The Ultimate Henderson Community Map: 7 Neighborhoods You Need to Know

“If you’re thinking about moving to Henderson, one of the hardest parts isn’t finding a home it’s figuring out which community actually fits you.”

“So today, I’m breaking down seven Henderson communities you need to know, from newer master-planned neighborhoods to golf communities, luxury areas, and some of the city’s more established locations.”

LOCATION 1 — GREEN VALLEY RANCH

This first one is one of my absolute favorite places. There are so many great reasons why this is a terrific neighborhood. It is a master planned community with mature landscaping and lots of green parks, walking trails, and easy access to the I 2-15. The community is planned around the elementary schools that are walking distance to many of the neighborhoods.

The District at Green Valley Ranch has Whole Foods and restaurants like the Cheesecake Factory, Kings Fish House plus shops including Anthropologie, Lululemon and Potterybarn. The Green Valley Ranch Resort casino is connected to the District with additional restaurants, gaming and a movie theatre. When our team has birthday lunches or my husband and I go on a date night, the District at Green Valley Ranch is often our choice.

Homes currently listed for sale start at $349,000 for the town homes and up to $2,800,000 for a custom home in the guard Gated Green Valley Ranch Estates. The master planned HOA fee is $75 a month with several neighborhoods having an additional sub-HOA fee.

I sell and work a lot in the community. I have clients that purchased a home here recently because they could walk their daughter to the nearby Twitchell Elementary School. They love that everything is nearby. They had originally wanted new construction but after we toured brand-new communities and then came here and saw the mature trees lining the streets, she said, “this feels like a neighborhood where I want to raise my kids.”

LOCATION 2 — SEVEN HILLS

Seven Hills is another master-planned community. The community has the Serket Golf course (formally the Rio Secco Golf Course) running through it. Many of the homes have views of the strip or golf course. There is a wide variety of homes and prices within Seven Hills. Prices currently start at $448,000 for a 1,242 sqft home up to $6,750,000 for a large custom home with over 8,000 sqft on the golf course and located in the guard gated Terracina custom home community in Seven Hills.

I have sold numerous homes in Seven Hills and one of my absolute favorite neighborhoods in the community is Renaissance. It is a guard gated community. I have a listing on Botticelli in the community right now. It is a single story with 2,840 sqft, views and a pool and listed for $1,249,000.

Seven Hills has a great location near Saint Rose Parkway and Eastern. Many of the homes are zoned for terrific schools such as Coronado High School which is desirable. There are also some fun little details people don’t always know. The parks have names like Sonata Park, Puccini Park and Vivaldi Park, which fits with the Italian-inspired theme of Seven Hills. Sonata Park is a very nice park, and our company holds its annual Charity Cornhole tournament there. The community has terrific trails, sports areas, playgrounds and lots of open grass.

LOCATION 3 — MACDONALD HIGHLANDS

Now we’re moving into a completely different category of Henderson real estate: MacDonald Highlands. This is one of our premier luxury communities. This is a large guard gated neighborhood with the DragonRidge Country Club at the center of the community. there. The community has contemporary custom estates with dramatic architecture and incredible elevated lots with full views of the views of the valley and strip. There are modern custom estates built by Blue Heron. There are semi-custom SkyVu homes built by Christopher homes with glass sliding doors to see the views of the full valley and it also has the high-rise development, the Four Season with luxury residences. There is a wide variety of luxury homes within the community.

I’ve driven clients up here and it never fails they’re stunned that this level. I have clients that I am working with now looking in the community and he loves the modern feel of the community and active lifestyle the neighborhood has.

“Hi, my name is Leslie Carver, and I’m a real estate professional here in the Las Vegas and Henderson area. If you’re thinking about moving, buying, or selling here, make sure you subscribe because I share community tours, market updates, and everything you need to know about living in Las Vegas and Henderson. And we still have four more Henderson communities to go, so let’s keep going.

LOCATION 4 — SUN CITY ANTHEM & ANTHEM COUNTRY CLUB

Sun City Anthem and Anthem Country Club are both located in the master planned Anthem Community. Sun City Anthem is an established 55-plus active-adult community. It’s huge, with more than 7,000 homes, and what attracts many buyers is all of the amenities and easy way to meet your neighbors that comes with living in the community.

There are 3 Community Centers including the main Anthem Center which alone is about 77,000 square feet. There are fitness facilities and classes, indoor and outdoor pools, pickleball, tennis, indoor walking track, activities, events and even a full-size theater. Plus, there are over 60 clubs for members to join and people with similar interests, so when people tell me they want an active retirement, I explain that Sun City Anthem can almost become its own little world.

