Things To Do In Green Valley Ranch Henderson, NV.
Green Valley Ranch is one of the most popular areas in Henderson and one of the biggest reasons is just how much there is to do here. It is one of my favorite places!
From great restaurants and shopping to parks, entertainment, and just fun spots to hang out, this area really offers a lot for us locals and for buyers looking for a great neighborhood to move to in Henderson and Las Vegas. Today, I’m going to show you some of my favorite things to do in Green Valley Ranch and why so many buyers choose to live right here.
SECTION 1 – THE DISTRICT AT GREEN VALLEY RANCH
This is absolutely one of my favorite areas in all of Henderson. I’m at The District at least once a week! I have my favorite shops for those quick stops whether I need a last-minute gift for a client (I love Williams-Sonoma or Pottery Barn) or just browsing between appointments at Anthropologie and Lululemon. It’s perfect for when I need an outfit fast. And then, of course, some of our favorite restaurants! When our team does birthday lunches, we’ve done North Italia for Danielle’s birthday or King’s Fish House with Kendall—oh, and we love their butter cakes for dessert!
Across the street, The District continues with Whole Foods for healthy options, and Settebello Pizza is my husband’s favorite! We’ve been going there since before it was in The District. If you haven’t tried it, you’ve got to and trust me, order your own pizza because the crusts are very thin and the pizza is made in their wood fire oven so you will eat it all. We’re going this week for my son Brad’s birthday lunch! Can’t wait.
SECTION 2 – GREEN VALLEY RANCH RESORT
We love going to the Green Valley Ranch Resort & Spa. It’s got a movie theater, so when a new movie’s out, that’s where we go. We like having a fun evening with dinner there at Pizza Rock and then watching the movie. Hank’s is our go-to for a nice steak dinner for date night or family outings. Plus, there’s gambling for a fun evening out. Locals love the pool area, with a walk-out beach pool. You can rent a cabana for the day. We used to do staycations with the family, get a room, and spend the day at the pool with the kids. It’s like a mini vacation. We often have dinner at Blue Ribbon Sushi which has some of the best sushi in town.
And the spa! The Green Valley Ranch Spa by Well & Being offers personalized experiences. I gave one of my assistants a gift card for the spa, and years ago, I took the team for a special spa day. I love their facials and they even have weekday wellness deals. You can get membership for $300 a month, with access to the spa and private pool.
SECTION 3 – PARKS & MULTIGENERATIONAL CENTER
One of the great things about Green Valley Ranch is that it has so many nice parks. They call it “Green” for a reason—it really is such a green area. You’ve got Paseo Verde Park, Cornerstone Park, Discovery Park, along with walking trails, green spaces, dog parks, and playgrounds all throughout the community. When my son was in high school at Coronado High School, his track team would meet at 5 a.m. at Paseo Verde Park. It was such a great area for them to run, they would start there and go about 3 to 5 miles through the walking trails. I still see families out all the time, kids at the parks, people walking the trail.
I recently had a client who moved specifically to Green Valley Ranch because her mom group would meet in the mornings after dropping the kids off at school and go for walks. She lived in a different neighborhood and she wanted to be closer so she could easily meet up with her friends and be part of that.
Another great feature here is the multi-generational center. It has both an indoor pool and an outdoor pool, and the outdoor pool is so much fun for kids. It’s almost like a smaller version of a water park—with waterfalls, slides, and interactive water play features. There’s even a pool party area for birthdays and events. When my kids were younger, we would go there on weekends just to get out of the heat. It was such a great place for them to play and for us to spend time together. They also offer swimming lessons, and they have a gym with classes, including pickleball, along with other adult classes. There’s even a demonstration kitchen and a jogging track. And right next to that is Lee’s Family Forum, which hosts the Henderson Silver Knights hockey team. That’s a really fun place for a family night out to go watch a game.
SECTION 4 – SCHOOLS & LIFETIME FITNESS
Green Valley Ranch was one of the first master-planned communities in Henderson, and when it started, there really wasn’t anything like it. They thoughtfully planned out where the schools were going to be, where the parks would go, and how the community would grow over time—and you can really feel that when you’re here. Green Valley Ranch has some of the best schools in Henderson, all tucked right within the community. The elementary schools. zoning can vary a bit but some of the common ones are Vanderburg Elementary, Twitchell Elementary, and Lamping Elementary. What I love is that I see homeowners walking their kids to school, and they really get to know their neighbors. There’s just such a strong community feel because of that.
For middle school, it’s typically zoned for Bob Miller Middle School and Del Webb Middle School. My youngest went to Del Webb, it’s a great school, and that’s where he really started his love for playing the drums. He now is the drummer in 2 bands while attending college!
The area is zoned for Coronado High School, which both of my sons went to. It’s one of the top high schools in Henderson. Depending on where you are in Green Valley Ranch, some homes are also zoned for Green Valley High School, which is another great option. They offer IB classes and some really strong higher-level programs.
Another fantastic benefit is the nearby Lifetime Fitness. It’s not just a gym, it’s got an expansive fitness floor, indoor and outdoor pools, personal training, group fitness, a spa, and even a café, it’s a whole lifestyle hub!
We were members there for many years, and my son Brad used to be a lifeguard there, so it’s a place where we’ve spent a lot of time as a family.
They’ve even built Lifetime Living, new luxury apartments right here in Green Valley Ranch, so you can literally live there and have all the fitness amenities at your doorstep. I have heard several athletes with some of the professional teams we have here now are living there.
SECTION 6 – REAL ESTATE PERSPECTIVE
From a real estate agent perspective, this community really stands out. Values have continued to grow, and it’s a very popular place. Demand has stayed steady, and buyers are watching for homes to come available. I currently have a property listed for sale in Green Valley Ranch right now in the Green Valley Ranch Estates, which is a guard-gated community of just around 80 homes, custom homes that are beautiful. Buyers absolutely love that neighborhood, and I know it’s very popular for trick-or-treating. I also have a home in escrow in Green Valley Ranch on Hidden Hollow in Fountain Hills that is 3,571 sqft for $800,000. It is in a nice gated community.
Green Valley Ranch has townhomes, single-family residences, and custom estates. The price range starts with townhomes and smaller properties, with the minimum price right now around $340,000. The highest price right now is $2.5 million, which is my listing in the Green Valley Ranch Estates on Coral Ridge. The median sales price in the community is $540,000, but the average price is slightly higher, right around $605,000. Currently, homes are selling at about 98% of the list price, and the average days on the market is right around 34 days.
The Green Valley Ranch master HOA fee is $75 a month, and then some communities do have a sub-master or sub-HOA fee in addition as well.
Homes in Green Valley Ranch were built starting around 1995 through about 2000, so they are a little older. Many of the homes have been upgraded, updated, or remodeled. Keep in mind when you’re looking, though, that if they haven’t been updated, you may want to take into consideration costs like new HVAC systems or roof updates if those haven’t been completed previously.

SECTION 6 – WHY PEOPLE LOVE LIVING HERE
After helping so many buyers move into this area, I hear the same thing over and over about why people choose Green Valley Ranch. First, it’s got such a great location. You can hop on the 215 and be at work quickly, whether it’s the Strip, Downtown, or even Summerlin. Henderson’s convenience means you can also hop on the 15 and head out of state. People love the community feel—the walking trails, parks, and the fact that all these amenities are right in the community. I don’t see many other master-planned areas in the Henderson area with shopping integrated like we have with The District and Green Valley Ranch. It’s got amazing schools. It’s convenient, and it draws families and individuals together. That’s why people love living here!
