Thinking about moving to Henderson? Well, Green Valley Ranch has been one of the most popular master-planned communities for decades and today I’m sharing the top 5 reasons people move here.
Reason #1: Prime Location
One of the things I love most about Green Valley Ranch is the location. It’s just so convenient! I’m in the neighborhood all the time, and you can truly get anywhere in the valley with ease. I hop onto the 215 from Green Valley Ranch Parkway exit or Pecos exit several times a week heading home from other appointments.
I have three listing in Green Valley Ranch so when I’m out showing homes, I often swing by Pressed Juice at the District for a smoothie on the way to another appointment or if I have a lot of time between appointments, I like to meet my husband at North Italia or one of the other restaurants and maybe even do some quick shopping while I am there.
It’s also easy to head to McCarran Airport in about 15 minutes or to Summerlin hopping on the 2-15.

Reason #3: Great Schools & Family-Friendly Feel
Green Valley Ranch has such a wonderful family-friendly vibe. It’s one of the reasons so many people fall in love with this area. You really notice it when you’re out walking around the parks or in the neighborhoods that it truly is a friendly community.
The schools are another big draw. My clients, Emily and Landon moved into Green Valley Ranch with their young kids who attend Twitchell elementary school. She walks the kids to school and to pick them up. It is their favorite time of day getting to enjoy the outdoors and talk about their day. She has also met several other moms with kids at the school that now are a mom group.
The middle school is Bob Miller Middle School, which is a great school, and it is zoned for Green Valley High School or Coronado High School. Both are great schools with AP classes and Green Valley High School also has IB classes. One of the few schools that offer those advanced classes. My sons attended Coronado High School, and we loved it.
Many Families I know have their kids attend Coral Academy, Pinecrest, and Henderson International all within a short drive.
I had a listing recently that was right by the school. It was great to see the neighbors chatting and waiting to pick up their kids. I often see family’s in the parks, and kids riding bikes. It really has that connected, family-oriented feel.
Reason #4: Housing Variety
One of the things I really love about Green Valley Ranch is the range of homes you’ll find here, it truly offers something for everyone. Whether you’re a first-time buyer, moving up, or looking for something custom and luxurious, the community offers everything.
The condos at Bella Vista start in the mid-$300,000s, the single-family residences start in the $400,000s, with the median sale price around $620,000. There are numerous gated and communities and most of the neighborhoods have walking access to the parks and amenities.
There are also unique custom homes tucked in the community at the Guard Gated Green Valley Ranch Estates. This small community has just over 80 homes. I actually have two listings in there right now; one listed at $1,850,000 and another at $2,500,000 both have large lots and one even has an indoor pool!
The condos in The District are another unique option. Many have views of the strip or the District shops. I have clients that recently sold his condo there. He used it for work and enjoyed the views while working in the unit and would often meet clients for coffee downstairs. He loved it.

The District at Green Valley Ranch is really the heart of it all. They host Movies on the Green, The Makers Hive Market, farmers’ markets, Monster Mash on Main around Halloween, and even classic car shows, there was actually one just yesterday! It’s such a fun spot where people gather to enjoy live music and watch their kids play in the splash pad water. Whether you’re walking your dog in the morning, meeting friends for coffee or attending one of these events, you really feel that neighborly energy.
And I have to say, my two listings in Green Valley Ranch Estates highlight what I love most about this area. During Halloween, the streets are absolutely packed with kids and families and it’s one of the most fun neighborhoods in Henderson! Everyone decorates, people sit out on their driveways handing out candy, and there’s such a joyful, festive feeling. Then when the holidays roll around, the lights go up, neighbors host get-togethers, and it just feels magical.
When someone moves here, they often say it doesn’t take long to feel rooted — because the people, the events, and the spirit make it easy to call Green Valley Ranch home.
