green Valley.

The nearby Cadence master plan community is bringing in more commercial stores, shopping and restaurants which is helping.

Who is this best for? I would say Del Webb at Lake Las Vegas is ideal for buyers who want a quieter luxury lifestyle, Lake views, newer construction, and an active outdoor environment. It’s especially great for people who love golf, walking, fitness, entertaining outdoors, and the feeling of being away from the hustle while still being close enough to enjoy everything Henderson and Las Vegas offer.

NEIGHBORHOOD #2 – Terra Bella Condos

Now let’s talk about something completely different and that’s Terra Bella Condos. The community is a gated, age-restricted 55+ condominium community located in Anthem in Henderson. The community sits near Sun City Anthem but has its own amenities and club house. Many residents choose Terra Bella because it offers newer homes built in 2022. I recommend this community all the time for buyers who are tired of maintaining a large house, want to travel often or simply do not want the upkeep anymore.

I love this community and have more sales in the neighborhood in the last year than any other agent. I have many buyers who purchased in Terra Bella and downsized from larger homes in Anthem Country Club and the Club at Madeira Canyon.

One couple I worked recently had a larger two story home with a pool in Anthem Country Club. They sold their home paid off that mortgage and purchased in Terra Bella for cash. They now are debt free with a low maintenance home and look forward to traveling after they retire this year.

The community started in 2007, then Lennar finished out the majority of the community in 2022. The buildings have 3 floors with an elevator for access to the higher floors. . The homes are single-level homes with garages on the first floor. Each building has an open area in the center for residents

There was a low sale at $385,000 which was on the 1st floor with a single car garage. The highest sale recently was $815,000 for a home located on the 3rd floor with strip views and a 2 car garage.

Terra Bella Homeowner Association dues are currently $400 a month which includes the maintenance of landscaping, club house, pool, gate plus the community events. It also includes maintenance of the buildings, including the elevator. It includes your water, trash and sewer bill. You really do get a lot for this fee! The community is well maintained, the common areas are taken care of.

The lifestyle here feels quieter and more relaxed than a large master-planned 55+ community.

One thing I personally like about Terra Bella is that the homes easy maintenance. You do not have to worry about landscaping or yard maintenance. Utility bills are low. In Las Vegas especially, utility bills can become very expensive in large homes during the summer, so downsizing can create real financial savings too.

Now, let’s talk about the trade-offs. Terra Bella has had financing challenges over the years due to construction defect litigation. These types of litigation are very common for condo communities in Las Vegas. The lawsuit is being settled and I do expect that to have a positive impact on values as buyers will be able to get FHA, VA and loans on the property again. Right now there is only one lender that I know currently that finances in the community. This is important to know and exactly why you want to work with a local experienced agent who understands these condo communities because not every lender knows how to handle them properly.

The biggest advantages are definitely low maintenance living, affordability compared to nearby single-family homes, and the great location. For buyers who want to travel more, simplify expenses, or just make life easier, Terra Bella checks a lot of boxes.

Who is this best for? I would say Terra Bella is perfect for someone who wants convenience, lower maintenance, and a more affordable option in Henderson without sacrificing location. It’s especially ideal for snowbirds, frequent travelers, single buyers, or couples downsizing from larger homes who still want to stay close to everything they already love about Henderson.

NEIGHBORHOOD #3 – Anthem Country Club

Now if you’re over 50 and you’re not looking for a traditional 55+ community, Anthem Country Club is one of the first places I would tell you to look at in Henderson. I live in Anthem Country Club. My husband John and I absolutely love it here. I’ve seen firsthand why so many people move here and never want to leave. I have clients right now that wanted to downsize as their kids have moved out and they are empty nestors. They are purchasing another smaller single-story home in here. It happens all the time. My clients love it here and stay here either purchasing a larger home or downsizing into a smaller home when things change. Once people experience the lifestyle, they get it. A lot of my friends live here, many of my clients have moved here from California, Washington, Arizona, and other parts of Nevada and they love it here.

What Anthem Country Club is really known for is luxury living with a strong sense of community. One thing that surprises many buyers is the age range here. There are plenty of people over 50, but it does not feel age restricted at all. You’ll see active couples in their 50s, retirees in their 70s, and even younger families mixed throughout the community. It feels very balanced.

We have smaller single-story with a closing earlier this year at $585,000. Currently we have lower inventory in the community, and the lowest priced available listing is $700,000. I currently have a home listed for sale at 26 Emerald Dunes for $735,000. The home is remodeled and upgraded. It is a single story with 1720 sqft. The median sale price is $1,575,000 but there is currently a high sale in escrow at $9,998,000.

A lot of the homes were built in the late 1990s and early 2000s, so buyers need to understand that some homes are beautifully remodeled while others still have more original finishes. I spend a lot of time helping clients understand which homes are priced appropriately based on updates because remodeling costs in Las Vegas have increased significantly over the last several years.

The lifestyle here is one of the biggest reasons people choose Anthem Country Club over other areas. There is a 3-mile loop that is great for walking and getting exercise. You can be as social or as private as you want to be. Many residents are golf and social members. My husband and I are social members, and we enjoy the activities and fun dinners. I like Bunco with the ladies once a month, themed dinner nights and yoga at the gym. The social and golf memberships are optional and an additional cost.

Now, let’s talk about the trade-offs because no neighborhood is perfect. First, this is not inexpensive living. HOA fees, club memberships if you choose to join, and maintenance costs are higher than many standard neighborhoods in Henderson. Some buyers also realize that because the homes are older, they may need updating and remodeling. Another thing to understand is that while the community is very social, it is not a true 55+ environment, so if you specifically want age-restricted living with nonstop organized activities, Sun City Anthem may fit better.

One thing I always tell clients though is that Anthem Country Club has held its value extremely well over time because of the location, guard gate, golf course lifestyle, and strong reputation in Henderson. Even during shifting markets, this community tends to remain one of the most desirable areas for luxury buyers.

The biggest advantages are definitely the location, security, views, and lifestyle balance.

Who is this best for? I would say Anthem Country Club is ideal for buyers over 50 who still want an upscale active lifestyle, beautiful surroundings, and a luxury guard-gated environment without being in a traditional retirement community. I had a recent client who moved here after losing her husband, and she was very nervous about starting over somewhere new. Within six months she had joined the club and met friends. I talked to her recently and she is staying busy which is important to her.

The community is also great for someone who wants to be close to the amenities within Anthem and off Eastern. This community is close to the I-15 and the first exit headed to California, so it is great for my California clients that still travel back and forth.

BONUS — How Do You Choose Between These Areas?

Communities like Terra Bella are great if you want easy living, less upkeep, and the ability to travel without worrying about a large home. Areas like Anthem Country Club work better for buyers who still want larger homes and a luxury lifestyle and Del Webb Lake Las Vegas is great for buyers looking for new construction and the resort lifestyle of Lake las Vegas.

These are some great options for my 55+ clients. I also have a lot of clients and friends that love Sun City Anthem and want clubs, fitness, pickleball, golf, and built-in social opportunities.

One thing I’ve learned after helping buyers for nearly 30 years is the happiest buyers usually choose the lifestyle first and then the house.