Current prices range from roughly $330,000 for a smaller home to $1,195,000 for a remodeled Trenton with golf views. I sell quite a few homes in Sun City Anthem, and one thing I see is that buyers come in with very different priorities. Some want the views. Some want a smaller home they can lock and leave when they travel. Others want a larger single-story home or a casita because they want space for guests. And because the community is established, you have a wide range of resale homes from very original homes to properties that have been completely remodeled.

ANTHEM COUNTRY CLUB

I live in Anthem Country Club, so this is one I know extremely well. Anthem Country Club is a guard-gated residential community, built around the Anthem Country Club loop and private golf course.

What I love about Anthem Country Club and one of the reasons we’ve lived here for so many years is the setting. You have mature landscaping, rolling streets, golf-course views, mountain views and many homes have incredible Strip views. It feels very peaceful once you’re through the gates.

The club itself has golf, fitness, swimming, tennis, pickleball, dining and a very active social calendar. Golf membership and the homeowner’s association are separate, which is something I always make sure buyers understand when they’re comparing costs. Currently prices start at $669,000 which is my listing on Emerald Dunes that just reduced to that price and go up to $5,950,000 for a large custom home listed for sale on Club Vista.

LOCATION 5 — THE CLUB AT MADEIRA CANYON

Club Madeira is in the master planned community of Madeira and tucked up against the mountains on the south end of Henderson, and I think this is one of those communities that a lot of people relocating here simply don’t know about. Now that Inspirada connects to the area, it has made it easier to get in and out of the area.

This is a guard-gated community and residents have their own clubhouse with a fitness center, resort-style pool and spa, tennis and basketball courts, and other recreational amenities included in the HOA fee.

The community has single-story and two-story options, and many are larger move-up homes with three-car garages, courtyards, casitas or larger lots. Construction in the broader Madeira Canyon area started in the mid-2000s, with Pulte developing much of the community and Richmond American later building additional homes. Home prices currently start at just under $800,000 and go up to $1,500,000.

We have clients currently in escrow on a home here on Josephine. They looked at several communities, and I even took them out to lunch at Anthem Country Club. They ended up writing an offer for a home in the Club at Madeira. This is going to be a second home for them here and they love the idea of the guard gated community and amenities included with the HOA fee and not an additional membership cost.

Inspirada is a master planned community located in the west part of Henderson with new home construction. The community was developed starting in 2006 across roughly 1,800 acres with more than 600 acres of parks, plazas, and walking and bike trails, community pools and a splash pad.

There are new homes available from builders including KB Homes, Toll Brothers and Lennar homes, so if you’re considering new construction, this is absolutely one of the areas I would have on the list. Home prices here run from the $380,000s for townhomes up to well over $1.1 million for luxury estates.

And one local tip: don’t just walk into a model home and start the process without your realtor. I go with my clients because we want to compare the builder incentives, lot premiums, upgrades and final price with what you could buy on the resale side. I can also help you to confirm and negotiate with the builder on some of these items. Especially on standing inventory. Sometimes new construction makes more sense, and sometimes a two- or three-year-old resale with the backyard, window coverings and upgrades already completed is the better value. I am here to help you find the best home for your needs.
LOCATION 7 — CADENCE

Finally, we have Cadence. Cadence is also a newer master-planned community, but it is on the east side of Henderson near Lake Mead Parkway, so geographically it gives buyers a very different option than Inspirada.

This is a large community of about 2,200 acres with a lot of new ongoing construction and a wide variety of housing styles. Since breaking ground in 2014, builders like Lennar, KB Home, Century Communities, Beazer, and Toll Brothers have built thousands of homes and still offer new home construction for buyers looking to purchase new. One of the major features is its nearly 50-acre Central Park, along with trails, and individual neighborhood parks. Prices start in the low $300,000 for townhomes and go up to just under $800,000s for Toll Brothers’ larger luxury plans.

Cadence puts you on the east side, closer to historic Water Street, Lake Mead and that side of Henderson. There is a lot happening in the area including a planned Cadence Casino.

So which Henderson community is the best? There really isn’t one answer. I always start asking questions. Where will you work? Do you golf? Do you want new construction? Do you want restaurants nearby? Are you looking for 55-plus? Those answers can narrow these seven areas and help to figure out what works for you. Green Valley Ranch feels completely different from Inspirada, and MacDonald Highlands is going to attract a very different buyer than Sun City Anthem. That’s why understanding the communities before you start looking at homes can make such a big difference.
